    Meet Ivan, an Informatics Nurse with a net worth of $300,000. Ivan is the third guest in our Road to FIRE series. He joins us with a background in informatics and a desire for FIRE. He and his wife are Filipino nurses who moved from Missouri to Fresno, CA with the aim of reaching FIRE status.

    I forgot to mention, we have 0 debts. We sold our previous home so I didn't have to apply for student loans. Our two vehicles are paid off as well.

    Great video Jason! I was interested you said you borrowed for the down payment for your home and also owed on a car and student loans. Was it difficult obtaining a mortgage? I’m in California and am a nurse trying to pay down some debt so I can buy. I thought I’d have to be pretty much out of debt and saved for a large down payment in order to buy. I’m paying a high rent $3000/ month for a one BR and would much rather be putting that towards a home.

      I definitely wouldn't recommend getting a loan to use as a down-payment because you'd be taking a huge risk if you end up defaulting on the loan. Also, if I could do it now, I would apply for an FHA loan because there is no income limit to qualify for an FHA loan and you can get a loan of up to $675,050 to purchase a home in Sacramento County. You should look into FHA loans first, then consider your other alternatives.

    I love watching your videos. I have been a nurse for 3 years. Last year I worked between 70-80hrs a week, because I wanted to pay off my home, which I did. I made 130k by myself last year. I live in Indiana and right now my home is worth 400k. I want to move to Cali in 1-2 years. I want to be able to save enough money to buy our home cash or to not have to borrow so much money. My husband is not a nurse and I make a lot more than he does. I am nervous we wont be able to save money for retirement with only me bringing the most income. I want to live in suburbs, so we can have a bigger home for a lesser price, since we are a family of 4. Do you think we should wait more than that time and save more money to be able to buy our home cash? Do you think we would be able to save money if our home is paid off? I am just worried about the cost of living being so high in Cali.

      The fear you have is the same fear many families have prior to moving out here. I'll put it this way: 1. None of my coworkers are struggling financially. 2. Many of my coworkers are single income earners with stay-at-home spouses.
      I have a coworker that has 4 children, stay-at-home husband, has a net worth of $800k, $70k in an emergency one, $40k in a sinking fund, a we she bought for $550k, AND she pays child support. She does all of that while working 24 hours per week and picking up 4 to 8 hours of overtime every now and then.
      So, I think you'll be more than OK. Especially because you guys are practically debt free.

      I just finished nursing school in Nashville, Tennessee. I was thinking about buying a house in Indianapolis and possibly working there, yet i fear that I won't be able to find competitive pay. Would you recommend buying a home near the downtown area and do you have any advice if I want to ICU in Indiana.

    And for the advice for people who want to be a nurse, i forgot to mention, just find a spouse who is a nurse lol 😂
