Thanks for highlighting Elk Grove. We moved here in 2017 from Fremont in the Bay Area and purchased a home in a new build near to where you visited. We are very happy living in Elk Grove due to the safety, sense of community and all of the new businesses and amenities it offers. Yes - the school system is excellent from our personal experience. But we don't want to say too many good things about it because it could get too crowded.
My dad bought a new house there in 2016, build from ground up. About $400k. Unfortunately had to sell a year later. Then in 2021 bought one on the market in a gated community for $425k. Best investment my dad made. Great environment, beautiful weather, developing city, and not the price of the Bay Area!!!
How is that best investment?. If he sell it for $425k Closing Cost - usually split between buyer and seller so 2%. Repair/Cleaning/Paint - 2000$ Agent Fees - lowest is 5%. Moving Cost - free if your Dad move all his stuff by himself. Mortgage Remaining --? Pretty much he didnt make any ROI, if he bought the house for about $400k and Only get 391k in return. So let say there no Agent, then he made $412k

Listen to what the other commenter said. Get your experience in the specialty you want before you apply to work at Kaiser because they're known for not valuing nurses' curiosity into other specialties. So, get at least 6 months to 1 year of experience (preferably 1 year) and then start applying.
Nice, but what about Mella-Roos taxes? Because it can definitely hurt your finances, especially since it goes up each year as the value of your home goes up.
Ive seen nice ass houses over there under 800k anything north of Mendocino county you can find nice houses under 1million problem is very isolated your phone won’t get signal all the time

I currently use wix as a web host and it limits downloads to 30 days but if you purchase any spreadsheet, you get an email with a link to the pdf that contains another link that takes you to the most updated spreadsheet. As long as you save the pdf, you can always go back to it and click on the link within it, or you can always email me and I can send you an updated version.
I should also mention that I am working on a course/mentorship program and will be including the spreadsheets (every single one of them, and any future files I create) for free to all who pay for the program.
This is what kills me about the new builds in Elk Grove.....I want a BACKYARD...not a PATIO! LOL! I have been looking for some time now. I don't understand the patio yards. SMH.
It's sunny for about 7-8 months of the year and cloudy/rainy the other 4-5 months. But 3 out of the sunny months can feel unbearably hot for some people (us included).

We made a video addressing that question but ultimately it boils down to wanting our son near our family. We have no one here in California and we have a very large but close family in the NYC area. Traveling back and forth to see them is cumbersome and expensive.
Also thank you for highlighting diversity. I think that’s so important, I’m from Michigan (aka white) and when I moved to LA it was like a whole other world. I enjoyed the diversity in all different areas. I would never want to live in an all white area. The world is so diverse and so much to experience than our own race. I appreciate y’all highlighting diversity ❤

Stay away from KB homes. I lost my earnest money with them because their completion date kept being pushed to the right. And DR homes as well. 13 years ago, I got a Saint Auburn home in Colorado for over 3000ft for 260k and six bedrooms. 1600 feet is not worth it unless a starter home.
I have lived in Elk Grove since 2015. The area is growing rapidly and does not have the infrastructure to sustain it. There are not enough main roads leading in and out of the town so the streets are congested almost any time of day or night. It’s hotter than heck outside 6-7 months out of the year. You can only exercise outside in the early morning because the temperature outside doesn’t cool off even well into the night. You better hope your A/C doesn’t go out in the middle of July. There are homeless encampments throughout Sacramento County and South Sacramento is ghetto and boarders Elk Grove. Watch KCRA for crime news and homicides. If you want to pay half a million dollars for a average house with no backyard come join us! But don’t forget to bring your $120,000 to put on the house you’ll likely be paying a mortgage of $4,000+. The local hospitals can’t even adequately provide health services to the current population. Please inform people responsibly. Elk Grove, Sacramento, California in general is not the cream of the crop!
I didn’t even get into the small town BS of cops posting up to ticket drivers and cameras at intersections to ticket drivers who fail to stop behind the line. The cops are ticketing just to generate money for the town. They also post up at new schools and ticket parents just trying to pick up and drop off their kids. Not saying they didn’t violate a traffic law but it’s overboard to the point of harassment IMO. Sacramento County has the craziest and most reckless drivers that’ll literally drive in your lane and try to run you off the road. Serious road rage! The Governor has ran the golden state into the ground with a huge deficit. Schools don’t even have a art program unless parents fund it. Streets have terrible potholes now, roads aren’t being maintained. However, what I do love about Elk Grove are the parks, there are numerous beautifully landscaped parks in every community. I have four parks in walking distance in my neighborhood. I know everyone’s experience is different but I don’t think it’s fair to sugarcoat SAC as if it’s paradise; it has it’s issues too like every area.
You all must not have ever lived in a major city. I am born/raised in SoCal and it’s impossible to find many cities that have infrastructure to support them or no homeless people. The point is to inform people that it’s possible to make a great income and afford a home in a relatively good neighborhood. I can assure of this, I will never be able to buy a home where I’m at here in SoCal. I’m grateful they’re sharing this information and I believe they’ve been very honest. They’re driving around in front of us. They showed a homeless encampment. They haven’t been dishonest at all. We each have our own perspective on life and our surroundings…the point is if you want to live in California, it’s not impossible.

I’m just not sure why they chose to highlight Elk Grove when they don’t even live here. There are several other cities in Sacramento County and Placer County that have newer homes like Roseville (Placer), Rancho Cordova, Natomas (district of Sacramento), City of Sacramento, Antelope etc. with safe neighborhoods. In these other cities you’ll probably find new homes with more square footage for your buck and decent size backyards. Well, good luck to you!
How quickly the price was stated at 600k instead of 500k. And who cares about diversity? You wont find diversity in the Dominican Republic or in asian countries I lived in. What counts is the safety and the neighborhood will grow.
Agreed. Safety, schools, and growth are paramount. However human beings are tribal. If you are the only family of a different race religion or ethnicity you will stand out and possibly be mistreated or ostracized.

Yeah being a nurse i hate to say dose not help the standard of living over all . It all service industry . It not going to bring up the standard of living for most people. We need to become a manufacturing export county again like Germany . California is ending up like Venezuela with all the social program and being tax . California is 77 billion inot the red . lol .
i couldn't disagree more. been to texas to visit friends. boring af there. you can buy a nice house there sure but not worth it if i am always bored there tho no place interesting to travel there .FYI the weather isnt the same in texas, they are humid and tornadoes are common there. too hot in texas

Agreed, some things are meant to be on a hush hush to keep them good for long term.
Houses in Elk Grove are completely overpriced for the poor layout and tiny yard you get for way too much money. Traffic increasing as well.

We bought a brand new build house in Roseville for 400k it's worth near 900k insane hahaha
There is a reason KB is 500-600k a home and other builders charging 800-900k a home you get what you pay for.

Kaiser does not train anyone or cross train. At ALL! So if you want to work in O.R it’s best you do it at another hospital.

This is perfectly said. Good living here is a home well above 700k and better have left over income for all the inflation now
