    I think your dining room would look more put together with a table that had softer, rounded edges rather than the table you have right now

    Guys IKEA do blinds, including automated ones. The landlord might find that more bearable? I love those windows and I hope you find a good treatment for them

      If I were to recommend IKEA solution it would be their curtain heading tape and hemming tape to DIY with chosen fabric to make them to perfect length.

      Also, the dining room - I think a table cloth would add more texture. The cabinet needs taller objects on the middle shelf (maybe glass or vases). It’s a cool piece.

    I'd try to put battery powered grow lights in the chimney duct and fill the fireplace with all sorts of ferns that can just grow crazy in there and fill up the whole space, spilling out into the room, nicely lit from above by the growlights.
    And vlogs from your trip to Japan: yes please! Loved the other vlogs you did from your trip with your dad.

    I think all the mixed woods dont look bad together actually since they're all warm/orange toned but I know it all comes down to personal preference lol! I think the divider in the living room looks nice too, more space for books haha 😆

    I have an idea for your curtains. If you use an ikea ceiling track, it comes with rounded corner pieces. You can make the track wrap around that column, so when the curtains are open, they won't be in front of the window. If you have space between the bookcase and the wall, you can even make them disappear part way into the bookcase. I think curtains are better because there will be space between the blinds and you'll still have some light and privacy issues.

      Absolutely! And I would buy curtain fabric at a regular fabric store and just spend money on a good seamstress. Those specialized curtain stores are so ridiculously expensive.

    For flow/Feng Shui purposes, I would close off the opening on the right side of the bed that leads to the closet. It would also make it look more streamlined. Even if it is just a canvas cloth.

    I actually think your windows would look better with long drapes. It looks so amazing on that old photo. Don’t do Roman shades that don’t go with your aesthetic.

    I agree that the room divider isn’t quite working. Have you considered getting a backless daybed/upholstered bench to divide the room? (I’m imaging something like the Barcelona bench from Knoll.) that way, you’d add even more seating for socializing, and create a cozier second sitting area with the futon (I’d add in a small, low, round coffee table to put the daybed and futon in conversation with one another, too.)
    Re: the dining room - I think that storage unit is awesome, but it’s too tall for that wall, which is a long horizontal space. It would be wonderful to fill that wall space with low shelf (perhaps the one from your living room?) and hang a beautiful textile (boro fabric from your trip to Japan?!).

    i love the way you have your living room! But why not make that little area in front of the fire place the dining room? Isn't the kitchen one the left hand side? That way the area you have your dining table now you can use as a little office or study area and move that futon there and it would be separate from the living/dining/ kitchen area which is usually the busiest in a home. Either way it looks lovely just from the bits i've seen the dining room seems far from kitchen and very formal. Love those windows though wish you didnt have to cover them! but i get it, creepy neighbors

    FYI! An inexpensive way to buy fabric is to purchase bedding from Ikea, cut it up and use it as yardage. Lots of Quilters do this for the backs of homemade quilts. Have you thought of perhaps replacing the handles on the desk/wall unit in the dining room with some retro handles? Or, how about handles that look like twigs/branches? You could stain them any color. I'm envious when people to go Japan. I lived there as a kid and would love to go back! Get yourself a Happi Coat, some wood block prints, and some cool baskets! I remember drinking the water from the community tables at the shrines. I'm not sure they still have them, but that spring water was amazing! Also, a tip for drapes is to get an extra long rod and mount it past the end of the window so that when open, the drapes stack against the wall and wont block the window, of course, this adds to the expense.

    About the piece of furniture in the dining room: I think if you put an art piece above the plant in the far left corner and had a table cloth with tall candle stick holders in the center of the table would balance out the room.

      agreed, I think it’s the wall space not being filled on the left side of the cabinet that’s feels off. either an art piece or a fuller plant would balance it better

    Hey Benji! I think what might help with the lantern in the living room is filling in the bookshelves and putting up large artwork above the fireplace like you mentioned. The scale of the lantern feels right for the size of the room, but I think the surrounding area needs to also be filled in, especially in the top thirds of the room, so that the lantern doesn't stick out visually as much.
    Also it might be worth getting a quote somewhere else to see if you can get a better deal elsewhere! Or you could try seeing if a local fabric store can cut fabric for you and then install curtain rails on your own for a more cost effective approach. I feel like the living room would look a lot better with curtains, but ofc that's up to you and your landlord!

      You’re right, I can’t really judge it correctly since the space is pretty unfinished.
      The Shade Store has someone coming out this Friday to do the measurements, so I’m going to shop around a bit after I get measurements from them. I didn’t realize the Shade Store was a “luxury” window treatment place until I walked in lol. I’m going to look at other businesses and see what their quotes are. If everything is super expensive I’ll likely just do it myself!

    When I had a big window like you have (well, not quite that wide but floor to ceiling, I put up bamboo blinds. It was all I could afford but I ended up loving it. I felt like I was living in the tropics. BTW, I like the divider in the living room.

    I love how your home's slowly coming together! I agree with everyone else saying to look into different stores to compare prices though. I like the idea of going to a fabric store and seeing if it's possible to do something with their fabric to see if it's cheaper too. For the cool shelf in the dining room I think it'd be better if you got a wider shelf to go there? Or maybe a a taller plant/art work to go above the plant since that empty space above the plant might be what's making it look weird. Either way thanks for the relaxing video!

    The living room Herman Miller light fixture is fine. The next smaller size will be too small. I have the big one and always wondered if it was too big. It definitely makes a statement! I have the smaller one in my foyer and it fits perfectly. Love your decorating ideas….I follow my 3P’S, purpose, placement and proportion.

    If u don't want curtains u can buy tint covers to put on windows and no one can see inside but it's clear to you looking out and light will still come inside just a idea and u can remove it at any time less cost and fun to put on windows

    Dining room advice: change out the plant in the corner to one that is tall and much leafier and fuller reaching almost but not quite as tall as the hutch. That will balance the proportions on that wall as it will be 2/3 hutch and 1/3 plant. Put a landscape picture on the wall directly in the large open part of the hutch over the paper lantern. Put a medium to small plant that drapes and hangs down a couple of feet on the right side of the top shelf to add greenery and interest and balance the large corner plant. Put a long runner on the table that has browns and greens and earth tones. Put a plant in the center of the table.

    The Shade Store is probably the most expensive place for roller shades. Lots of places will have similar and a fraction of the price. See what Home Depot carries and compare.

    You might hate this idea, it might be too bohemian, but a beautiful sheet or tapestry hemmed folded over itself a little to make a loop for a suspension pole or a rice paper folding divider to close that entrance to make it a solid closed off space to the right of your bed. I’m a toddler compared to anything you design so I’m guessing it sounds dumb though.

    I think a glass top dining table would be really nice, and highlight the light fixture and shelf in the room! The shelf + light fixture combo is very aesthetically pleasing in the dining room!

    I feel like curtains would’ve been a lot better for such a unique home. More dramatic and fitting. You can open them vertically verses horizontally like the blinds.

    You could add a bed head to the bed which could push it out in front of the brick. And personally I prefer curtains regardless as they're way easier to clean than blinds. Plus you can definitely get them cheaper if you buy the hardware and hang them yourselves. IKEA also have cheap sheer ones (not sure if the length will be enough though). Also loving how everything is turning out. And Theo is so cute 🥺

    Love the new shelving unit in your dining room, such a nice design. It looks great there, being in different wood colour to your dining table doesn’t bother me at all.
    As some other commenters said I think it would be nicer if you had a round or oval shaped dining table rather than rectangular.
    But your place is amazing and love to see it coming together slowly.

    I think you should take the divider from the living room and use that as a console for the dining room with decor in top and some art work. Then you can have nice glasses/dinner wear on the open shelves!

    The black wall over the fireplace I would deffinitely use it as a gallery wall :) The bookshelf over the additional couch looks weird, shelf positions looks really off and untintentional. Also I looove you living room, the big windows and infinity of greenery outside for beauty and privacy :) A dream! Also, your Dracena is alwyas a star!!!

    I think the drapes will be the best (most affordable) option, style wise, timeless and very dramatic. Also the layering idea is good too. The salesperson obviously wants to sell the most expensive option, not the most adequate for your home, in my perspective but good luck ❤ love your content

    Gorgeous! In the dining room it’s the table that’s the problem, too many corners. A round or irregular table would work better. And maybe add some medium height plants/lamps next to the bureau. Also don’t worry about the divider in the living space! It works even being a different wood! 😊😇🙂

    Hello, for your bedroom you could maybe build a tablet/case between the bricks and the closet as deep as the brick section of the wall. So you will be able to move the bed closer to the window since the cap will be filled. Kinda like a bedhead. I don't know if my description is super clear. My parents had the same issue and did that themselves. The cool thing is that you can use the ledge you created to decorate too! I love seeing the evolution of your house and all design tips! Thanks for the great content!

    Find fabric to cover the mismatched wood divider. Maybe find a thrift long mirror to top the fabric cover so plants on the divider reflect and add a strand of tiny tea lights or even a plant growth light of some sort across the mirror beneath the plants.

    I would def go with the more neutral shade given the large window space. Depending on what your landlord tells you, shopping around might be a wise idea. Although I know window treatments are super expensive, it is better to go with better quality especially given how large your wonderful windows are. So very excited for your Japan trip, cannot wait to see your videos. You are by far the most interesting person I follow on TH-cam. Your approach to content is so unusual, and authentic, not to mention Theo is pretty darn cute side kick. 😊

    for the shelf (around the 9 min mark) i think it'd look better if there was something else in the corner w the plant. like another plant or just a bigger one because right now it feels empty but that might just me though. also maybe adding more stuff on the shelves so there's not as many blank spots. idk if that makes sense lol

    We have large windows like you do in our lounge. The previous owners had curtains and it just added too much bulk to the windows, so we got roller shades, two. We got a shade blind and a block out blind in front of it, and they work really well, plus it looks more streamlined.

    For the bedroom, I would suggest putting a piece behind the bed like a headboard or smth like a wooden piece. The bed would come forward a bit and line up with the brickwall next to it so you would have an even wall. Maybe then you could move the bed slightly to the left.

    Move your bed forward and over towards the window and have a custom “Console table” for behind the bed to fill the gap!

    With this bed, you could put a shelf behind it at headrest height, the width of the fireplace wall, so the bed would go to the front and then you could move it left. Then cover the created space behind the bed with another piece of wood, so that nothing falls in there.

    i would pull the bed forward and put it infront if the brick and then install a narrow but long shelf in the back of the bed connecting to the other side of the wall where the closet is 🍀 maybe that’s an option for you, love your videos!!

    in the dining room, you could even out the visual proportion of the dresser against the wall by hanging small frames to the left.

    Love the living room! I would add a big "tree" on that corner between the cabinet and divider so you can move the divider closer to the center and serve its purpose. A droplight with growlight over it could help with the plant's light requirement.

    The house is coming along nicely! I agree that the dining table doesn't work with the mid-century cabinet. I like the cabinet a lot and think it suits the house so I'd probably paint the table or cover it with a mid-century tablecloth until you find something you like better. I love the windows in your living room. Do you know what the floor to ceiling length is? Someone else mentioned the ceiling mount curtain rods from Ikea. They would be perfect with some sheer curtains to filter the light during the day. Yes, they will cover some of the window but the added texture will be worth it, and your plants will love it. Then you can use the roller shades for total privacy at night. The fireplace wall is a mess (sorry). The fireplace box should clean up nicely with some soot remover, but the painted plywood is something I'd have to cover. Accent wallpaper might be your friend here with the mirror you mentioned hung over the fireplace itself.

    We have roller shades or blinds, but I also put up shear white curtains as well, so during the day no one can see into my bedroom as it's at the front of the house. While I still get light in.

    The dining room needs some color! Its oddly drab, maybe it's just the weather outside. But the corner by the window specifically needs something tall to fill the space and add some height and something interesting for the eye to look at. Table decor would be a plus as well.

    Its definitely the dining table thats off. I think a table cloth is a great cheap solution, or another table from fb market place!
    In regards to your wardrobe opening beside the bed (which you didnt ask for advice on, but i thought id share my thoughts anyway), I feel like a curtain across that whole wall would be a great way to cover the opening, and great a more harmoneous space. You have another way in, so thats great, and you could still fit a small wall shelf beside the bed on that side!

    I agree with @ncblue a rounded table would soften the look and complement the new light fixture. The shelf is very MCM but the table is not complementary to the area. You could try a tablecloth as a temporary solution!
