We just found our unicorn home. The builders are completing the last homes in this collection. We got 10k off the price, a 5.5% interest rate (all covered by them) and all closing costs covered. The sales lady accidentally over promised on the closing costs being covered but we went under contract with those promises so they decided they had to keep their word. She misunderstood. It’s the perfect neighborhood and location! Perfect timing. They’re out there for sure!
I always thought this was the kind of stuff that was going on with inventory/spec homes. Basically take a base floor plan, make a few cosmetic and maybe minor structural changes, jack the price up $75-$100k and hope someone bites while it's being built. If no one bites by the time the house is completed (or as it's being completed), drop the price $50-$90k and say "look - we've cut the price $90k" when it's just probably where it should be - slightly above a base model's price. But maybe I'm just being cynical as I've started putting homebuilders on the same level as used car salesmen. 🤣

I would consider them average. Really dependent on the community or area!
