I'm stating the obvious, however if you only require 2 bedrooms this is a great house due to both bedrooms (and their en suites) being a good size. As you say, when houses are marketed as 3, 4, 5 bedrooms usually one or more of the bedrooms are very small. Loving both your styles and the conversations between you. When you said 'pay attention' I thought I was back at school 😁

Assuming the investor can rent it out as 1500 pounds per month, then the investment return is (1500 x 12)/450K =0.04. It is only 4% per year. On the other hand, the investor needs to pay for the tax, then I believe the investment return may be lower than 3%. It is not a good investment.

400 with a kitchen sink like that??? A kitchen island with no at least two seats? That sink it was too much though... For 400k .. 300 would be a great deal in general not cause of the sink. Also I would choose to make the space underneath the stairs dog's home or cat's.
South England homes are very expensive and small. I am telling you this after many many tours done by myself. However, England is well-known whole over the world and the developers take advantage of that. 🤷♀️ The buildings are of poor quality too. That's why we didn't invest there but we happily invested in Dubai.☺️

The one I got after these Redrow lifesytle 2 bedroom homes is the largest you can get for a standard 2 bed house, and ofc mine is semi detached as no one else makes detached 2 bed homes. So my house is from Harron Homes, 35sq M each floor, and 1 bathroom as usual. The main bedroom is 4.7 x 3.3m, the second bedroom is 4mx2.6, and theres an adequate but small kitchen and dining area that can fit a 6 seat table and lounge. Most other builders actually make 3 bedroom houses that are even smaller than mine! Typically 25-30sqm for 2 bedroom, and starting at 33sqm for 3 bedrooms! Also even when looking at 3 and 4 bedroom houses from Redrow, Harron or anyone else, my house is larger than half of a standard 4 bed house, and my 2 bedrooms are larger than the first two bedrooms of most 3-4 bed houses! Unfortunately I don't have a garage, but my house has 2 built in cupboards, under stair one is only half height , and a full height one in the main bedroom. I would absolutely have loved one of these 2 bedroom Redrow Lifestyle houses, but heres the catch - they cost more than double what I paid for a standard semi detached 2 bedroom which I couldn't afford. What I could have afforded though is the same house as the one I have, detached and with a single garage, but no one makes those.
Unfortunately this is what the developers build nowadays… 4 bedroom house which is actually 3, or worse, 2 and a half… some of them call the study , bedroom too. 🤷♀️ We viewed loads of houses… some of them ridiculously expensive for what they could offer and some of them worth the price.
