Agreed, same issues we have @ Phoenix Park Village in Portmore, too many structural defects and they claim an architect vets the house before handing over of keys. I understand that mass develops can be a stretch but what they also have to remember is that persons pay for these house, not capture them and they would for their new home to be one they can enjoy for long term. Defects should be minor not major especially coming from "expertise".

The construction of these homes are substandard throughout and he is annoyed that these short-changed residents are calling him. The whole place is ugly; no landscape or trees, just barren, hot, with marl around the houses. How can you build a place without sidewalks? That is a safety issue for residents, especially those with children. The residents should file a class action suit against the HAJ-Joined pipes without proper tangent, are you joking? An absolute disgrace.

I also think they should do better job on the road, they need deep trenches along the road from top to bottom to catch all those water coming down the hill. That would not be feasible, they should have a separate party that goes in and ensure the finishing in and around the home is done properly and satisfactory before the keys are handed over to the home owners , private developers are more keen in this regard and some of them remedy structural issues even after the defects liability period is long gone, Gore for instance does this.

I caution people to purchase property after the fact (i.e. after they are built or after seeing a successful project of that builder), not on blind faith and sight unseen. Many of these builders sell you virtual mock-ups on TH-cam, or wherever, but things are rarely as good as they look/seem. Just saying.
Actually this makes the case for building your own custom home from the ground up. That way you can inspect before and after each phase, and hire professionals at critical points to inspect on a technical level, especially your own structural engineer. Of course, this means no bandulu ting, build by getting a proper architect to design a proper home and pay the money for a structural engineer to do the structural/civil drawings as well as the mechanical engineer to do the mechanical and plumbing drawings for parish council building application. If people do a little sideways thing with no licensed professionals, all the protections are lost.
The developments in St.Ann are always way more modern and I cannot understand why the second city cannot have any of those developments. Edmund Ridge doesn't look too bad still but atleast in future developments they can design more modern units.

New houses are susceptible to defects due to the land settling, this is a commonly known problem that often occur in these instances. however, posting about it doesn't help the value of your house because I am certain the developers have a warranty period to which they will remedy the defects. its like buying a new car or a new product warranty is given to remedy whatever defects, if any, till such time. when you post about it instead of meeting with your developer to sort something out it does little for the value of your house (financial sense). You don't just buy or build a house expecting it will all workout in just one go.

Remember we don't get appliances in Jamaican with new builds, only the structure so six months is fairly decent but a year would be better tho...the problem we mainly face here is that the developers don't live up to the standards of the warranty period

Still no electricity within the scheme in some places also they are not paving the road or finishing the sidewalks!!! My friend just brought one its ridiculous what the owners have paid for these homes and what they have gotten. Did I mention no landscaping!!! HAJ mentioned in the article that they are not finish yet with the development, that is not what they told the homeowners in the letter sent out. They were informed that nothing more would be completed on the development. As you can see from the video the place still looks like a construction zone! Please show video of the lack of retainer walls on the property and the scheme. The first heavy rain and there might be a rock slide. The owners have been complaining about these issues mentioned in the news article since the beginning of 2021! HAJ has known about these issues for over a year as they have received emails from many of the owners and have done nothing! The owners have voiced their concerns in several meetings conducted with HAJ. Each time they were given some excuses and apologies but nothing was completed. The owners have also asked to see inside the homes for months but were refused access or given the run around each time they visited the site. Did I mention the ventilation holes that are located in the homes? How is that going to work when you have the AC running to cool the home. What the owners are saying and complaining about is true! Its not he say she say as HAJ was well aware of these problems for months!!!! They have done nothing but ask the owners to pay an escalation fee on these unfinished homes. I've said this before. HAJ is the ghetto. They get the best locations to build on but their contractors are sub standard. I tell everyone I know not to buy a HAJ house.

Nah lie it sad that these pre fab houses tend to be line with faults . Including major cracks in walls and ceilings, poor pipings and fixtures. No time is really spent on quality assurance or checks to make sure they are done correctly from day 1
