In my latest property tour, we take a walk through the incredible XXII CARAT villa, located in between The One and Only and Zabeel Saray on the East Crescent of the Palm Jumeirah.
This villa is currently on the market for just under AED 60,000,000. The level of detail and craftsmanship that has gone into this place is insane.
The property features tons of white book matched Covelano marble brought down from an altitude of over 2,200m in the swiss alps.
There is a beautiful oven made by a La Cornue master craftsman. The Kitchen is fitted out by La Cuisine Francaise. The bathrooms are fitted by Devon and Devon.
If you are interested in a place on the Palm Jumeirah fitted with the finest materials this could be the place for you and I would definitely recommend getting in touch and arranging to view it in person.

This Palm Jumeirah Mansion is more reasonably priced that those in Dubai Hills ,, Yah ? 60,000,000 AED vs 110,000,000 AED for a sandbox-lot-house in the middle of nowhere.

I think the marble is a great idea in such a hot climate and the height of the ceilings is good but it seems soulless to me and it’s just in a row with a load of others. Not my cuppa tea really but each to his or her own 💖

As for the questions you have, the service charge is AED 12/sq ft on the plot size.
There are 1-2 shaded parking places right next to the entrance of each villa plus 3-4 allocated slots at the basement, where the residents’ car will be driven and parked by valet.

The modification inside the villa is absolutely possible. One of the small bedrooms can be transformed into the cinema room, knocking down the bathroom walls would make the room very specious for a cinema.

shaun bean I’m not arguing the fact that you could get a bigger place for less. But there are many factors that come into the pricing of a property. And “better” is subjective, of course there may be better for you, but for some others this is a dream house!
I'll invest that money in Boracay, El Nido or Siargao and have a real beach. Build a house in near the white powdery sandbar sorrounded by torquise water.

shaun bean this conversation is getting quite ridiculous now lol. Your answering your own question in the wrong metrics. I know hundreds of property investors who have made great returns in both Dubai and the UK. My advice is always to invest long term and take the high yields that dubai property offers. Especially when you consider no tax. Somebody who is purchasing on the 22 Carat would not be acquiring purely for investment or a high return. You would get apartments in other areas for a high return.
My father bought property in Dubai and he had a good return especially after they built a big project of apartments and commercial zones right in front of the property my father bought.

Excuse me, what happened to the rest of the master bedroom? That is terribly SMALL. You have 7 feet of space between the bed and the window. Where is the sitting area? Have they run out of space? What a shame.
