    Dear ELIP Property - the current price is at 7k-8k per sft at Financial District, Kokapet etc which are ready to move in.. your client asking price is at 10k per sft with a tag FIXED PRICE, seems to be absurd and extremely lucky if you find a customer at 10k per sft. Good Luck

      @koteshwar rao so true this looks so basic ..no wooden flooring , they just used normal granite..there is no wow factor in it...
      I recently purchased in a good gated community from a reputed builder and I can assure the quality is same as aparna. I bought in prime location too
      One of my friends purchased in hallmark beside this gated and they got at 6000 last year how can it get increased to 10K? Even including eminities?
      I think this price also includes the commission.
      This flat for 1.8 Cr is not worth buying..we can get the same flat in Honor Homes for less price which near to Gachibowli

      @@option_master I know the problems he's talking about. There'll be no groceries available in walkable distance, it is a big ordeal to take your car out/come outside the building etc. But 1 Cr is too low, I don't you can get a 3 BHK in LB Nagar also for that rate now.

    The main problem with high-rises is that they may be death traps - if there is a fire in one of the lower apts one better hope the fire dept responds quickly - otherwise there is no way out

    i think telagana govt / RERA need to issue one rate controlling G.O in Hyderabad on real estate business other wise middle class will suffer for their basic shelter in hyd ( flat / plot , villa , High raise flats) flat rate should be max 4500/- per sft in all corners of hyd ( because construction cost is max in hyd per sft is only Rs. 1700/- then why 10,000 - 12,000 per sft )

    So many are saying that 1 cr to this flat is justiied price, But guys this is completely skeliton construction and these people are saying 1.8 cr which is a very huge amount.. As per the market standards this flat if we gets at the price of 70 to 80 lakhs to some extenct ok and not more than this.

Simple logic with the amount of 1.8 cr if we deposit it as an fixed deposit in any bank you will get interest around 85 k per month. Now you tell me what could be the rent of that flat... Even though the rent if they collect 50 k per month remaining 35 k per month is our balance which is nothing but income we can say...Again am telling if the rent is 50 k... Still we can earn on fd and lastly the fd amount 1.8 cr is also ours only... Like this we have to calculate the asset value my dear...

      @@GaneshKumar-wm3ep Want to make it clear the discussion is on price per sft which is not more than Rs 7000 per sft in Narsingi and surrounding gated communities. Here we are not discussing about where to Invest the money. There are many ways to Invest and earn money. It is meaning less just to inflate the price of the Flat. Also, the rent in My Home Avatar as of 2021-Nov is not 50k per month. Check with the residents or got to Nobroker / Magicbricks to find out the ongoing rent per month in My Home Avatar.
      It is just a stupidity to pay 1.8 cr which is not a real price as of Nov-2021. There is no property in surrounding area which is yielding the rent as per your theory (bank Interest,etc)

Just nw i have checked the rent prices in magic bricks, its max up to 35 k that means not even 50k, so 1.8 cr is defintly not worthy...

    Tiny bedrooms, squeezed washrooms and no interiors, flooring looks like unprofessional.
    Plumbing is visible under the sink & looks weird.
    If Possible please mention all room dimensions in feet’s in feature videos.
    Maintenance cost and number of parking space etc.

    Property price was ₹80lakhs in 2018 while it was at construction stage. I bought same size flat in 2018 near Pocharam for ₹40 lakhs and it’s now appreciated to ₹75 lakhs. Same to same layout .It’s 1895sft. Price offered is too high without any interiors done

    Flat price 1.8 cr, interiors 20-30lakhs approximately, and monthly 3900 maintainance fee, you need to maintain centralised AC to cope up gated community guys so electricity bill may rise up to 3-4k, additional miscellaneous maintenance-5k, for groceries it is tough to go out and bring so have to buy the groceries in inbuilt marts or online so upto 15k easily, now decide guys you want flat or rented flat is enough to survive😂

      Right now, the pay for software engineers has increased exponentially. 15 LPA for freshers and more or less 40-50 LPA for 7-8 years experienced people. Mostly people from outside Hyderabad feel these rates are cheaper than their cities and buy. Two ex colleagues of mine bought flats in Prestige and My home bhooja for high rates. For the people who already have independent houses in the main city, they can easily buy it with 3-5 years of their savings + a very small loan.

It is because of the salaries of the engineers in the city going up and the real estate guys taking a note of it as they have close connections with all the top engineering colleges.

Imagine eve. 4-7 is the playtime then when you go to play you have to share or sorry compete with 1000 people for using the facility. So in 3 hrs you will get only 10mins. So for just walls you have to pay so much.
