    Prefer lim brothers property presentation where they are more transparent on the property's info.. you should state on leasehold title, the most import info on any property

      while what you said is true, it's pretty common sense to know it's leasehold when the price is stated. Like it's understood unless you have zero clue on property prices, even so, landed property aren't usually for first time buyers

    I agree that the basement is the highlight of this home.

    at $1200+ psf land, you can get a freehold house but smaller interior....imagine the next buyer wanting to sell at $3m plus - they will have a hard time....
    99 yrs....you'd be surprised no matter how rich the person is who can afford a $3mil 99 yr landed, there are those who still don't think long term in terms of property value

      At this price, likely 99. Think they should mention this upfront at the beginning.

      This agent refrain from telling their potentiol buyers the most important thing about this property. The 99 yr lease.

      OP's asking how many years left lah you dummies. He already know it's 99 yr lease.

    I LOVE TERRACES BUT thinking of maintainence, and cleaning...i dont think a maid alone is enough.

    • @prana888
      @prana888 ปีที่แล้ว

      if you don't require the maid to clean the whole house every single day if all the rooms aren't fully occupied, the maid can clean different parts of the house on different days. now with automatic mops which can clean better than humans, those machines can clean the floor faster and better than manual cleaning

    Most critical issue is the 99 yr. How to plough millions into landed property when it will be difficult the next time you want to sell or unload? It will be a problem, both for the price as well as even trying to profit from this.

    • @prana888
      @prana888 ปีที่แล้ว

      not true. people still buy 70 yr old balance lease at woodlands and loyang with prices ever increasing. enjoy the property and then dispose the property at a gain before it's too late

    • @kengleetan63
      @kengleetan63 ปีที่แล้ว

      @@prana888 ...one important thing to note in Singapore....you can buy lease hold non landed but that also depend on location and lease remaining. You cannot buy landed that has already have 30 or more years used up. If you need convincing, go check on the records and the difficulty of these owners who try to unloaded onto the next moron , of such landed with leases left of 70 yrs and less. This holds true unless , the day Singapore run out of space so much that any landed of leases less than 50 yrs or so will still appreciate.

    • @prana888
      @prana888 ปีที่แล้ว

      @@kengleetan63 people who can spend $2 to $5 million and above on a 70 yr balance lease are always available because they cannot afford the same land/build up size for a freehold one. They will never be a shortage of scape goats who love to spend money on their desires. At least the 70 yrs balance still has 20 years to enjoy the house and then offload the balance 50 yrs to the next scape goat. Over time, the land price will still appreciate over time. See the price appreciation of loyang, woodgrove etc from the start of 99 yrs till now already 30 yrs passed

      @@kengleetan63 since Jan 2020 covid till now at D25, there were 61 transactions for leasehold landed and 180 transactions at D17 & D18. this is not even inclusive of the sembawang, bedok and west areas of singapore with 99 and 70 yr leases too
