Construction Progress | Built Armstrong | Outside renovation of grounds

  • The construction progress of our 2 story home resumes with the privacy fence and entrance into the property. The footer and stem walls as chb fence is now completed and we will be starting to landscaping and design of the 6 m wide driveway up and into the property. After only 3 days the crew was able to complete this task due to proper training and well use of the equipment. The quality is absolutely some of the best in the area and nothing matches it. We will continue with the outdoor landscaping and start to add in features for planting beds on either side of driveway and the grey water system installation.
    Once the outdoor area is contained, cleaned and completed all will move inside and some outside on finish of exterior and interior! There's so much training still left to be done. The biggest obstacles coming up is the training of proper tile installation techniques and how to properly cut 45s. By the end of next week we look to have exterior of house painted and pvc panels installed!!!

      This is just an unsolicited advice.. you buy na lng a big lot area then build a simple house and at a cheaper cost then katabi ung office nyo para may matira pa kayong malaking halaga para puhunan sa business nyo.

      As for me I would sell it for 12M to 15M . You have to include the 6% Capital Gains Tax . And it should be Direct Buyer. If merong agent you could give 3% commission if not Prc Licensed Salesperson/Agent or Broker. 5% if Licensed .

    From the start I can see that you both are hands on to the quality of materials that needs to come. The buyer will be lucky to have this piece of property because it manages it very well , compare to contractors that steals the quality of materials that is needed to be used.

    Ignore people who are only watching to comment negatively as their minds dictate. Most likely, they are the same people who do not know what natural causes are. Everything is in God’s will. They are the very same people who are not well informed with current events. It’s not only part of The Philippines suffering weather damage.     Hello Richard, personally based on our experience with our house in Namibia (next to south africa) its not wise not to connect to the grid as back up, we have 8 kw solar panels and 22 kw batteries, however on cloudy days sometimes batteries only get charged till 60% then the wont last during the night, then we automatically pull from the grid.
    One other thing to consider you mentioned ac units, remember if you run only 1 ac unit the 20 kw batteries wont pull you trough the night and thats when you use only 1 unit what if 3 units are running only matter of few hours and batteries are completely drained.
    My advice as we have solar for past 3 years have a grid connection as back up or even better hybrid if you feed back you can offset this with the consumption you use when your batteries are empty.

      @ZokStar1 the updated map from 2022 show even less chance now that they've installed flood controls 🤣🤣🤣.. someone just sent me the updated GIS map and it shows minimal to no risk. At 1 meter high our property sits 2 meters🤣

      I think it’s about right for 10 mil pesos , someone is offering my place for 15 mil with 4,108 sq meter area in Batangas but not selling mine . I will ask if they were willing to live in Ilucos .
      Your place is very desirable when it’s finish you can sale it quickly . I am amazed with AAC concrete block that you guys put in it the entire wall looks solid and sturdy . You guys have no trouble of selling the place .

    The videos and photos are great, but I don’t think it shows just how nice and well built this house is. Im always surprised at how much you guys get done with all the other projects you have going on.
    I currently live in what would be considered a very nice home that was built with CHB by Filipino building standards and there is just no comparison in the quality versus the Armstrong's building style.
    I'm also amazed at how much stronger the structure is and just how much cooler the interior feels inside the house is because of the AAC.
    Its definitely a steal at that price!

    Hi Richard I think your verry up front showing the flood is definitely going reduce the house valuation.
    Ten million is stll a low price.
    Good luck with sale.
    As a retired builder I know it's verry capital intense especially if you build and then sell.

      Graeme. Yes. Before anything else we are making it known the situation. There's potential for natural disaster anywhere we go in Philippines. But. The only difference is how we mitigate and take action. Sure we could just sell and give sub par. But I'm not. I want to make sure new owner feels safe! Actually we reduced to 8.5 million. Lol. Eventually some people will realize that events like this happen. But does it ever stop anyone from building? Lol. Like new Orleans!!!!

      1.0 Lot Area: 500sqm x 2,500php/sqm = Ph1,250,000
      2.0 Floor Area:
      2.1 Big House > 165sqm x 28,000php/sqm = Ph4,620,000
      2.2 Small House > 60sqm x 18,000php/sqm = Ph1,080,000
      3.0 Land Dev: Ph350,000
      4.0 Swimpool: 750,000
      Total Build Cost > Ph8,050,000
      Note:
      1. Under develop land (farm land), price of land is lower
      2. No utilities like Road network, Drainage, Sewer, Electrical, Telecom
      3. No Engineering/Architect supervision for its price cost (quite expensive)
      4. Flood prone area "farmland", low valuation of land
      5. Status of this subdivision, is there a land conversion from agri to residential
      6. Does the developer secure Certificate of Registration and License to Sell from DHSUD

    If you build now. Its more expensive since construction materials are always going up. Those from abroad will find it very affordable. That is a very sturdy house 🏡.

    Remember your house is only worth what someone is will to pay for it... It might be only 6 million...time will tell and it's hard to do comps in the Philippines. Hope you get the 8.5M...
