If you research this unit it was under contract back in February 2022 but the deal fell thru. When that happened they raised the price another couple of thousand dollars. Also there is a current assessment of almost $100 added to the monthly common & tax charges for the next 3 years. The last time this was sold was prior to 2000 & has been rented out since about 2004. It does need updating, especially in the kitchen area. If the owner didn't want to go for granite counters at least they should have installed quartz
I don't need granite countertops to sling pots and pans. Some people can't boil water in a kitchen without granite countertops. I can. My only requirement is they wipe clean easily.
You did a good video to service the sale of the apartment. It may be a decent apartment consideration the price but there are some obvious problems to consider. I think the floorspace is just too small and the ceiling height in the loft and below the loft is a problem if you are a tall person. The living/dining does not look 11x17, maybe they are including the kitchen in that measurement. The neighborhood is noisy because of the 59th Street Bridge traffic. The dressing closet is limited because it is also a hallway to the bathroom.
this lofty studio apartment is really nice and set up really well. real estate agents and owners from Sydney, Australia take note we could use some of these in other areas of Sydney other than unilodge
Add some steps to that storage cabinet in the bedroom and that could be your dog's own apartment. Did I hear her right? So even after half a million$$$ you still pay a house mortgage for common space? $200 ok but $1200 monthly? Um NO THANK YOU
Of course it isn’t perfect, but I like this design. Different but functional and provides space in the area you really need it. Washer/dryer hurts thought
Surprisingly well planned appartment. There are so many sacrifices that tiny apartments usually require. Tiny kitchen. No real storage. Boxy, closed in feel. This one has a very nice kitchen, open airy feel, good use of "dead space" and lots of storage. I guess $519,000 for NY is good. But here in Texas you could get a 5bed house with lots of outdoor space for that amount and even have money left over.
Texas! I live between Houston & Beaumont. 50 acres, 3500sq brick home built in 2015 on the bay, MASSIVE barn, fenced pastures, stocked fishing pond & chicken coop - we paid $450,000 (in 2015). I am a stay at home and my husband works. Our note is only $2300 a month!
517k for this while in Texas, you could get a recently built modern house with a huge plot of land for roughly that price or cheaper. Nah I’ll pass. Lol.
@@lisab.1595 Good thing most modern homes have built in ac. Also, subjectively speaking, it’s not as bad as ppl made it out to be. If you can survive the heat in NY at its worst especially, I’m sure you’ll be fine in TX.

I loved New York… as a retail buyer , I had the best of both worlds . Monthly trips to New York with the Theaters.. museums…shopping…shoe shopping galore…restaurants ….parks and, best of all, no unreasonable, overpriced rents…… just comfortable stays in hotels paid for by my employer.
Very good use of space and unique layout. But still too much for this amount of room. Nice neighborhood and full time doorman, but way too small for the price tag. Need an outdoor area. 😁
It's 2022. I think most people prefer in unit washer and dryer. I do not understand why condo buildings and luxury apartment buildings do not have free washers and dryers in their laundry room (if they are unable to support in unit washer/dryer). Having to pay for each load really cheapens the living experience. I would rather pay more in rent or have higher association fees than have to pay for laundry in my own building.
Thanks Cash agree it is a well thought out floor plan for using space but if you add up the 1200 $ a month with payments on a 500,000 morgage that is a very steep monthly payment for a tiny space to call home.
its adorable... its nearly perfection really... maybe kitchen i would replace the dishwasher with the stove and remove the other side for even more space,, the climbing of the steps and low ceiling might be an issue.. but i love the quirkiness of the loft and the nook.. i would definetly like this place! and its cheaper rent than some turds we have seen that cost more !
man this is what happens when we don't have walkable cities, its either pay out ass for a space like this or live out in suburbia/innawoods which not everyone wants to do. By design (through lobbying by corporate landlords and nimbys) we have shitty zoning; the lack of decent public transit also contributes to this problem. At least we get cash's videos.

Love how as he says it's a quiet street the road noise makes him almost inaudible. Over half a mil to listen to street noise and have bars on your windows. NYC is a joke.
"The trains aren't too bad" OMG, Cash, those train times are AMAZING for someone who comes from a place where even peak hour trains only come every 15-20mins.......
I actually really liked this one . I've watched a lot of your videos and seen worse apartments listed for more $$$ . I especially like it cuz you COULD have company visiting but be able to get away from them. And there was a lot of storage. If I purchased it, I'd definitely upgrade it a little though. (not that I'm looking to move or anything, just speculating) Very cool!!!
$517,000 is a 7 bedroom 3.5 bathroom house with an acer or 2 of land, a pool, a 2 car garage, and a 2 car detached garage in TX. WHY THE ACTUAL...... IS NY SO EXSPENSIVE? 😱😱
Thank you for sharing your cool crazy tour...You made me laugh about the 7-11 Store and the items sold there!!! Lol!! The restaurant here in mid-town are very nice it seems.. At least you do not have to go too far inorder to enjoy a nice meal...The apartment looks nice and by me being 6'2" I would have to be careful going up stairs to the loft area for bed...Again, thank you for your tour here...
8ft bathroom ceiling passing through a 6ft closet? Why not make 7ft high bathroom, enter through the hallway, then you get another ft in the loft and you can make the closet ceiling lower since you're not walking through it. You may be able to get a built in desk on the landing. 🤔
Cash, can you do a Q&A? That could be fun and pretty interesting to know some of the stuff you've seen that you don't show in your videos! Maybe a little creepy, gross, strange, silly...etc. Maybe take questions from your subscribers on IG stories? :) Love you Cash!
A half million-dollar apartment where you have to stoop in every area in the upstairs bedroom loft is ridiculously overpriced. What if I have bad knees and/or lower back pain, which most Americans suffer from or will one day this apartment only accommodate a very small, no pun intended, portion of Americans.
I’m comfortable in a tiny apartment. If you’re tall, you’d be miserable. A good fit for a bachelor or a young couple starting out but it ain’t a family home. No room to grow there.
Haven't watched yet. Intrigued to see how CashMath makes this the "cheapest in NYC". Later - Actually a surprising price for that neighborhood. Nice space. Lots of light. Very well laid out. Loft is easy to access and move around. Construction quality looks high. Not exactly "luxury" finishes, but nothing too precious you'd be afraid to sneeze around it either (easy to upgrade at this price if you wanted). Wish there was in-unit laundry. Oh well. Kitchen is nice with plenty of counter space.
@@StephieGsrEvolution Nah. He doesn't lie about pricing that I've seen, you just have to understand his formula. Total price ÷ available bedrooms = Cash Pricing.
An efficient studio. The only dealbreaker is getting down the stairs to use the bathroom in the middle of the night. Both Cash and I are 5’7” so for small guys and petite women it could work. Only question left: is it worth the $519,000 to buy it in east Manhattan?
When you see baseboard heating, that usually means that you are paying for electricity to heat your unit. Very very costly. Ask to see winter Con Ed bills to see how much the previous tenants paid. CJ shows a good number of units with this "feature." Be careful. i love his videos.
A nice place with an extra interesting layout...but not quite for me. The deal-breaker is the two-story-high living area. I simply won't pay to heat and cool all that empty cubic space with which you can do nothing.
Kind of gives me a mouse maze vibe! Not gonna lie! And the nook is where you would find your prize at the end of the maze! Hopefully one of those shops is a chiropractor. You will need it trying to stand up unless you were a short person. Thanks Cash for another fun walk through. How anyone can live in New York is beyond my comprehension! Bless all of you that live there! I beleive frugal originated there, it would have had to!!!!
For a cozy spot in an excellent neighborhood in Manhattan, really not that bad. Definitely beats renting a place if you can get a mortgage. Only downside is that it is on the first floor.
What a great space. This is prolly my fav small home so far- & I have watched every Cash video (sometimes twice). The space just makes sense & there is no wasted space. In unit laundry would make the place perfect, but the laundry room looks clean & well maintained. I am super short, 5”3, so this place would be perfect for just me. But, I would bet that somebody has already swooped it up to turn it into a rental. Very cool place!!
I could make that work even though I'm 6ft. There's a lot of space to store things and the kitchen is perfect. Love the neighbourhood of course. Thanks Cash.
This loft is such a good of space. Having the large closet near the bathroom makes sense. The storage area upstairs would be great for off season clothes, suitcases, and linens.
Just over $500K for that unique space isn’t terrible Charles has a few unique spaces like that also . I would love to live here . Love your mini tours always . On a serious note there have been so many E-bike thefts here in the city . That plus the high speed and the fact that we don’t need to have a driver license to hit 35 mph has put a lot of attention on ebikes . Be safe and always wear a damn helmet .
I liked this cute little studio/loft apartment despite some of flaws up until the 'pass through dressing room'. Um hello? If I have someone over I don't want to have them walk through my closet and biggest storage area to use the toilet. Also, that sink faucet? They couldn't spend $50 and get a decent new faucet instead of the 1970s nightmare you can't fit a decent pot under? Not even one of those two in one sprayer ones? This would need a new AC unit for sure, a new faucet for sure, redone backsplashes that won't peel off. A sanding/resealing of the railing and a few other things for sure.
This is a great use of space ❤ Because it is New York it is a good buy 🌟 The buyer has some things to do due to the fact they just threw some things in there cheaply and other things that need to be done correctly 🤔

Heck or Granite tile! Anything but that raw edge formica and peel and stick tile!
That air conditioner drips INSIDE and it's from about 1950.
The restaurant is Canaletto! It's been there for a bazillion years, and it was one of my parents' favorite spots!
1200 a month in fees! That's 500 more than my mortgage payment,no thanks
When you backed up to the railing on that loft I actually thought you might do a backflip down to the living room because the railing was too low.
You being showing some great apartments townhouse brownstone when I get my million I will be moving to New York City
517k for this… where I live, an apartment of this size and quality would go for about 40k MAX… omg
Ur pretty close to Billionaires row. This is a nice escape place for a rich person who visits NYC. I like it.
this lofty studio apartment is really nice and set up really well. real estate agents and owners from Sydney, Australia take note we could use some of these in other areas of Sydney other than unilodge
IMO that design would sell/rent well, depending on pricing and building amenities of course, in pretty much every urban area in the U.S.
Lolol (from someone lived in a unilodge loft for two years
@@tina.xyxiao8195 and it is freaking expensive
If ur over 5'5" --- you'll bump your head - in several areas.
Add some steps to that storage cabinet in the bedroom and that could be your dog's own apartment. Did I hear her right? So even after half a million$$$ you still pay a house mortgage for common space? $200 ok but $1200 monthly? Um NO THANK YOU
Looks like it was built in the Sims.
I totally agree!
What are 'the Sims?
Is that like a new borough?
Of course it isn’t perfect, but I like this design. Different but functional and provides space in the area you really need it. Washer/dryer hurts thought
The color of the paint on the doors though .... why? Nauseating 😆Must've been discounted paint that no one wanted to buy, lol
But here in Texas you could get a 5bed house with lots of outdoor space for that amount and even have money left over.
..and that's the difference between Manhattan, NYC , a World Trade city & the state of Texas
@@maddscientist3170 And let's face it, the cost of the commute would be a real deal breaker for most of us.
pros : cheap house
cons : live in texas(s)
But the drive every day...😉✌🏼
I really like that one. The price is still ridiculous though.
TOO High ! 💀
actually CHEAP
@@maddscientist3170 it's a rip off!
Watching with my daughter! My b day! We love patsys pizza and she thinks is you’re hilarious!
I would still be worried about the stairs.
I’ve been in that building and I have seen the steep steps. Yes, the steps are an accident waiting to happen. I hated them.
I too hated the stairs - definitely can't run up and down them wearing socks or drunk 😬.
517k for this while in Texas, you could get a recently built modern house with a huge plot of land for roughly that price or cheaper. Nah I’ll pass. Lol.
True. I mean, I live in germany. But here I got a nice big house with 27.000 squarefeet of sourrounding land for 200.000 dollars. 😆
And walk out your door and melt.
@@lisab.1595 Good thing most modern homes have built in ac. Also, subjectively speaking, it’s not as bad as ppl made it out to be. If you can survive the heat in NY at its worst especially, I’m sure you’ll be fine in TX.
Yes but women are treated like chattel there.
@@kittykatz3518 ?? Totally left field there. Where did this come from?
Not saying TX is perfect but if we are to jump to a whole different topic at random both men and women have it hard regardless of state. Just saying. I don’t know what you mean about the whole chattel stuff but if you want to elaborate, by all means.
I love how he asked if the nook could be rented cause that's exactly what I thought when he opened it up 😅
I feel like a lot of people thought this, which is why we have so many of these videos from New York.
So many cheap finishes . Especially that ‘
Backsplash’ behind the stove .. that was a couple bucks tops …
The worst $1/2 million living space I've ever seen. Awful.
I just can't get with a place that makes me plunk down money to buy it then makes me rent it while I live in it.
Yes exactly, what even is that? I live in the UK, so I have heard of service charges if you own a flat, but this is insane.
Instead of the bars on the windows can't they just install very strong glass?
I loved New York… as a retail buyer , I had the best of both worlds . Monthly trips to New York with the Theaters.. museums…shopping…shoe shopping galore…restaurants ….parks and, best of all, no unreasonable, overpriced rents…… just comfortable stays in hotels paid for by my employer.
Freeze frame at 0:01 - AWESOME SHOT! It's make a great album cover or horror movie poster.
Very good use of space and unique layout. But still too much for this amount of room. Nice neighborhood and full time doorman, but way too small for the price tag. Need an outdoor area. 😁
6:18 what happened to the paint on the railing?
The common charge on top of the mortgage makes this insanely expensive. I bet the doorman makes minimum wage so… why is it so expensive?
You think the doorman makes minimum wage? That’s a union job. You don’t have a clue.
@@marylivingstone9815 You’re right. I’m not familiar with doormen salaries. Do tell. How much do you make?
Niiiice! I know someone who has a similar place in Portland for around the same price. I'd rather live in midtown Manhattan myself.
Call it what it is, a galley kitchen!!! I love it that you are trying to upsell a shitty apartment!!!!!!!
There’s no place like Ohm…
…sorry. I’ll show myself out 😐
man this is what happens when we don't have walkable cities, its either pay out ass for a space like this or live out in suburbia/innawoods which not everyone wants to do.

Buses in my hometown are every hour after 6 PM and stop at 11... so YES these times are AMAZEBALLS 👍
I actually really liked this one . I've watched a lot of your videos and seen worse apartments listed for more $$$ . I especially like it cuz you COULD have company visiting but be able to get away from them. And there was a lot of storage. If I purchased it, I'd definitely upgrade it a little though. (not that I'm looking to move or anything, just speculating) Very cool!!!
great video, love seeing that you got a helmet, nice!!!! and keep up the good work, you rock!
I love this unit! As much as I'd want to live on the west side, the more I've explored the east side just surprises me more and more!
One of the best planned & logical studios ever!
8ft bathroom ceiling passing through a 6ft closet? Why not make 7ft high bathroom, enter through the hallway, then you get another ft in the loft and you can make the closet ceiling lower since you're not walking through it. You may be able to get a built in desk on the landing. 🤔
I am really enjoying these videos, thank you.
I have a huge kitchen and nice be room on ground floor it's fine!
This is Gonna B so Good CJ🔥🔥🔥👍….
I would prefer first floor. I wouldn't want to lug groceries and food up steps.
Seems like a good value, I like having a bathroom connected to the Primary.
So cute ! Seems to offer everything needed for one person or a couple
It's a lie 😆
@@StephieGsrEvolution Nah. He doesn't lie about pricing that I've seen, you just have to understand his formula.
Total price ÷ available bedrooms = Cash Pricing.
Not Bad for NY and the Area
.. love lofts
...narrowing stairs may be a problem tho ...it was cute ..
I would make the loft the living room. Those stairs at night. No thank you.
Wow this is really nice! The set up is so functional and it looks fun!
A nice place with an extra interesting layout...but not quite for me. The deal-breaker is the two-story-high living area. I simply won't pay to heat and cool all that empty cubic space with which you can do nothing.
for that price we get a mansion in india
Kind of gives me a mouse maze vibe! Not gonna lie! And the nook is where you would find your prize at the end of the maze! Hopefully one of those shops is a chiropractor. You will need it trying to stand up unless you were a short person. Thanks Cash for another fun walk through. How anyone can live in New York is beyond my comprehension! Bless all of you that live there! I beleive frugal originated there, it would have had to!!!!
The nook is the perfect cat condo!
I love watching your videos sometimes you are so funny
He is. Lol Love how he represents us New Yorker's...cool and down to earth.
For a cozy spot in an excellent neighborhood in Manhattan, really not that bad. Definitely beats renting a place if you can get a mortgage. Only downside is that it is on the first floor.
The fact that she said 517k for a dann shoebox in one of the dirtiest places on earth...disgust me. The noise ..pollution...pissy streets. Disgusting.
I would redo the whole loft. Including the rusted AC and the steep staircase.
The kitchen and bathroom desperately needs a redo.
And Christmas stuff,,,
Just over $500K for that unique space isn’t terrible Charles has a few unique spaces like that also . I would love to live here . Love your mini tours always . On a serious note there have been so many E-bike thefts here in the city . That plus the high speed and the fact that we don’t need to have a driver license to hit 35 mph has put a lot of attention on ebikes . Be safe and always wear a damn helmet .
Anyone else triggered by the unfinished edge on the tile backsplash behind the sinks?
That’s a cool apartment.
