Maybe I've seen too many of these videos, but 2 million actually seems like a pretty decent deal for this place. It's quite spacious, and has lots going for it. It needs to be updated all throughout, but if you have 2 million to toss around, you probably have enough to update as well.
If you have 2mill to toss around your standards are prolly higher and thus renovations will still be expensive
It’s only decent if you’re actually that rich. If you win the lotto and have just enough to buy this place, the monthly maintenance and property taxes will likely chew through someone with an average income.

$2 million and I’m impressed! Super location, welcoming lobby, exercise room, built in laundromat and a unit with panoramic views of Manhattan. Cash found another keeper for Friday! Wish I could afford the place.

This is the first apartment/unit/anything I've seen on here that doesn't feel like it is shoved in to a space where it doesn't belong. It feels like EVERY room is the size it would be if it were in a house. And it feels homey. This feels like a suburban house placed in Manhattan, and I love it. Sure, the finishes could all use updating, and those sink countertops are straight out of 1989, but it still feels like a home rather than a sterilized doctor's office.
It does feel strange that in an apartment that large, they couldn't find space for its own laundry, though. There's so much room there for it.
Even at those price points, some buildings do not allow in-unit laundry.
@@queensrule4450 a lot of older buildings don't have the proper plumbing for it. I know mine doesn't. We were told if we have laundry machines in the apartments it will screw up the plumbing.
One of the bathrooms can be used for a laundry.
I just wanted to say that many co ops ( and that’s all I’ve ever lived in) do not allow you to add washers and dryers. They don’t have the plumbing hookups available so you can’t do that. Not because of lack of space.
A Well technically a co-op is very different from a condo or a single-family home. A condo and a single-family home you actually own that property. With a co-op, what you are doing is buying shares of a building. 👌
I'm the first one to complain about NY rents and prices (I own a really large house in Oregon for which I paid a fraction of that price), but for the location, amenities and quality of that apartment ... the price seems pretty reasonable!

@@llggomezz Looks like its a condo, but looked it up, says that monthly taxes are $2k and monthly common charges are $1695. There also happens to bee a studio currently for sale for $550k but obviously it is much smaller.

That's a very well maintained building; look at the balcony - no rust, no cracks.
This is the perfect unit in the perfect neighborhood. It has the most useful layout plus lots of building amenities. The area of the city is close to good shopping and dining. The price at just under $2M is amazing compared to similar properties. Love it!
I feel like the apartment is pretty cheap by NYC standards. Great shape, although it needs updating. Living there would make me pretty happy. And it's HUGE.

Upper East Side is now one of The most Inexpensive areas in Manhattan. That place is huge for 1.9 million you get three bedrooms and three bathrooms and a private balcony with a beautiful view of Midtown in a High Rise. This place would be 5 million easily in the east or west Village.
What a gorgeous place! I'm sure the owners are sad to sell, I'm guessing because of health issues. There was a walker and a wheelchair in the one walk-in closet.
Yeah, I’d guess NY is a pretty tough place to live if you have any mobility issues.
People are leaving the city left and right...prices, crime, etc...

Until someone mentioned it, I realize that for a place as large & fancy as this, it doesn't even come with its own washer/dryer. What's that all about? When dealing with apts or condos in NYC, odd discrepancies like that sometimes crop up. But as with any city, if you have the moolah, the surroundings will be nice. If you're on a fixed budget, however, any city becomes depressing fairly quickly..
A lot of old buildings can't handle the plumbing for washers and dryers in apartments. That is the case with my building. We were told if we would have washer and dryers in our apartments, there would be a lot of plumbing problems in the building.
@@thecatatemyhomework my very true! Back in the '70s, I lived in a building here in Nashville that was built in 1922. It only had about 15 apartments in the entire place, all of them had beautiful hardwood floors and some of the larger ones had tile floored sunrooms. I actually had to be on a waiting list for a couple of years before there was a vacancy. The downside, I guess you'd say, was that you had to buy window unit air conditioners for summer time, and no dishwashers and no washer dryers, due to the plumbing issues you mentioned. Wow, what a great building to live in! 9 1/2 ft ceilings and such beauty. And for a person in her twenties, it was a real accomplishment to get into that building! I was over the moon about it. It was on busy West end avenue with laundromats very close by, which was helpful. The kitchen sinks for all porcelain, very long, but not very deep, only about 8 or 9 in or so. I was happy to take charm over convenience :-)
Cash, this place is solid for the price! As an architect, I think the layout makes total sense plus the views are top notch. Yes, this place needs a solid refresh but to me, thats where the fun starts!

Yes - simply gorgeous, but for 1.9M I want laundry IN the unit. Seriously. Best feature is the wrap-around views/ventilation.

@@nancysexton545 - maybe the building has a complimentary cleaning pickup/delivery? But that’s just another expense; laundry in the apartment within the apartment should help reduce that problem.
@@nancysexton545 yes, but I think there's only two or three units on each floor. So there probably isn't that much competition for the machines.

Been addicted to this channel for a few months now and I’m catching up on the backlog of videos. Gonna be a real sad day when I finally do catch up. I have found though that if it’s a video with one of Joan’s units, I’m gonna like the video. she really does have the best stuff.

My old neighborhood! I lived at the building right next door for many years and always admired the one you just showed. Great neighborhood too. The recently built 2nd Ave subway is a huge plus now!!!

As impressive as it is. I can’t bring myself to spend 2 mil and not have my own laundry. Granted if I can spend to mil on a place I can probably afford to have someone do that for me.

I don't what the laws are like in NYC but in CA, my parents live in a community where there is a shared washer and dryer. They wanted their own so I spent $400 to get them a near-top-of-the line washer which hooks up to the kitchen sink. They can move it when they don't need to use as it is on wheels. There are also smaller dryers for about the same price. Unless one is doing laundry daily or with unusual items, it's not a huge deal.
Given how pricy NYC is, the $1000 extra spent on such devices is a minor inconvenience for the value of this apartment. 20 years ago, I lost out on a prime piece of property because my dad kept quibbling about the lack of an extra full bathroom (when we could have added one after purchase). That house and large yard is now out of my range, having quadrupled in value since then.
True. OTOH, I live in a 4BR home of almost 3000 sq.ft. with our laundry room being bigger than many bedrooms shown on this channel. Cost us about 1/10th of this apartment, and our annual property tax is what the owners of this place will pay in a month. The "downside" being that I have to drive everywhere as there's no real public transit, and I can't walk to a nice theater or museum - I have to drive a bit more than an hour for that, although most all other amenities are within 45 minutes travel.
I don't mind, however, as the same applied when I lived in the urban sprawl that is the San Francisco Bay Area where I was raised, and I've driven everywhere most of my life. The only difference now is that the miles between home and my destination are filled with wilderness instead of undifferentiated suburbia.
I said as soon as you said it was in the upper East side "Oooo, this is going to be expensive." What an incredible view. How nice to be sitting in your living room during a snow storm. Beautiful and cozy. kitchen is great as well. I bet there aren't many apartments that go up for sale in this building. This is a gem.
Very nice apartment, great neighbourhood. Not what I would call 'basic' Cash! For $1.9m I would expect home laundry rather than have to drag it down a hall or worse!

You know, I really like this. Yes, a lot of the finishes (especially the bathrooms) are dated, but it has really great character. I love the long mirrored medicine cabinet in the bathroom. Those are the kind of cool features they don't make anymore. Also, the layout is spacious and a really good use of space. You can always update cabinets, counters, faucets or light fixtures, but you can't fix bad space. Great bones!
I can’t help it, I love that rose bathrobe, just gorgeous. The yellow one can go back to McDonalds and the master bathroom is crying out for a jetted tub. Definitely homey, and the living room/dining room make for some fun dinner parties. I wonder if the furniture is included at that price? (The paintings are not to my taste, though I love that little vase they showed at one point.). Also, a usable balcony! Even the Jeffersons didn’t have that!

That is a beautiful home. This has to be one of the better homes you've shown on here. I would live on that balcony, the views, plus it just seems so comfortable.

The bathroom cabinet under the sink is not locked. Most cabinets under sink the top is just decoration.
Think about it- if that were a functional drawer, how would the sink fit?

The Kingsley is at 400 E. 70th St. slightly east of 1st Ave. Just a hop away from the East River and Roosevelt Island...for those who like to know exact locations.

I love it. And 2mil seems more than reasonable for the size and location. I think a lot of the updating wouldn't be needed too much if you just painted the walls, cabinets, etc and updated the fixtures and decor. Then change bigger things out as needed. But overall it seems like a great deal

I actually wouldn’t change a thing in this apartment. It’s perfect as it is. I hate super modern homes and really hate high ceilings, so this apartment would be a dream. I love that the ceilings are low, and the whole feel of the place feels very cosy and welcoming.

Cash I think a good thing to mention when you're touring apartments for sale as opposed to rentals would be the Strata/Body Corp fees.
They can be pretty hefty for larger apartments in nicer buildings like this. I remember here in Aus, my dad and I once looked at an apartmen similar in size/style to this in a premium postcode that my dad was contemplating buying to rennovate. It was $2 mill aud for the apartment but we nearly died when we found out the yearly strata fees were $25,000!
The monthly maintenance and real estate taxes combined are approximately $3,700 a month. What is strata/body corp.? Sounds weird.
@@thecatatemyhomework Not exactly the same, but more or less yeah, maintenance and insurance/building costs etc. So for my 1br apartment, I pay roughly $4k-4.5k a year in quarterly payments for my strata fee.
This goes toward building management, insurance, cleaning, concierge team, maintenance for multiple lifts, pool, gym, tennis court, common area electricity etc.
You obviously pay more relative to the size of your apartment and the size of the building.
We also don't pay land tax here on our primary residence, only an annual municipal fee (rates) for local council services, works out to like another $1200 a year for me.
American Fees sound nuts! $65k aud annualy on top of a $2million purchase price, that's a big oof.

I suppose it's helpful to see high-priced apartments in video because we'll never live in one. It's very nice, but for two million bucks I ain't sharin' laundry machines with anyone! It boggles my mind that for the price they don't include such a basic item, but perhaps they assume that the owner's staff takes care of things like laundry. They'd better at least have a sink sprayer!

Was just there last week, exact block and Avenue. The Little Beet 👍🏼, Patsy Pizza 👎🏼 but most amazing were the locals flocking in and out of Panda Express 😮.
First and Third avenue full of restaurants and great buildings. One of the best spots in Manhattan to live.

I like the views and the three sides exposure, the balcony is nice too
It has been listed for close to four months, something is keeping it unsold.

Over 1000 restaurants have closed in Manhattan since 2020 but you wouldn't know it to see so many still up. One nice condo.

don't see how that is any different than walking into another chain pharmacy like CVS, Walgreens, RiteAid, Duane Read & the rest of them!
@@maddscientist3170 Because where I lived, stores only put really nice things in window displays and CVS, KMART, etc didn’t have window displays at all. I don’t recall there being sales on those items either? We would go to the one pharmacy in town and there wasn’t much thought on how much your soap cost? Window displays in stores were for new exciting things like leather jackets, jewelry, etc

Love it! Now this is living but I couldn't live that high up. Love the kitchen and those doors to close off the hallway. Kitchen was great. Had a little to much furniture in living room for me though. And the windows were awesome with so much light. Great job Cash🥰🤗

That kicthen is set up perfectly for anyone with little ones at home
Built in 1984... So, it’s 38 years old... $1,900,000.00 a great price for a 2 Bed, 2&1/2 Baths in that location. $2,006.00 a month in taxes. Wait for it... Your monthly “Common” Charges are $1,695.00! Both bedrooms have en-suites, that’s wonderful. Plus the separate “Powder Room” (Half Bath) for your guests!
the common fees aren't that bad considering. Still it's been on the market for a few months because it screams 1985. It's a million dollars reno job to bring it into the 21st century.
This place is great. For the city, the size and the building amenities the price is right. The only changes that are needed are updates to the bathrooms. Otherwise its move in ready

That apartment is a great size and a good location. A big HOWEVER, is the whole apartment needs a full renovation and modernised.

not a big city guy but this is one of the few I'd consider ... that kind of money in most metro areas gets you a comparable sized house and no views...not bad
The price is reasonable and the condo is very nice with fantastic views , but no in- unit laundry ? The neighborhood and building is great but no in- unit laundry ? What were the builders even in the 70s (?) thinking ?

Am I the only one who has mild anxiety every time Cash shows the view out of a 20+ window. I keep expecting the aliens to come down and start destroying things. Clearly I’m not familiar with NY beyond a movie. 😂

@@doriswaddington2418 I’m sure they have good fire suppression systems in those big buildings. I wouldn’t live there regardless. I don’t have money to throw away.
