    Townsville is a lovely place... the floods was 5% of the total region. Problem with those low lying suburbs is they will always have issues unfortunately. I suspect the high grade suburbs that are flood resilient aka above sea level will out perform some of those suburbs that were near the top from that list (eg. Northern Suburbs).

    Adam, always great insight. What's ur prediction please on Albury Nsw, or Bendigo Victoria, in the next 1-3 years or warm markets my research is telling me. Whats ur analysis please 🙏

    A lot of the homes in the Rockhampton and Bundaberg area are in a flood zone and to get insurance can be very expensive.
    About 3 years ago there were many homes in the Rockhampton area that were selling for under $200,000 and about 3 years ago there were two bedroom units selling in Bundaberg for around $130,000 but not anymore as prices have increased very fast recently.
    Gladstone still has some good houses and units selling for reasonable prices, around 2018 , there was some real bargains in Gladstone when prices dropped quickly and there were houses and units selling for under $100,000 but not anymore as prices have increased a lot in Gladstone recently but there appears to be some good value still in Gladstone for home buyers.
