Before buying property on the beach, think many times as weather is unpredictable. Consider buying in a higher area but still very accessible to beach.
You don't own nothing 65 feet from the water line in the Philippines.. it's government land open to the public .. it's a shoreline law.

@@agent.86 There is that iteration of that same law in countries all over the world. For example, Canada has that sort of law. At the end of the day if you have a lot of money and want to build something on the shore then the gov will have your back privacy wise.

My Filipina wife was telling me you can get them to build a nice kubo to live in (some of them look pretty nice inside). It would be cheaper to build than a block home. price depends on how lavish you want it. Could be good for temporary housing until you get a real home built on the beach property.

@@cbsguy6363 there is a break in the beach at La Peregrina Pearl Farm where the beach ends and then restarts, so the beach is longer but Roxas has the technicality of the longest continuous so you can walk the entire way without leaving the beach.

You already know a lot and have been around, building up a reasonable level of wider scale regional orientation, still there will always be coming up things in surroundings that suddenly might take, even you, by surprise in overwhelming fashion. We just a major hurricane come through Florida and flooded a lot of beach homes and homes on the water washed sand up on to the roads, completely destroyed whole towns in Georgia and the Carolinas. It had so much rain even mountain homes in North Carolina were destroyed washed some of the roads. Houses were swept away and death tole is rising every day.

Building beachfront in the Philippines is financial suicide. You will need unlimited financial resources as you will be rebuilding every ten years or sooner as the effects of global warming increase and typhoons hitting the Philippines get stronger and stronger. There is a reason there are so many abandoned beach properties in the Philippines and there essentially no insurance in the Philippines you can purchase to cover the damage.
I was naive when I first moved here 20 years ago and wanted a retirement beach front home but after doing research and talking to many old locals I headed into the province and up the mountain to build. The breeze is much cooler, few neighbors, and incredible views of the mountains and sea. I can still easily go to the beach when we want but at least I know my retirement home will still be standing after the typhoons are gone.
100% , i worked it out to every 8 years there will be a super typhoon that will destroy everything . thats not including the smaller ones .. a lot of vlogers say that Valencia in negros Oriental is cooler than Dumaguete due to the elevation, that they dont even use the A/C ..
@@Stefan-f2d in this area we had the 2013 Yolanda and Undang in 1984 that was of significant size to damage buildings meeting building code. It's much less common here, but the risk does exist of course.

Imagine there is a Real Estate Broker posted a house in Cebu City the same size as my house in Arkansas USA. The house in Cebu worth $434 K without yard and mine in US is $275k with huge yard. I am wondering why the Philippines is so expensive in that the City is not Urbanized and the streets are so congested. The location of Cebu house is not even close to the beach.

Exactly. I own a 3br/2ba in the USA with a huge yard also and it is more expensive in the Philippines to have the exact same setup. I bought a condo in Cebu 5 years ago, but the price was half what it is now. I also rent a house in the Cebu area the same size as my USA house for $300 per month. Buying now is very dumb. Renting is incredibly better.

You can price your condo aggressively, still sit there for years with no takers especially with half the units in the building sitting empty with investors snagging all the units up at pre-sale prices, then magically it doubles in value over night. You get these morons that will get into the discussion spouting 'free market' and 'capitalism'.. those ideas make sense, nothing about real estate in PHP makes sense.
Buying a home and property in the Philippines is crazy expensive. You can build a home for quite a reasonable price but people are selling their home for more than twice the price they paid to build it. There are literally millions of OFW's (Overseas Filipino Workers) around the world that send money back to their families in the Philippines every month. These people have been working abroad for many years and many started to return to the Philippines to retire. This is why you see such a huge expansion of condos being built near the Mall of Asia in Manila and of course the creation of BGC. Many of these OFW's are also obtaining high mortgages from Filipino banks while still working abroad. You combine that with the retiring OFW's and you have the perfect storm for highly inflated housing prices. Housing prices in nearby countries like Thailand and Malaysia are about 40% less expensive and much nicer...especially their subdivisions.

So after calculating property tear and wear and empty months no rent and all risks of not getting paid and being forced to vacate by legal ways and your time and effort a property that pays 6000 $ rent per year which is 500 $ per month should be maximum 60 k

Roxas not very appealing for the high prices they want. Bantayan Island, Cebu has beautiful white sand beaches and is more affordable or Palawan as others have mentioned. Siargao is pumping too, so many opportunities there for restaurants, etc.

Yeah, sea level rising 3 to 4 times faster in the Phils than global average. Unless it rises more than a meter from the mean high tide line, pretty much all beach lots will be submerged in 10 years or so

We bought our beachfront in 2005, in Surigao del Sur:, 3600 sq meters, 135ft of beach front, now married since 2006, 4 years to go to retirement there, we walled it in, have city water now. Built a 3 story lookout that is big enough to skery in.
We paid 25,000 US back then and now unaffordable and nothing around for sale.

You can call it a slum area, but it is not. People live there and they own their properties. Their forefathers settled in the area and the government gave them the right to stay as long as they improve it until they were given titles. Some old and not western style built houses exists, buildings more appropriate to the weather and does not cost much. USA housing is one of the biggest headache of a starting family because of high exorbitant prices they charge. Don't fool everyone because I lived in the US for 50+ years, owned 3 homes in California (downtown) before these unreasonable price for a 2 br house came into being. The reason HOMELESS PEOPLE ABOUND IN THE RICHEST COUNTRY IN THE WORLD, called America is the main cause of it all. These slum you called here in the area. no one is living on the streets. Houses were not built not up to your standard but livable. Your homeless people in the US defecate, piss and make trash all over your cities and you dared make comparison? Wake up dude !!! Over here in the Philippines simple living, simple life, inexpensive properties by the beach or high up on the hill. Life is slow, less stress and full of bliss. Foreigners can lease for up to 50 years a land and built on it that you own, and if married to a local the lot will be under his/her name and a designated heir. Paperworks will be done by a lawyer, not someone from out the streets, and you deal directly to the land Registry Office so your SCAM notion can be avoided. Can't buy property in the US without looking a proper document can you? YOU'VE HEARD TOO MUCH FROM SOMEONE.. Only a Filipino citizen can legally own land in the Philippines. A foreigner can apply for a Filipino citizenship after 10 years residence in the Philippines.

If the land was opened up to foreign ownership, the prices would probably drop dramatically due to more liquidity in the market and more rational foreign decision making. Pilipino land owners are hoping for a lottery windfall from just the right sucker with Western cash. Also, it isnt regular pilipinos buying land there, its big companies and OFW money buying up the more reasonable priced land land

Most Filipinos have their own land already, when it was cheaper back then ,the parents bought big piece of land for their children to build their houses when they get married. Like my grandparents did , so we all live in that lot, but house is empty now as we are all abroad and grandparents have passed. This is outside the cities.

I think twice about building a beach house without insurance and foreigners can't own property in the Philippines, the best hope that you stay married for your investment for a very long time, because the Filipina will own property, grab yourself a good lawyer that you can trust, which will be difficult.o

He can lease very long term. It's good enough as long as the lease is longer than your expected life. Will be a bummer for the kid's inheritance though having to liquidate the home they grow up in potentially.
