    I believe paid for rental property is one of the best long term investments, this is a great stream of income once you have all your other buckets taken care of

    I personally wouldn't want to live in the same property as my tenants because it's just weird. No privacy. Constant badgering by tenants. Pass!

      You could compartmentalize and most importantly pick the best tenants for the situation.

    I very much enjoy the Money Guys; I like the way they tell the whole story, not just a tease. When it comes to vast topics of R.E., it's not possible to cover it all in an hour. Most folks think of single family, but there is also multifamily (apts), RV parks, short term rentals, hotels, storage, residential assisted living, offices, agriculture, and many more. I can share my story, but it is not the only story! My wife dragged me into a meeting in 2010 and I liked passively investing in MF. We paid a mentor and trained for 6 month (and continue to learn), so that part is not passive. Some fellow (the GP) finds an apartment complex, analyzes it, puts a bid on it, then starts lining up LPs, his investors (that would be me and a bunch of others like me). NOTE: if you are bring money to the table, you need money! If you are talented in RE, you can possibly bring that to the table.

    My current plan is to rent our primary home after we upgrade in 7-10 years. Trying to get the home paid for first, two bed two bath in Arlington VA in a nice neighborhood. Biggest thing for us is to make sure that we have enough to upgrade and keep the property.

    I know Bryan has touched on a vacation home with friends that they rented out that didnt turn out as expected. Do yall have any insight on true short term rental investing? Not treating it as a personal vacation home, but as a true investment property.

    If you get a bad tenant you could be screwed though. I owned a 2 family house in a NYC outer borough in the 80's and 90's and some of the tenants were a real pain in the butt. However we never had the apartment vacant for more than a month. Apartments are in demand in NYC.

    I am living in a unit and I want to upgrade to a house in three years. I live in a remote town in Australia where the property value won’t go up but the rent is very high.

    Why didn’t y’all take into account the fact that (1) you are still potentially paying the mortgage each month, so you have more $ in the investment than the initial $30K and (2) you still owe the remainder on the mortgage when you get ready to sell, which you have to pay to the lender, so your actual rate of return in reality is likely a lot less than what y’all calculated?

    Excellent show! I drank all the Koop Aid on blended up the “brochure” and made a real estate smoothie.
    Well it’s been a compete disaster. HGTV and all these TH-camrs in influencers are lying. There are SO many costs you have to account for behind the scenes. The “no money down” is compete BS. I used a “program” that has the slogan “50k in 90 days.” Well Im ok month 20 of a flip that is set to close Monday…HOPEFULLY! I’ve incurred over $50k in holding costs, a fired contractor, plus several thousand extra to say the least. The biggest thing that took a toll was my mental health and marriage

    Question about the sale of my primary residence. I bought the house over 5 years ago in a short sale. I was single at the time. Since then the house has appreciated a good amount. Recently I got married and we are looking to start a family and upgrade the house. Since I'm the only one on the deed will I be capped at 250k on the capital gains break or since we are now married and filing jointly will that go up to 500k...or is there a time limit that she needs to live here to get the added amount

      Honestly it won't make a huge difference, most I see us making on the house is 250k.

      I would sell from a brokerage account. Not from retirement accounts. You're just shifting part of your investment strategy from stocks to real estate.

    Since I have the skills to refurnished property and a wife willing to get right end there with me. We have made a fare passive income with excellent tax write off. That covers all of our expenses and then some. But we put up with and struggled alot. Harder than your average person is will to do. The pay off is it make money still in down turn and 100 percent net came alot sooner. We also have never bought a property we will sale until much later in life.

      It means that you can no longer take a loss up to $25,000 on real estate activity if you are an active investor. So, the loss will carryover until you profit if your income is too high.

    Exactly it's not just tenants, toilets and taxes!And most importantly a business!Passive can be good but it's not great.I think greatness comes from how much and how many people you help!Try 20k for back up money and the bank still looks at you crazy 😦🤣🤣

      The sad thing about inflation is that even when you get it under control the damage is done and those prices never go back down. It's easy to be an investor during the good times. It's hard to be an investor during the hard times.
