Sir , needed your Guidance on two points as I am planning to buy flat in Pune West i have short listed megapolis in phase 3 and godrej in malunge as these are near Hinjewadi IT park now I hav dobut that megapolis have better road and metro comming up but seems like supply is more then Demand as I have searched atleast 30-40 flats are already there for resale ...so wether i will get a good rental yeild if I invest in megapolis..my second question is for godrej as you know better godrej costs on a higher end and as mahalunge is not yet developed will it be a good decision to invest in godrej properties from rental point of view.. please Reply as soon as possible...your opinion will be very helpful for my decision making...thank you.

Yes even Wellington project in Draft agreement it’s different but the wordings of the agreement in amenities says that it will be kept with builder and owner or society cannot claim any land of amenity area and builder can change plan for amenities accordingly… this was for the agreement in Wellington Pride World
If you check prices in Hyderabad and Bangalore then you will feel Pune’s apartments are better n cheaper. Yes in certain localities such as Baner, Balewadi, Kharadi, etc prices are high. But, if you look at overall Pune then prices are still affordable.

Bad News for days ahead with Pune. Pune shifted its industry focus from manufacturing to IT . With the growth IT industry real estate grew accordingly. Resulting, in overdependce on IT. With SVB fiasco , more fiasco is likely to happen in near future,clearly indicating dark days for IT and in turn for Pune real estate. Pune real estate is likely to experience reset in pricing ..
