So the house is shaped like a U. For $1.8M+ , I need real wood floors. That is vinyl flooring. The half bath off of the foyer is the ONLY thing in this house that is probably real. The counter tops looks like travertine, which is cheap. Real tile, is thick, it's not thin. Mirrors aren't framed. With those tall ceilings in the masterbathroom it's going to always be cold. Heat rises. For luxury, we need jets in the tub, jets in the shower. Also, for $1.8M+ I NEED 20x20 plus a separate sitting area of 10x10 with a fire place, and private patio. I've lived in Frisco for 8 years and if u had $2.8M+ to spend for a home, I would never buy a new house because the cheap materials that are used is bad. The carpet is industrial carpet. For a home that your probably going to pay $10K+ a month for, if it's truly custom, your materials need to be real.

The you described will be just like all the others being built their. Price for the 1 acre lot is $2.1 million. Custom build job 18-24 months will end up in the area of $750+/sf. Developer has alot of architectural grade requirements. No luxury vinyl there. Reach out and I can put you in contact. Phil Martin
question why the rooms on 2nd floor have carpets instead laminate or something hard only rooms have carpet floors why don't they unite with 1 material?
