London U.K. has a high clay subsurface after about 3 m deep. However we have deep tunnel underground tube tunnels that have been running for over 150 years. Also a lot of hnw individuals ( basically rich ppl) who can’t extend their central London houses the normal ways owing to lack of space will then opt to build a high end basement

Move to Texas 12 years ago and live on the Little Elm/Frisco line for the last 10 years. We have seen the area explode.

Moved from Boston area to Park Cities area of Dallas, Town of Highland and City oh University Park. Love it. So much better than the northern Suburbs. Top notch public and private schools. Amazing municipal services. Everything is at our fingertips.

Interesting take on the area. We moved from Flower Mound after 25 years to Uptown. We are retired so schools and other things have fallen in priority. However, we have had an incredible rise in quality of life. Traffic in the suburbs is terrible. Main intersections are many cycles to get through. It took about 20-30 min to get anywhere. Uptown is sort of the eye of the storm with regard to traffic. We are surrounded by it but hardly affected. We are 5-10 min from everything. Medical, AA Center, Arts, Klyde Warren, restaurants. Plus, the McKinney trolley is amazing. We are not blighted by endless strip centers and franchises. Taxes are a little higher but expenses are a little less. In a Condo utilities are way less. No direct lawn car or pool upkeep. Property insurance is 1/4 what it was in Flower Mound. Maybe you could feature this Dallas living option in an upcoming show? For short trips we can Uber. Rarely have to drive long distances. Also, there has been a lot of new multifamily and we have a great mix of young and retired. We share everything in shifts. We take early and they take late.😊

So the house is shaped like a U. For $1.8M+ , I need real wood floors. That is vinyl flooring. The half bath off of the foyer is the ONLY thing in this house that is probably real. The counter tops looks like travertine, which is cheap. Real tile, is thick, it's not thin. Mirrors aren't framed. With those tall ceilings in the masterbathroom it's going to always be cold. Heat rises. For luxury, we need jets in the tub, jets in the shower. Also, for $1.8M+ I NEED 20x20 plus a separate sitting area of 10x10 with a fire place, and private patio. I've lived in Frisco for 8 years and if u had $2.8M+ to spend for a home, I would never buy a new house because the cheap materials that are used is bad. The carpet is industrial carpet. For a home that your probably going to pay $10K+ a month for, if it's truly custom, your materials need to be real.

We moved to McKinney from San Antonio in 2018. We are very happy to have made that decision.

I'm sure you know your business, but I've been living north Texas for 40 years and this is first I've ever heard of clay down there. I had always thought there's no basements because the ground is so hard, it's solid rock limestone and contractors think it's too expensive to bring in powerful digging machinery, just pour a cheap concrete slab on top

Some of the basement end up because in the north the frost line can be 3 ft deep so by going 3 ft more and foundations 2ft you end up with a full 8 ft basement

Because of cheap ass construction. Texas homes are pieces of shit just like Arizona homes. Unskilled migrant labor, the lowest bidders!

In the Houston area, basements would become indoor swimming pools at times and as he states our clay soil is a disaster.

Some communities here in Pennsylvania are built on slabs. The reason is the clay soil. No where for the water to go but in a basement. My father was an industrial arts teacher. He told me what to buy. Others with basements get flooded out. Me? Dry as dry can be

Native Texan and I've wondered this myself.... but grew up knowing to water the foundation. I live a bit south of Houston; a few years ago we went 6 mos with no rain. I couldn't keep the foundation wet enough and the cracks and shifts began. Many hairline cracks and started sloping but then the rain finally floated me back to level. Many people leveled their houses during the driest time and when it floated back, it cracked and busted all the tile, woodwork, built-ins etc... mess for many. Is that because they leveled when the ground was driest?

This not only answered the question of why basements aren't a thing here, but also why the walls are textured. I honestly do not like the textured walls, but at least I understand them now. Anyway, aside from that, I'm very glad I watched this as it can help set my expectations appropriately.

Texas is huge state. The soil in the Dallas to Houston corridor will be much different that Nacogdoches or El Paso.

Yep, gumbo is the problem. Here in Houston we are sitting on 20,000 feet of it (see "Geology of the Gulf Coast and Central Texas" published by the Houston Geological Society). Of course the water table being close to the surface doesn't help either.

Slab foundation...the right way is drill piers down through the clay to the underlying bedrock. THEN pour your slab on the piers. No settling, no cracking. All it takes is money... every house in Texas was built this way before the 1960s. I've been involved in construction in Texas for over 40 years.
