    Saw your post on a Sebring Mobile same day tried to call realtor and sales rep never responded . You even said you have worked with them before. Best to check out the realtors,

      Every realtor I work with is a very successful professional working for well established agencies. I'm sorry if you had difficulty contacting one. Perhaps if you tried their office? All of those agencies are listed on the website.

    i enjoyed seeing this home and community. wanting to move to florida and id love to see more Mf homes/communities with boat docks and waterways leading to the icw.

      Glad you liked it! Frankly this park is a bargain in that regard. There are very few such parks on the Atlantic side that I know of. I haven't really looked north of St Augustine though. Most parks on or near waterfront property were sold for condos or other developments long ago. There is one being built in Jensen Beach.       Not clear if they will offer dockage but you can call and ask. There are quite a few on the Gulf side.

    The dock/storage fees plus prop rental n hoa fees would destroy our monthly ss.

      Not sure what the storage fees are there, if any. The monthly lot rent, including the dock, was $645 in 2021. I assume it went up in 2022 but not sure how much. This is pretty low for a waterfront property and really low for a lot with a dock that has access to the ocean. Compare it to o home in a land-lease park I saw advertised recently in Vero Beach at a lot rent of $1,650/month! That said, the day when you could afford these parks easily on only a monthly SS or other government payout is pretty much over unless your SS is quite high. I am lucky in that both my wife and I have pretty high SS payouts and we can sustain a home in a resort park on around 40% of that income. Gentrification by those fortunate enough to have substantial savings in 401Ks and large equities in properties they are selling up north have driven prices up beyond what most who solely rely on SS can afford. The same is true for apartment rents and site-built homes. And this is not limited to Florida.

      The conundrum with that worry is how so many manufactured and mobile homes (including ALL of these) are still there and in great shape after 30 - 50 years' worth of hurricanes in Florida. In fact, there are hundreds of thousands of 1990 and earlier that somehow survived.......And, while I see headline grabbing photos of mobile homes destroyed by hurricanes every few years, I see demolished cars and fatalities on the highways almost daily. Doesn't mean I stop driving ... Also, some locations are less prone than others. Being just a little inland makes a big difference, too.       This park is in Brevard County which has an unusually low exposure.

      What FMHL tells you is down to the point! While visiting Cocoa Beach, some people told me that that area is not highly prone to hurricanes. And as he says, we hear more of automobile and even plane accidents. 😉

    Excellent video. Very intriguing property. I live in Carpinteria California, near Santa Barbara. Space rent is under 500, but utilities take it up well over 500. The weather here is mild Mediterranean wonderful, but the politics are not good for me, although I get along well with my neighbors. Mobile homes sell for well over three hundred thousand and it's about 2 miles to the beach. Florida is most appealing to me, and thank you for your nice video.

    Russ,,are there any manufactured 55 and over communities in the Gulf Coast walking distance to a beach???... to me that would be the ideal retirement type community.. we enjoy our beach up in Massachusetts in the Summers... and we are looking to be snowbirds...tks

      Cheap is a relative term. I think we clearly show there are bargains for almost everyone through buying manufactured housing in Florida. In this case, it would easily cost you half a million in most managed communities to live with your own boat dock on water navigable to the ocean.

      I imagine I'll get there some day. I have a friend that lives in Homosassa. But that's about a three hour drive for me and there are quite a few areas that have these communities. My videos are all shot in person and typically take a couple days onsite. I'll look at what's in the area though.

      Hi, there are quite a few nice 55 Mobile Home Parks in those areas, which I won't mention since I'm not aware of the rules here...
      Sometimes I consider moving to Cocoa Beach or nearby vicinity.

    Hello I’m 23 yo and moving to Florida soon. I want to know if I can purchase my own private land property, then. Buy a mobile home and place it there?

      Yes, but not everywhere. Best bet is to decide on an area that interests you and talk with the nearest manufactured home dealer near there. You don't have to buy one to pick their brain on where MH is allowed (through zoning regulation). Before you make any commitments, be sure to get something in writing from the city/county building department saying you can put a MH on the specific lot you are interested in.
