- I was not happy when I vissited the small laundromat earlier this week and after not be able to get a hold of the tenants and I even less happy with them. We will see how this goes.

Car wash bays can make ideal paint booths. They're repairing cars from insurance auctions.

That's a salvage/ auto auction sticker. It's from either iaa (insurance Auto auction). Or Co-Part. They are rebuilding salvage cars. I would be careful there because they could be dumping automotive fluids into your pit for the car Wash. Oil ,transmission, antifreeze. And that is a EPA violation.
The whole thing is a major liability and to be sure, they don't have any kind of insurance for when TSHTF... that will be on Mark to deal with.

I see the lost and found pile becoming a bonfire. Best to just trash the clothes.
Although its a nice thought to leave things for people to reclaim - more than likely those are trash items or homeless leftovers. Never leave things in a lost and found pile, it just trashes up your laundromat for no business benefit to you. Good people will appreciate your business more if you keep it tidy - you are letting your tenant with the auction cars abuse your good intentions.

Stickers on the windshields are from auctions, rust on the rotors shows that car's been sitting a LONG time. Either bought and trying to flip, or stolen.

Definitely auto auction or salvage title cars from Copart. They're likely fixing and reselling them. Use Google translate when communicating in person with them. They'll understand that!

Almost every place I rented at in the lease agreement it states "vehicles must be serviced off site and not on the property. Checking the fluids (such as oil dipstick and the windshield washer fluid) are okay. You should upgrade your lease rules to ALL your tenants.

Have you had the police check the VIN numbers? Are these stolen cars? Do you know how many people are living in the apartment? Not on the lease, but who are actually living there. Also does your rental contract with the state specifically that they cannot have a business on that property?

The sticker on the blue car means it came from either copart or iaai insurance company auction. I think that is a copart sticker. I’m guessing they are flipping it to get the money out of it. I would guess the white car also came from an auction.

Yep those are auction cars aka salvage titles and dont think its paint more like its wet sanding residue . has for the white car the neighbour can have the police come ticket and tow the car for illegal parking on private property . youve got a bigger issue on your hands if their repainting cars in the carwash your building insurance is going to give you serious problems and the town will cause you headaches for the fact that the space is not zoned for autobody repair its zoned for a carwash .

@@michelestellar7725 As a landlord, he has a business reason to access their info from the big credit reporting companies, do background checks, etc. So basically, he can pay a fee and run their numbers. But as this shows, a clean background check just means they haven't been reported on yet - not that they're really going to be great tenants!
As much a pain as the blue car is at least you have a little leverage over them.Can you charge the paint removal from their security deposit?Given their behavior overall,I wouldn't trust them on the building rental

My life gets so ruined when I get myself into a streak of associating with really stupidly-socialized bad people who have a taker mentality. One seems to lead to another. Right now my whole act is all cleaned up. I love it. I am so peaceful in my head my day is my life. I can only try to help myself stay away from badness.

You're too nice and bend the rules for tenants too often. Common theme in your videos. Need to stop a violation the first time and give no leeway on the rules. Tenants will tell a sob story to get a benefit and disappear when time to take responsibility. So protect yourself by giving no leeway.
