    Ugh, I can’t afford anything in my State (NJ) lol but since I work remotely I can live anywhere, so I may need to explore renting for a little bit out of state to get a feel for the area before buying.

    I understand the insurance will go up when the home value increases but if the value goes down will the insurance decrease

    What credit company do lenders used the most? For loans

    If you ask for a higher rate for closing credits. How long will it take to recoup that before it hurts you? Could you refinance to lower rate after. What's a win win situation? Will need to apply for DPA and closing assistance already.

    Hmmm. Floating is not that easy as you think. And switching lenders 15 days before closing date, can put the borrower in serious distress.

      @emmanueljean-charles4580 Thank you for watching , its not impossible either. In my experience when lender #1 know you are leaving they will match the other lender's rate. The main point of the video is for buyers to know they have options. I always recommend at 3 pre-approvals so if you have to make a switch you are not starting from scratch. @emmanueljean-charles4580 Thank you for watching You will be surprised how many lenders do not even discuss the rate lock process with clients.

    Question. I have 4 credit cards and never left a balance, and I have a great credit score 785+ but I have no other form of credit mix, like a car loan etc. Would that affect my application for a mortgage loan since I don't have a credit mix???

    What determines the rate? Credit score, down payment etc? My credit scores are 800s. Need DPA and closing assistance as 1st time buyer.

      All those play a part in the rate offered to you, but I would say the over all financial market plays the most part. If the average rate is in the 7% range, just because you have credit score in the 800s will not get you a 5% rate you will just get a better 7% rate. @NewYorkYankees1 Thank you for watching

      What is your email address?
      Question: I applied for home loan and was approved for 300k. I asked for the rate and got this response:
      I have you pre-approved at 6
      5% but that is NOT locked. We can't lock you rate in until we have a contract for a house. I have not done any shopping for you through our 70 lenders yet. I will do that when we can lock the rate and fees. The 6.5% is just making sure your debt ratio is in line. Let me know if you have any questions. Thanks.

    Question. Im planning on going through NACA for my mortgage. I have a joint account with my ex husband only to be able to receive child support monthly. This child support is not court ordered and is the same amount he transfers every month to that account. Do I have to disclose this 1 account which is at another bank to NACA or need a LOE for it? My bank is with Chase.

      If you want to use the income to qualify, and if there is an income limit you will have to disclose.

      Rates will likely be lower but there will be more competition. So get in when it makes financial sense for you.

    I tried purchasing out of state 4 hours away with an conventional loan they wanted me to pay more than what was first said which was 7,500 anyway topay less

      I'm sorry to hear that, my channel videos are free and I have a free FB group and I go live often. My masterclass is just everything organized for the first time buyer, so they know what they need to look for in each step and not make expensive mistakes. Never think of not being able to afford, you just are choosing not to allocate your funds to the masterclass and that is fine. Sometimes it will cost you more trying to figure out everything on your own. If you can afford a house, you can afford my masterclass for sure😊.
