Thank you for your expert advice. It really helped me and my mom purchased another home. It was my first time actually purchasing a home as my previous home was inherited. I used a lot of your advice did not need the USDA loan but found I think my cousin Kevin Jefferson in Georgia, He led me to my agent. AJ Randall in Houston, my mom and I purchased a new construction home and my selling agent Karen Gillespee in Florida get started, we are so grateful to all 4 of you for guiding us With the process, we are now home owners. My agent told me to use a person he knows to inspect the home. Do you think a good idea or should I hire a different inspector.

@@abrewel4331 I used the recommended inspector🙋🏽♀️ He was spot on. Just so you know your agent generally comes with a whole team before & “if lucky” after purchase. Stay encouraged.
Your agent should give you a list of at least 3 inspectors, and you can choose one from that list or choose your own. I wouldn't just go with the one person the recommend. Thanks for watching

I requested a pre approval to two companies suggested by Government website. I submitted all the documentation required (takes time believe me, copying, downloading, etc). I got a phone call from a rude lady that told me "Is it that all the money you make a year?, you barely could get $100.000", when I tried to explain about my 401K and the cash I make with side job, my intention to Air bnb a room, she just interrupted me and said she didn't know what I can do with $100.000. I said thank you and hung up. The other company I apply for, didn't even call me. It's so discouraging.

Gm Mrs Hill. 2 questions,Hoa, I know its included in your Mortagage but when it comes to the payment when you're already in the house is it a separate bill or still included in the Mortagage payment? Reason being, I hear some people stop paying their HOA for various reasons and I figured it may be a separate bill? 2nd question, in a previous video you stated to have at least 7% saved for DP and CC, will the lender let you close without reserves? I watch videos on Homeownership everyday all day lol, I need to educate myself, I don't want to make any mistakes you have taught us lol. Hope all this makes, and enjoy your day. Btw, I've been working diligently on my credit score within the last 2 months, it jumped from 695 to 772/ 787(Credit Karma). I paid off a collections bill and 2 credit cards. If i don't plan on buying until late next year or early 2026🙏🏿 do you think I should still get pre-approved now? I only have 1 loan of $7K left to be debt free. (Sorry that was a 3rd question) 😮. Answer #1 - The lender will include the HOA payment in your qualification/payment. However, most HOA fees are paid separately from your mortgage payment. So it you are getting a condo for example and that HOA fee is $300 a month, that will factored to the overall payment for qualification purposes.
Answer #2 - Many..I would even say most lenders will let you close without reserves, but this is a good question to ask during the pre-approval process. Great job on your credit and preparation. Hi Mrs Hill, what happened if you have too different credit score one is higher than the other one?
You actually have 3 credit scores, and they will all differ. You have one from Equifax, Experian and Transunion. Mortgage lenders use your middle score, meaning the exclude the highest and lowest and use the middle for qualifying. Thanks for watching.

My husband has a credit union account, I dont. If you dont have an account with a credit union can I still go into an office and ask for a mortgage loan?
All credit unions are a little different but many will want you to have an account with them. Some accounts you can open with as little at $5-$25. So you can apply but they may also ask you to open an account, but you don't have to move all of your accounts there. @pennycsingh5427 Thank you for watching

Get pre-approved, if you want to use the down payment assistance start looking for those options. Ask you family member is they will contribute to your closing costs, that might be more important than taking money off the price. Talk to your agent about buying from a family member there are some mortgage rules regarding this, so your mortgage type will matter. Good evening I just had to pay a lawyer because I’m trying to get my earnest money back I’m so upset now I no that the
Realtors are just for themselves I thought that if I didn’t want the house that I would be able to get my earnest money back and now they’re giving me a hard time now I am afraid to sign anything. He keeps texting me saying sign his documents. I just keep ignoring him. Should I sign them or wait till he gets the letter from my attorneyabout trying to get my earnest money back thank you for always helping me.
You usually have 3 protections to get your earnest money back, during the due diligence period, finance contingency, appraisal contingency. Also, if the seller is in default. You were right to get a lawyer, but have that lawyer write something up and give it to the lawyer or broker holding the earnest money because they might be able to disperse it to the seller without you signing. How much is it and who is holding it?
