This tbh. For example the metro in Cairo, most tourists don’t know it exists. So cheap yes, but could at least charge non-tourists extra. They know how to spend money but not to manage it. Getting a visa or residency is complicated. Different rules for resorts and Cairo etc. Took me ages to get a visa. Do they not want my money? The banking system has potential but they try so hard to scare off investors. I would like to open a bank account in Egypt but when I got there they started check points to search people for dollars. 🤷 red flag 🚩

Egypt has miles of undeveloped coastline along the Mediterreanean and the Red Sea- both in the gulf of Suez and Aquaba. Coasline cities areas could attract all sorts of capital from the wealthiest to the poorest. Its actually a shame that Egypt couldnt develop it themselves, but should partner with those who can.
A lot of the coastline along the Mediterreanean is populated with "summer compounds" for the wealthy Egyptian Elite, starting from Alexandria all the way along to Marsa Matruh.

Between Marsa Matrouh and all the way to the end of Ras El Hekma there is so many Egyptian powered development exiting and even more under construction that sum to more than 15K acres along the shore of the Mediterranean sea. Secondly The area of Ras El Hekma has had very small developments since King Farouk in the 1940's and has been recognized since then as a beautiful spot with beautiful sea waters and beautiful white sands, so there has always been the concept of transforming it at some point to be one of the most attractive tourism hot spots amongst all the countries and cities overlooking the Mediterranean Sea. Lastly it really gets on my nerves how you pronounce Emirates!

Shirvan's channel is really one of my favorite geopolitical channels. Egypt has miles of undeveloped coastline along the Mediterreanean and the Red Sea- both in the gulf of Suez and Aquaba.
Coasline cities areas could attract all sorts of capital from the wealthiest to the poorest.

Houthi hedge. By having a port controlled by the UAE in the Mediterranean, they can conduct deals, ship/receive goods and bypass the Hourhis shooting at anything passing the Red Sea. Okay so for a start the north west area of Egypt's Mediterranean coast isn't deserted, as someone living in Egypt and works in the real estate industry, that area has a very old city called Marsa Matrouh that been living for decades and has one of the most beautiful seawater in the globe.
Between Marsa Matrouh and all the way to the end of Ras El Hekma there is so many Egyptian powered development exiting and even more under construction that sum to more than 15K acres along the shore of the Mediterranean sea.
Secondly The area of Ras El Hekma has had very small developments since King Farouk in the 1940's and has been recognized since then as a beautiful spot with beautiful sea waters and beautiful white sands, so there has always been the concept of transforming it at some point to be one of the most attractive tourism hot spots amongst all the countries and cities overlooking the Mediterranean Sea.
Lastly it really gets on my nerves how you pronounce Emirates!

Meanwhile, the Greek-Egyptian-Israeli-UAE axis could have been mentioned too, which in essence has the objective of flanking Turkey over control of Eastern Med.
To be honest, I don't think it was objective presenting Turkey as the sheer military and economic power in the region. It already overstreches and it has benefitted a lot by its role in mediating the Russo-Ukranian grain deals but once this leverage is gone, it might find itself more isolated than before, having strained ties with Europe and some Middle Eastern allies. On the other hand, control over Eastern Meditterenean is part of the Greek grand strategy too and Greece is lurking for any opportunity to secure its position.
