    Another good video with useful information. After we could not find the perfect house, our agent found us the perfect lot, with a local builder, and she stewarded us through the process of purchasing the land, and the monthly draws on the actual build. It was WELL worth the commission to have her involved, and we're extremely happy with everything. Please keep these videos coming, they are extremely informative...

    One of the bigger check points on my list for Idaho home is Radon. How to go about checking for that in a new home?

      Great question! We have several “go-to” home inspection teams here in the Boise area that we love connecting our buyers to. If radon is a concern (either on the buyers side - or based on the area & community’s history) we just ask them to be sure to include that test in their inspection. If/when there’s a concern it is ALWAYS worth including (and isn’t difficult (or expensive)to do).

      You’re welcome, glad it’s helpful! 🙂 And gosh, the “best” time to visit Idaho is a tricky one - I’d say that the most beautiful (and most comfortable) time to visit Idaho is between late May and early November. But for our clients, who are seriously considering moving here, we often tell them that the “best” time for THEM to come visit would actually be during what we would deem the “worst” & “ugliest” time here - which would be between January and early March. Reason being - we always think it’s best to see an area at its absolute worst/ugliest/coldest - because - well, if you/they can love (or even like) it at its worst… well then… all up from there right?! 🙂

    What are the pros of cons using a realtor for new construction?

      Thanks for the question! Having your own representation is almost always the smarter choice of when it comes to new construction. The builder’s sales agent/sales team represents the builder, not you. Their goal is to sell the property at the best terms for their builder. Your own realtor, on the other hand will work exclusively for you, ensuring your needs and interests are the top priority throughout the process. And while I can’t speak for every market, here in Boise’s Treasure Valley, all of the main builders are covering the buyers agent’s commission (so your agent’s) in full. So by not having your own agent and representation (and instead just going with the builders sales team) you’re essentially losing out on having your own advocate (who you don’t even have to pay for).

      Having buyers agents commission covered is incredibly helpful for all of our buyers!
      And good question about CBH. There was a time that we weren’t thrilled with the quality we were seeing (mainly around 2020/2021) but after that (Boise is a surprisingly small area - and word spreads quickly around here) they really worked to pull evething back together and get their quality dialed. That said, it can vary based on community (and the supervisor in each community). Over the past several months we have helped five families buy CBH homes - and for all of their unique situations CBH was a great fit. The incentives, layout, communities and price points can be ideal for many. Totally just case-by-case. Thanks for the question!
