Alexandria Real Estate Equities is listed as Office but not really comparable with some of the other Office REITs on that list as they own Life Sciences and Technology campuses so not affected by home working. I own Alexandria Real Estate Equities, Prologis, Four Corners Property Trust and Realty Income in my portfolio
I own all those too except four corners. Alexandria really isn't office, your right. I was just over to their beautiful campus, in the Triangle and been to the one in San Diego. They are life sciences and tech and when over there they had some gorgeous green house buildings as well which this type of farming is becoming more pop
offices are not going to recover anytime soon - as long leases come to an end companies will downsize and have a hybrid model to let employees work from home more REITS in warehouses and medical facilities and care homes are the future - these have been dragged down but will rebound well in the years ahead

What's in your portfolio? I've held CIM for 3 years it is trounced by market conditions share dilution and reduced dividend. SCM - has been run pretty well MPW - added some due to the channel and seeing opportunity to add some different property type mix. AGNC - trounced GLAD - has been OK O - has definitely been underperformed SKT - surprisingly has been the best performer, who would have really though retail?
Tough question. I was in Ameritrade and Schwab finally integrated; I hate the clumsy website. I never considered Vanguard good for active investing/research, but use for the bulk of my buy and hold investments - funds. Will eventually leave Schwab, maybe migrate to Fidelity.

I don't like closed real estate funds. I don't like to wait to get funds out. I also don't see why you wouldn't invest in a publicly traded REIT.

Great time to buy. Lots of states are changing laws to switch commercial to residential. Lot of cash to change, but tax breaks will help.

I have O, STAG, AGNC, ANR and GNL…I also have IRM that is officially a REIT, but it also runs data centers so it is a little complicated.
