Let me update you on current cost for wells and septic tanks in Arizona. I just completed several projects and obtained several bids from different contractors. The following is the average cost in the regions we are working in. Pima County , Tucson Metro area, traditional septic will cost $10,000-$15,000 installed plus permits and perc test as well as design. Non- Traditional including Aerobic system normally non perc will run $28,000 to $50,000. Pinal County, Casa Grande area price very competitive to Pima. Maricopa County including Phoenix Metro area traditional septic will cost $8,000-$13,000 installed plus permits and perc test and design. Non-Traditional are rare in Maricopa County so don't have current price. Well drilling with permits and design run around $28.00 a foot average depth in Pima, Pinal and Maricopa County is 630 feet so would $17,640 for well head casing. With pump installed and pressure tank, control box and pipe to bring water to ground level, expect another $12,000 to $18,000 depending on pump size and gauge wire etc. Now for electric I've only worked with Trico recently and was given a price of $32,000 for 1000 feet run of electric to 200amp box that I supply at a cost of $1,700.00 plus permits. Cheap land here is a joke! never buy!

2021 I bought one acre Mountain View lot in Casa Grande Az for $35,000 cash, in early 2022 I bought a double wide manufacture home for $120,000, to pull Pinal county building permit cost me $2,000, septic $8,500 , Az water company $7,000, 700’power trench and conduit installation by contractor, installer $35,000, total cost $210,000, market value $300,000 today.
Serious question. I live in Arizona. I know how much we depemd on the Colorado River. I also know how many acquifers have dried up. San Carlos and Gila for starters. The draught doesn't look like it is going to end. What is the land going to be valued at when the water runs out? It has before. I am interested in buying AZ land, but I am also very aware of the water problem. And the day the MSM discovers another panic porn story, they could all but tank our Arizona land.

Well and septic easy enough to source and install? Figure around $5000 for the septic. Wells range from around $5000 if you are lucky enough to only drill about 100 feet. My well is 700 feet and costs $20000. If you find property with this already installed that is usually easier to work with, Any other method of obtaining water is not nearly as easy (once installed) or as dependable.
I heard some counties aren't even issuing well permits. You can haul your own water. Costs $.25 for 20-30 gallons. There are also people you pay to haul it for you.

Just bought land in AZ and am buying more. 10 acres is the magic number. Two counties I looked at were way more restrictive under 10 acres. Yavapai was more restrictive, Coconino was way better. If you want less restrictions, Apache, Cochise, etc. Yavapai wouldn't even allow a storage container under 10 acres. They also only allow you to camp on your own land three times a year, 14 days max. I was horrified by how restrictive they were.

Very nice. My wife and I own 40 acres in eastern AZ. While it is improved it's not finished. Everything on the property is paid for free and clear. Taxes are cheap. We do have an HOA here, it's like 160. A year for road maintenance. We're getting older and my wife has a medical condition that requires her to travel 3 days a week. And that is the only reason we would consider selling. Any thoughts would be appreciated. Thank you.

Located in northwestern Arizona halfway between Kingman and the California border, close to Lake Havasu. The parcels include mineral rights and water rights which is rare in AZ. What a stupid question? Seriously Do you know how many millions of variables go into owning raw land? If you're asking about property tax, it's usually $5 per acre (roughly). Other costs depend on what you do with the land.
The Federal Government is not supposed to own land outside of the 10 square miles known as Washington DC. So how do they own 40% of the land in Arizona? Can you explain this?

Make sure you keep your eyes and ears on water. Right know Lake Mead and Lake Powell is at a all time low. And Arizona will be the first state to be cut for water supply.
You are partially correct. That will only effect Vegas and Tuscon in a major way. Lake Mead is responsible for the power supply in Vegas as well, via the hydro generators in the Hoover Dam.....do you really think they will let Vegas run out of power and water?? Ger real! Most of Az is supplied from the White Mountains snowfall and runoff via the salt river. East Navajo County/West Apache county sit on a aquifer large enough to supply for hundreds of years....not to mention the consistent snowfall that continues to feed it. Stop buying into media hype. Golden Valley is reasonable, close to alot of stuff. Anywhere near kingman is good in my opinion

The prices can be cheap, but if there is no water, electricity, etc, etc , it would be useful. You would only paying taxes.
