    Omg ur amazing....u just helped me with not making a huge mistake.....I was trying to get financing to buy a home that I planned on living in forever.....the finance company kept trying to finance me for a multi-family commercial property, butttt come to find out the property is actually a single-family from a legal standpoint....keep making these vids and thank u so much 💓

      Actually Roxie them trying to finance you for that isn’t such a bad idea. You could live there and rent the rest of the units making you some great passive income without doing anything!

    Me and wife just want to buy 2+ acres of land to eventually put a manufactured home on it, and in the meantime put an RV or Shed to home temporarily for 2 years until we qualify for the FHA loan on the manufactured home land deal.

    Subscribed. I recently purchased a home via tax sale. I don’t even have possession yet and I already have the zoning department calling me and saying it can’t be a 4 plex because I need to have 2 parking spaces per unit. I already own a property in the same zoning code and it has 4 units and no parking. The new house i purchased has 4 utility hookups already, I would not have purchased if it did not. Only one is hooked up. So I guess my question is, does zoning apply to only new construction and the fact that it was previously a 4 plex make it allowable usually. If you’re not sure where could I find that information?

      Wow! That sounds like a pickle. I have to be honest, I don't have any experience with multi plex units. My best guess would be to have a meeting with the County's planning and zoning department and try to get to the bottom of it. The County zoning ordinance documents should have the answers you need. Hope this helps!

    Question ? ? What happens when two houses share the same driveway. How does the house in the back have access if the house in the front has already parked their car there in the front driveway that is shared with the house in the back. Zoned as two different Lots sharing one driveway.

      Hi James! That sounds messy! The best way to resolve this issue might be to talk with each other and find an acceptable solution for both owners.

      @@CompassLandUSA thank you for your reply your advice actually worked great for the first owners however the problem Now lies with the second tenants that occupy the front house they are not as Cooperative as the original owners. I am the house in the back and this whole ordeal has turned into a huge nightmare. Because oftentimes I will try to gain access to my house in the back only to find all kinds of vehicles parked in the front due to when the front house has their friends over. To make matters worse parking in the street is not allowed. Oftentimes I have to park my car three blocks down at a public park hoping that my vehicle is not towed for parking there overnight. Unfortunately my situation is extremely rare because most people on my street do not have to share a driveway and if they do share a driveway it is a double wide driveway not a single wide. Whoever zoned my lot obviously did not plan ahead. The sad thing is is I have plenty of property that I could put a driveway in that would lead to the back of my house unfortunately the county and zoning department will not allow that to take place so it's truly a catch 22 situation. However I do appreciate your advice and I will continue to look into this matter to see if I can come up with a better resolution. I'm at the point now where I'm literally contemplating on bribing the tenants that reside in the front house. Although they're not exactly cooperative people. Hopefully we can come to a resolution. However I do see their side of the argument just as much as I see mine. Quite frankly I would have never purchased my home to begin with if I didn't think that there could have been a reasonable solution to it I thought I could very easily just add a new driveway leading to my house using my property. Unfortunately I have been denied by the city the county and the zoning department as well as the permit office. I should have tried to do that before I even purchased the house. I guess this should be a lesson to everyone out there never assume anything. Another words always do your due diligence in advance no matter what.

      Hi Mahdi! we're not sure exactly how the county enforces these rules. They could have workers monitoring properties or have people observing how many days an RV has been parked.

      Plus neighbors could complain if you were to spend a long time at a vacant land..then the county is compelled to check it out once a complaint is made. Personally I’ve lived on my 11 acres in an rv for 10 years in Lewis county wa. and no issues but I’m also shrouded by trees everywhere so I’m well out of sight.

    *besides back-taxes, the owner could have other types of liens (legal, financial, personal, or otherwise) held against the property - that might be very difficult for you as a buyer/investigator to uncover, right?...how can you independently guarantee that a property (land) is 'free & clear', short of hiring/paying for a "title company" to do it (& what does a title company do, that you as an individual can't?

      Luke, for our business, we have people on our team do the title abstract work in-house. For a regular joe buying land, if you really want to make sure the title is free and clear, you should either hire a paralegal to do a title search for you, or hire a title company. They will have access to resources and documents that you as an individual may not (with paid subscriptions and such), and with the title company you will also get title insurance. 👍

      Hi Edward! liens can be a bit trickier because they aren't always found online. you can try calling the County Assessor's office directly or hire a title company to do a search for you :slightly_smiling_face:

      Hi Douglas! Conditional use for what? If you're requesting a drastic change like single residential to commercial or industrial, you might be fighting an uphill battle. It could still be worth a shot, try having a conversation with the County's zoning department.

    My husband and I are looking to purchase a home, the home comes with another home beside it, I am not sure if both homes are on one parcel or if the land has been subdivided or if it’s two separate parcels, we were going to purchase by owner but decided to get a loan. If the houses are on one parcel what’s my probability for getting accepted for the loan? I see many people online sayin banks and lenders won’t finance two homes on one property or parcel.

      Hi Rita! That is a very interesting situation. We focus only on land, not on homes. I'm honestly not sure if a typical institution like a bank would provide you a loan for that.
      Maybe you could try a hard money lender instead? Sorry I can't be of more help!

    Here is a good subject that I am sure people would love to find out, whats the best way to find home builders in a county that will build a house on land that you purchase for an affordable price and do a good job (have good ratings)? ive seen home builders in some areas that have affordable costs like homes starting at 110k but when I look at their google reviews they have tons of bad feedback from disgruntled customers and ive seen other home builders that have houses listed on their website for 300k+ which means that your not really saving any money by buying the land and hiring a company to build a house on it if you go with a 300k+ home builder and ive seen other home builders that dont list any prices at all on their websites.

    Are the properties beyond city or town limits have building codes? Can you make a video on how to find and buy properties in which one can do homestead and building their own structures and use well water and solar powered?

      Hi. Any building requirements or restrictions, as well as whether or not you can camp or RV on a property can all be found in the zoning ordinance.
