I really like the layout of this design. A spacious 2 bedroom perfect for empty nesters to have friends over but small enough for easy cleaning. I personally would add a back patio/porch off the kitchen doorway for bar-b-ques and morning coffee.
Great design, love the entry with a place for coats and shoes, and that the living room isn’t right at the front door. Nice size bedrooms and kitchen layout. Only thing I would change would be place for pantry, maybe a bit bigger laundry room with a sink and someone else commented a, garage. Not just for a vehicle but to place for a freezer or extra fridge. Even if it’s for an empty nesters you still gotta have a place for that extra ice-cream. 😊
Absolutely adorable home. I love all the stone work and the beautiful corner porches. The entryway has a very nice touch for you and your guest to hang up their jackets with all that storage in the bench. This home gives off a warm inviting feel as soon as you enter. The living room seems spacish, and I absolutely love the open concept. Love the laundry area that it is close to the kitchen. I love that the hall bath has a tub with shower and the master bedroom has an in suit bath with a full shower. I especially love the beams in the ceiling. I love the dinning room area as well as the kitchen with the full island. I do love the exit from the from kitchen/laundry area to step out on porch with a morning coffee or an evening dessert. The only changes for me is to add a third bedroom with another full bath that has both a shower and separate soaking tub that is handicap acceptable. Also a back door leading onto another private porch from that mater bedroom. I would turn the master that is in this video into my guest quarters so they can have their own private space with a bath for their stay. Very beautiful home. I would want a 3bd, 2ba, and more closets as well in my home. As an aging couple, we need space for comforters, blankets, linen, and such. Also the master I would add a huge walk-in closet for both my husband and I to house our clothing and coats, jackets, sweaters,boots, shoes, etc. Those items are bulky and do tend to take up a great deal of space. That secondary bedroom would make for a nice office space for us! Lovely home.
Perfect starter home or retirement home. Easy to maintain, easy to clean. Beautiful accent walls and tiling in the bathrooms. Very well thought out with excellent attention to detail. Real perfection.🎉

I've looked at a number of these smaller house plans. This one is, in my opinion the best in layout and decor. Others have had issues blending rustic/country with modern elements. The two styles go well together with neither one looking out of place. The neutral palette in this house and the stonework are examples of this blend. I particularly like the ample seating in the living room and dining areas. I like the louvered bi-fold doors in the laundry room. One viewer noted a lack of a pantry, but there is a small one, not highlighted, on the left side of the hall heading toward the bedrooms. The only changes I would make are to the exterior of the house. Like many homes on this channel, the front porch lacks any kind of small wall, railing or barrier. Chairs are placed close to the edge of the porch. I can see the possibility of a chair toppling backwards off the porch. The chairs in this home plan face outwards, but with very little space to maneuver around them. I have mobility issues and would be afraid I might step off the edge and land in a flower bed. Also, having the chairs facing forward would have people sitting with their backs to people on the sofa. Not ideal for conversation. A solution might be to have less (or different) furniture on the porch. I would want a porch or covered deck at the back of the house. There's already a door at the back leading from the kitchen. It is a perfect setup for outdoor eating or grilling. For me, with these modifications, this house would be perfect.
Beautiful designs and so peaceful to watch. Unlike so many others, in most of your designs you have mastered the simple and extremely functional use of an entryway bench/seat for taking shoes on/off, with drawers and shoe storage and coat hangers. Demonstrated perfectly in this design. Far too many entryways enter directly into a room paying no mind to tracking in rain, snow, mud, dripping wet coats and umbrellas, etc. One suggestion: when you have a side door that opens to a driveway or carport, that is the door that will most commonly be used and should therefore be the one with the bench and shoe/coat storage. Perfect interior! I do have trouble with the exterior doors both being on same corner. I feel an exit should be at the back of opposite side of the house for quick get away in case of a fire or home invasion.
An attractive home. It provides most of the necessary amenities, though it lacks a pantry. I would eliminate the fireplace, put the laundry machines in that space facing the hallway, and use the present laundry as a pantry. And then there wouldn't be that neck-craning viewing angle for the TV.

I usually try to be constructive, and some of the architects that show their plans here have taken heed. Most plans now provide a place for coats and a bench for removing footwear at the entrance. Many plans now have laundry rooms, often with an exit for those who like to hang their laundry outside to dry. Many plans now have pantries and/or more upper cabinets. Most plans now do not have seating at a counter containing a cooktop. Fewer plans have a TV directly over a fireplace. I'm not the only one whose suggestions seem to have resulted in what I consider improvements. Altogether, I think we've helped these architects to grow.
Could the outside patio have roller shades installed. When it gets too hot or the mosquitoes are biting. There are shades that are see through and zip together or roll up/down. Could consatina doors be installed

Who wouldn't want to pull the driveway to this home. I'd probably make the laundry area bigger and change the kitchen to be U-shaped getting rid of that island. Very nice!
A lot of townships in the U.S. make sure that they exclude small homes from zoning because the city councils have sweetheart deals with large housing construction conglomerates.
What I don't like about many of these houses is the tiny tv above the fireplace.. they only accommodate a small 34 inch tv...... I want a wall that can accommodate at LEAST a 100 inch TV... my living room is my home theater room.... I like the TV above the fire place.. but it needs to be designed somehow to accommodate a much larger TV and look nice
The fireplace belongs in the middle of the house so that the heat can spread to the other rooms, so the TV can be placed in the middle of the wall at eye level. That's why your fellow countrymen walk around with their noses raised and their necks stretched out.

I have an issue with a few aspects of the layout on every single design. On this one, I would rather have the fireplace on the outside wall.

To get more bedroom space I would go for a King single bed or double bed, not a Queen bed or a King sized bed. If it's just for one person.
