How do you stop apartments from stealing your client and not paying you commission? Sometimes they do not want to pay agents because of in house leasing agents or offer lower commission.
1) Escort them if you can, especially high end. 2) Get a lease verification signed. 3) Verify the guest card and application has your info 4) Have your clients under a representation agreement. 5) If you're still having issues, reach out to their corporate office.
@@ChastinJMiles If you're not working with a private landlord/homeowner, what if the leasing company only offers 10% commission. If you're going to lose money, do you not show clients the place if they like or do they pay some of your commission if leasing they choose doesn't pay well?
@@ChastinJMiles Let me be more specific. I had a tenant and they wasted a lot of my time, 3 months. They ended up choosing an apartment complex that had property management and realtor. The property rent was about $1,400. My check was very small, $100 something dollars because their commission split was so small but my client wanted to live there. In MD it's a different market. Anyways I'm asking you, if a client decides a place to move that is not real estate commission friendly how do you handle that so your not wasting time or losing money. Now I don't work with renters or they have to pay a portion. We not getting 125%-250% commission off rentals. We only make money representing private sellers and doing tenant placement and even that is difficult in this marker getting 1st month rent because ppl don't want to pay or go to property management.

I don't understand how they could offer such a large referral fee. Is that typical? All of the rental referrals are like $50 where I live and I'm on the beach haha
Referral fees are capped at $50 if you don't have a license - by law (At least in Florida, where I'm at). Almost every single apartment complex in my area has a realtor comission, some places starting at around 250, some going up to 2000 like in the video.
Where are you, South Florida? Miami, Broward, Palm Beach area? By the way you'd have to call them directly and ask what is commission for cooperating agents. We keep doing that and we keep a database kinda like what he mentioned in the video - nothing we do with Apartment Complexes come from the MLS.

But there are equivalents to the MLS for rentals, such as rental guru - just google and you'll find them.
