Wanting to do the snowbird thing for a few years and then make the move full time. Was super excited to see Brady spank the Chiefs!! Love that he is still winning superbowls.
The prices have gone up since I bought there, but that's OK I would hope to see some of that, good for my valuation. But the other thing is they are taken within hours of being put up for sale, that's the crazy part. So it helps to know some folks there that can alert you when they find out someone is selling. On the lot rents, it's my understanding they go up every year, however in FL by law they are only allowed to go up a small percentage I think it's 3%. Cypress from a document I read, stated that their history has been about 2% to 2.5% but not the full 3%. The other cost are cable, electric, water. All total about 1000 dollars a month, the house is paid for so in the end it's not all that expensive. In my opinion anyway.
I’ve been looking at the homes there for my wife and myself but they never mention the lot fees would you be able to give a general idea of the fees it would be greatly appreciated. Thank You.
George i have only been here a couple of weeks. It is so much better than we imagined and expected. They have i think 4 categories of lot leases. Wooded, interior, corner, water, and whether you buy the home ditectly from them, or from a buyer through them. Highly recommended that you buy the home through the Cypress Lakes sales office, not a local realtor. I dont know all the category rates, if you contact Amy she will send you a monthly estimate including the lease fee, electric water, cable etc. My estimate was about 1050 dollars for all these monthly services. Hope it helps. Not trying to complicate it, but they also have "owned land" homes, where you own the land as well. Like i said contact Amy, tell her Steve sent you, and she will help you out. We have looked in there but prices have sky rocketed in Fla…how often does ur lot rent go up?and is there any other fees to live in there?
