Thank you so much for the support! I have to agree with you- for years now Toll brothers has focused on building in the North Atlanta areas( traditionally not the most diverse due to income constraints), and is only now beginning to build in the Southern portion of Atlanta- I hope they will offer a happy medium between luxury and affordability in the near future. This way we can see a higher level of diversity in their neighborhoods and communities. Thanks for watching and i greatly appreciate your opinion
Maybe it's the location? They built my brother's current home in Maryland and his area is very diverse (Arundel Mills). Now I will also have to agree that his home and the quality of materials they used is the best I have seen!
I'm from Florida but live in Australia to. Currently in the Outback. Wow! 1 Million for a townhome and a street view!! No sir! I understand it's probably in a popular part of Atlanta but damn!
As a Florida man you can probably guess why prices in Atlanta are soaring. With all the flooding, and hurricanes- not to mention the recent home owner insurance drama, Atlanta is becoming the new snow bird location as well as retirement central. The weather alone is bringing tech, sports, and retirement money all into one place. We always joke in Atlanta that soon it will be beach front property… you know once Florida floods all the way 😅
All the luxury nobs and attention shifting shiny things in the world can't justify 900k for a townhouse in Vinings. People from other state need to stop moving here thinking they're getting deals, thats over we're full. You did an incredible job with the viewing.
I can agree that the luxury market is taking massive hits right now. A lot of people are upside down because they were focused on interest rates and not purchase price. I appreciate the kind words as well. It is my hope that we’re in massive stagflation for awhile. This will hopefully continue to help the prices adjust while we wait for the next shift in mortgage rates. I think the housing market is only holding the way it is because of “middle” class housing being “fairly” priced compared to the rest of the country. I’d say as a state we have a strong floor on the housing market, where some other states are extremely undervalued. We’re clearly also in the midst of a massive infrastructure shift as the government panics to prepare for the World Cup. I will also share my theory that many Europeans will come and see Atlanta as extremely valuable as compared to some of their home towns internationally- while we have a high level of crime- it’s actually very commonplace to international residents- thus Atlanta a whole seems appealing when solely considering comparative housing values through the world. Sadly I believe most of our high price point sales are from international buyers and tech firms forcing their employees to relocate.
I honestly agree! There’s some things that could change but the actual layout and design is brilliant. We all would love it to be cheaper and maybe on a lake or something 😂 but otherwise it’s really nice overall. I don’t think you can get something like this in most other places in the world. And I’ve traveled a good bit
This would be well over this price in Texas. Beautiful and a steal of price for Georgia. Toll Brothers is a well known quality builder. I have a townhome by another builder and what have you have shown blows my place out of the water.
I did service provider installs in the past in some luxury areas in GA. There has to be an active phone line for the fire marshall to allow the elevator to be in operation.
I'm so glad to see medium to dark tone cabinets are back. I hated the white trends, you have to constantly clean them and after years it starts to look sterile and not that 'clean look'.
Let me know if you or anyone you know needs insight on building or buying in the near future. My team and I can partner you with an expert anywhere in the world!
I love how they price out a specific segment of the society with the price. there's nothing like investing this much money only to have people who don't know how to respect one's investment dollars.
This is in Vinings, between Smyrna and Buckhead! Let me know if you or anyone else needs help with buying in the area. Contact information is in the Description
I live right around the corner from this place and decided to drop by and did a tour. Beautiful place, but def not worth 1mil for a townhouse off the street!
"Hi I really enjoy your content and appreciate the effort you put into creating it! However, I wanted to give you some feedback in the spirit of helping you improve. During this particular videos, there's a large amount of snorting back snot (sounds ) that happens every few minutes, which can be extremely gross & distracting. I know you put a lot of care into your work, so I thought I'd mention it in case you weren't aware. Wishing you continued success-keep up the great work!" 🤗
Unit is nice BUT, neighbors can see right into your unit when you open the drapes. And that patio and balcony are a joke. 😅There’s no such thing as “peace and quiet”on your patio/balcony if your neighbor is out there also. 😬
Fair and valid my friend- we can certainly build something better with 900k it just won’t be in the place people want anymore. It’s sad sometimes that people won’t even look outside the city once they have their heart set on it- so much so they may get something nice but not really the best deal. As an agent in Atlanta is been a struggle between selling what I love and selling what people want- if that makes sense
Maybe that isn’t important to everyone. Americans are so individualistic, townhomes like these were bumping communities back in the day. Nobody minded having neighbors.
Question, If the power was out and you are on the 3rd or top floor. What options do you have other than walking? If a fire what would one do? Rail or latter? Someone over the age of 50/60 would be challenged to figure out safety options. Are there any other two-story townhome options? Nice for people who are 30,s and 40,s. Also, the middle units will lack lighting due to not being end units. These are issues I'd think I'd be concerned about. 7/15/24
This community does not offer anything but 4 story units. I understand your concerns. I find that in the case of a fire you’d find yourself in a similar situation as a person living on a higher floor of an apartment. It’s certainly a concern but not a typical issue you’ll really face. Fire safety should be on everyone’s list but sadly is not. But when it comes to accommodating mobility issues specifically there are some grant communities offering “stacks” which are single floor condos, or a single family ranch style home maybe a good option. Are you in the market for something with 1-2 floors?
This is what I call a bell weather. America needs to densify and build multistory, to help fix the housing shortage, flat out. The spread out, car-centric approach is obsolete. I live in low density west Michigan. It is one of the fastest growing areas in our state, with stunning Lake Michigan views and access to glorious beaches. At some point, the vertical solution needs to happen here, but the nimbys are fighting it tooth and nail-----crazy, selfish, and stupid.
Well said! At this point you’re being charged for adding to congestion. There are hundreds of affordable communities in the US- but people don’t want to develop them. As in move there, start families, build jobs, join the pta, add value and bring community. Everyone would rather “pay” to become a part of something that was built for them- but then still not be happy with it 😅 I think people need to be open like yourself and look at what the whole country has to offer - not only their hometown capitals
Haha I love shell gas stations but I often utilize QT- I really don’t notice much MPG difference and typically QTs are more relaxed after hours than the shell stations if you know what I mean haha
From the capital building I’d say it’s only 20 minutes drive without traffic- with traffic I’d say 35-45 minutes on a bad day. The elevators are standard with all models (: my contact is in the description if you’d like to coordinate with my team
Im actually visiting Australia for my honeymoon in August! Any recommendations for the Sydney area? (Besides the opera house) Also! My contact is in the description, we do have international loan programs available and I’d be happy to assist
Beautiful homes but definitely not jaw dropping. Very common here in Atlanta. The view sucks though. Not interested in looking at other people's homes out every window. Or office buildings.
That’s fair, but newyork has been asking more for less, for far too long. The weather is why people are paying the prices- not so much for the space itself. Especially the remote workers.
You know what they say, “ more money more problems.” The maintenance you’d have on a million dollar SFH home may end up putting you out on the streets. Sometimes less is best- especially if you’re close to the places you make the most money. Everyone’s lifestyle requires different moves and some people want no maintenance.
I can’t say for certain on every community but typically they do allow rentals in general, but the builder does not always offer rentals directly to the public. I’m happy to find you a new construction community by them that may offer rentals. Message me- the contact is in the description
Lmao nothing! It’s just based on the obvious fact that people pay more for raggedy brownstones in New York and have been doing it for years 😂 and they’ve always been street front. At least you have quality materials in a quiet area. Vining’s is such a small community that during the evenings and holidays there’s almost no one on the road. Additionally it’s like opting to live in Brooklyn vs Long Island. You pay more to spend less time in traffic and actually enjoying the things you love. Sure you can get a more affordable place- but it’ll cost you 2-4 hours in traffic, everyday until you retire, quit, or worse lol.
I 110% agree with the loss of value. Several people are upside down as it is, however I’m also seeing steering occur in some neighborhoods. The price points are excessive within desirable neighborhoods but “less than desirable” neighborhoods are hardly seeing valuation increases however the quality of housing is superior to most of the world. For example Covington and conyers are still offering full brick builds with over 2,500 square feet for less 500k. The materials costs in America will never be the same, and as we continue to push low quality new constructions the value of traditional and late model homes will continue to stay steady if not rise. The material component for housing is really a point that’s pressurized the pricing. We truly can’t build what’s already been built in Georgia. Which was originally 40% undervalued if you really think about it so maybe now we’re finally almost properly priced hahaha
@@LifeinAtlanta that’s great information. I have been actively looking for a while for 3000 ft.² flat all brick and I have been told some crazy things lol. I’m looking more in the midway coastal area
Make sure everyone hit the like button. This is good content!!! I like Toll Brothers Townhomes, however, in their picture I don't see diversity.

It’s going to be like this until people stop buying at these crazy rates
This is true- something has got to give
But also people refuse to move to rural areas because of awful commutes

This is a 4 story PREMIUM townhouse. It's worth the price.
You broke, huh..

Beautiful 🏡 love it my favorite is the 🛗, floor plan is 👍👍, worst of the tour is the 🚽 with the lids up that is a big turn off.

It's beyond fabulous! I LOVE the kitchen level, the high ceilings, the cabinetry, the WINDOWS! It's so open.
I agree! Let me know if your or any of your friends need a Realtor in Atlanta and Atlanta-Metro. My team is always available
This the best town house I’ve seen so far! If I ever had to live in a town home it would be this!

I have YET to see a Toll Brothers property that I didn't like. They will definitely be the builders of my next home.

Loved it!
Absolutely beautiful I ❤ it.. Amazing...I wish they would come built in Fayetteville NC..
They are bringing what they have been doing in the DMV forever to ATL
I agree! But I think Atlanta has had subtly copied the area for years prior to this as well
I love how they price out a specific segment of the society with the price. there's nothing like investing this much money only to have people who don't know how to respect one's investment dollars.
I love this townhouse
I agree, it’s very impressive

Yeah, Atlanta really has the weather the rest of world is after.

Oh and the primary bedroom should differently be larger 😮
Beautiful home
It really is!
Does it come with the furniture? I wanna buy and rent it back to them
Nice town house but the price is a bit pricey for my taste Ty for sharing
Although living in a townhouse community comes with close neighbors but geesh, there is no outside prevacy(yeah I spelled like that)

No thank you, the toilet net to the wet bar, yuck! No privacy, too many close neighbors at every turn. Price is ridiculous!!!!

Yeah the toilet - dinning -wet bar combo is crazy🤣
Small outdoor space for practically 1 Milllllllllion dollars….🤯😶🌫️😟

In the notes I see. 475k in the comments people are saying 900-1 million. Whats the price range? I may have missed it.
Good catch, seems like a typo was made. The price is certainly close to 1 million-
+900k for a place that I can shake my next door neighbors hand every time I go outside,,,, NO Thanks,,,,
Haha it’s easier on you when you need to borrow a cup of sugar
A couple issue, speaking from a Realtors assessment, there are too many units with NO acreage, too close to your neighbors and overpriced 😳🙃🙄
Nice but no damn way I'm paying that price with no privacy. NOPE
What did Toll Brothers give you to say that those properties are worth $925K each? You get a street view. 😄That's ridiculous!
Lmao nothing! It’s just based on the obvious fact that people pay more for raggedy brownstones in New York and have been doing it for years 😂 and they’ve always been street front. The price unfortunately is new Atlanta!
Its nice but that price to have no privacy. the whole neighborhood having the ability to look in my house? Nope
Problem is Atlanta about 40% overvalued from historical norms anybody buying this thing it’s probably gonna see some loss in value more than likely
I 110% agree with the loss of value. Several people are upside down as it is, however I’m also seeing steering occur in some neighborhoods. does not look like a cozy home at all!!
Not 900k... Way overpriced... It's just average
