About your hedge dilemma… consider screening your pool from prying eyes with a 2 meter high fence of lattice panels at the end of the pool deck. That will give you more privacy and be much, much less expensive. Also, before planting any hedge it looks like you’ll need to amend your soil a lot. Nothing will grow well in rock and gravel. Improving your soil will add to the cost but is likely necessary for the plants to grow and gain height quickly. You won’t get 20-30cm growth per year if they’re growing in gravel.
set the nibe to cool mode and let it make 18 degree water 24/7 and have all the underfloor heating valves open. it will continously pull out heat from the house. not "real" aircon but it keeps the house from heat soaking in the summer. do not set it lower than 18 degrees otherwise you might get condensation because your system is not suited for cooling with colder water.
@@bjornnyland i am a service tech. what has the installer done to prevent you from doing this? the nibe is perfectly capable of cooling in this manner, its very common on the newest office buildings as well as it requires no additional components and is extremely efficient.
I don’t see how this is possible when the outside temperature and ambient temperature is above 18C and the Nibe have no way to cool the water. That said, the Nibe have a function for night cooling simulating AC by ramping up ventilation when outside temp is lower than inside temp.
In my house the heat pump I choose is "reversible" (not sure you say it that way). Heats in the winter, cools in the summer (so I didn't have to spend money on both heat pump and air conditioning). As for the window surface (total ~54m2) all of them (except garage one) has pre built electric exterior blinds. I reckon in summer I won't be needing much cooling if I set them to work according to sun position. Same as you; went for a pool right from the get go. Cheaper while building a house and also wouldn't want digging after the house is ready (not yet ready, my builder has "abandoned" me since the beginning of the year because he got a "Karen" on another build, lol).
Bjorn, maybe there is a setting in your heat recovery system for a bypass function. The outside air will then not be heated but goes straight into the house (through the filters of course). Normally there is a temperature setting, above a certain temperature the bypass will be activated.
Agree with. Trees and bushes are also good for absorbing soil moisture and binding the soil. In addition, it is nice for the family to be in a garden with vegetation.
Bjorn Maybe you can run the Nibe heatpump in cooling mode. Most models can do that. Cold water runs trough the floor heating pipes and cools the house.
We have a number of Birch trees though also many more like Flowering Dogwood and such that adds to pollon. I'm glad things are slowly progressing for the house with little stuff. Good luck on the builders. I've had my own share of issues with the builder of my development here.
As a Canadian living in a similar climate, I'm jealous of your heated floors but also glad that we have full ductwork for our central heating and air conditioning. Sure wish we had both though...
looking good! you might want to consider some portable air purifiers with hepa filters, this might help with the pollen situation a bit. we have been running one in our bedroom and living room for a few years now basically 24/7 and I've had a lot less allergy issues lately.
agree we in central in london and since last summer pollen and local building works became unbearable. we got several phillips hepa filters for kitchen sitting room bedroom. run 24/7. efficient. running costs too. makes decent difference. dont skimp on the price get the ones that work for size of rooms or they struggle…
Cool video. You might like Verosol fabric for your curtains and blinds as it has foil backing also for outstanding solar heat control compared to regular fabric
Alternatively instead of a natural hedge also a wooden fence could potentially work quite well for the rigth area where the pathway is. In this case you can go all the way up to almost 200cm immediately and have insant privacy for the summer to come and the pool area :). I think there are even some which are not too expensive!
Do you have bypass in your ventilation system it help a little. Unfortunately, internal blinds do not help much against overheating, it is best to cover the windows externally.
For the windows and the heat buildup.. What I have done at home is tinting the windows from the outside with a reflective foil. Can’t be done inside, otherwise glass may crack due to difference in temperature. The foil is like a mirror. Reflecting light away and during the day you can’t look in. Only if lamps are on during night you can look inside. Installation was made by a company and was rather inexpensive! Check this solution out Bro
But you realise he lives in... Norway? Not too much sun over the year. Ideally outside insulated aluminium rollers will block all the heat in the summer and can also be used in the winter as another protective layer for the windows.

So your solution is permanent, meaning the sun will be blocked also in the winter, when the house needs it to get "free" heat from the sun. I presume that if he needed that he would have bought the windows with solar protection. I live in Romania, we have long and hot summers so for the windows exposed to the sun I opted for a combination of 4.4.2-4-6, meaning three sheets of glass, on the outside a double 4mm one wit a 2mm plastic between them with solar protection, in the middle a 4 mm float glass and finally on the inside a 6 mm low-e glass, but for the rest of the windows that are not exposed to the sun without solar protection. Also you have to take into consideration the light that comes through the glass, a double glazed window will let through about 87% of the light, a triple glazed solar one maybe 63% only, so darker rooms, which is not a good idea in Norway.
There might be a downside in summer but in spring, autumn and winter the house heads nicely up with the big windows resulting in less heating and energy consumption. Have you considered to apply some foil that decreases the sunlight by up to 30 or even 50%. Those foils also reflect which means you can look outside but not inside when the sun falls on it. Mitch be also a good option for more privacy if that is needed ;-).
Bjorn, similar to what you are doing with the venting, but super size it. Put a good filter (for furnaces) in the lower windows (for allergies, find one that fits or cut your own). Then get a box fan and have it blowing outward in the upper level window. I live in cali and my family has allergies, but this works for me most of the time. The outside temperature of course has to be lower than the inside.
Hi re your pollen problem which I also have. IKEA sell FÖRNUFTIG Air purifier. at 799 it comes with a pollen filter, replacement 129 and you can add a gas filter 179. The filters last 6 months. electric consumption is very low. The pollen filter will help and the gas filter make the smelly room a lot less smelly.
Beautiful house and great ideas. Hang a trailer on the hook and take a trip to Denmark and buy the Thuja there. It is much cheaper. And maybe make a youtube video about the trip ;) However, it is troublesome and time-consuming with the many charging stops along the way.
I suppose you can set your ventilation to "cool at night" mode then it would cool down the house a little bit when often the night is cooler than the day. Not same as ac but could help a little bit.
Hi Bjørn, I don't know the english word for "VMC Double Flux" it's 2-way mechanical ventilation with heat recuperation. We have a pollen filter on the air intake and "free cooling" function on the regulation, which allows a by-pass over the heat recuperator and force the airflow to maximum authorized, so we can cool the house without air pollution and with few electricity. Maybe yours have this function.
Plant the faster growing shrubs by the grass because the roots need room to grow, do not grown them along the road. The road will heat up and the water will evaporate faster. Also the bank will prevent the root from growing wide. The shrubs will prevent the dust from the bank from blowing onto your property inf you plant them on the same level as the grass. If space is a concern, the faster growing shrubs also grow wider and will take up more space so take the into consideration .
all doors/windows are shut in my house in Rome which has a VMC which filters pollens and scavenges heat during winter. During summer my heatpump is set to Dry which is much more efficient than Cool
In FInland you're not allowed to put the hedge outside of your borders and I assume it's the same in Norway. You may need to fill some ground near your border to get the hedge starting from higher ground. You could also build a fence/wall onto your terrace on the throughway side to give you some privacy by the pool.
no need to plant 180 high tuja's, they grow like weed - at least 20cm per year! buy some cheap low ones, after a few years you have plenty of work with the hedge trimmer. you can probably get 50cm tujas down to 40kr per plant.
I am very happy with my 20 year old Smaragd Tuja. Need cutting once a year. Deer likes to eat the bark on young trees, though. Lost a few in the start.
Flyttet selv inn i nytt hus for 2 år siden. Den balanserte ventilasjonen har gjerne to funksjoner for å bli kvitt varmen. Frikjøring og motsatt gjenvinningen. Tipset er å kjøre anlegget på full guffe med frikjøring om natten.

Da ditt anlegg antagelig bare er stilt inn på 22 grader som standard. Ved å justere ned temp så kan du "magasinere" kulde gjennom natten. I appen kan du også kjøre gjenvinning av kjøling om din inne temp blir lavere en ute temp. Frikjøring som nevnt vil bare jobbe med å kjøle ned mest mulig. Er jo hårreisende at et nytt hus i dag ikke blir levert med disse mer avanserte styringene av anleggene!
Regarding the hedge or fence, I would also try to somehow secure the sloped area on the side of your house where the new road is supposed to be. The reason is that it seems like it might start losing its shape over time and erode, even release rocks into your lot, especially when there would be heavy traffic in it. The height difference might even warrant some kind of concrete reinforcement.
I think they just need reminding about the driveway material... It should be an easy thing they could do any time... They just need reminding and motivating I think

One mistake I made was to not have a small hallway on the 2nd floor where the two bedrooms and secondary bathroom is. The way it is now is that there's only one door to block sound in the bedrooms.
In the end it's your set of priorities. And wifey's off course. Building a first new house is a learning experience fore sure. Lots of bigger and little things. I hope everything comes together and you guys didn't overstretch. Time will tell.
FYI solar panels are super cheap currently. You could make a solar panel fence/partition on your deck out of bifarcial panels (they produce energy when lit from both sides). One panel is currently 50-80€. If you need the partition anyways it's basically free energy :D
@@quadcopter here in Germany you can mount up to 1000W in panels and an 800W inverter completely DIY and plug it into a schuko socket legally. It's called Balkonkraftwerk - Balcony Power Plant in English :D
Do you have bypass possibility in the ventilationssystem? Many family house heat recovery units have that functionality. It make you able to draw cold outsider air directly into the house instead of heating it up through the heat exchager, and you will still have the benefit of the filters in the system since you are allergic to pollen.
@@nallebrean you'd have to connect those fans to radiant emitters. I guess given there is underfloor heating here that's not an option. It's not really a good option anyway with air to water systems. Air to air is what's needed for cooling.
I have a heatpump and underfloor heating but I don’t like to use it for cooling it’s not increasing comfort a lot because of the humidity that stays or even rises. In the end a proper air to air heatpump is unbeatable for comfort in summer
@@bjornnyland Not watched video so maybe you already covered but MVHR often has summer bypass mode. will only help a little but will stop the incoming air being warmed by internal air leaving system. Draping cheap white sheets externally over largest sun facing windows may be a quick temporary aid. Internal blinds help but not as much as external.
My system is inlet temperature regulated so I set the temperature to the lowest possible which for me is 15 degrees. For any outside temperature over 15 it will not recover heat.
Björn, Tuja is a pain in the backside… If they die off suddenly, they are almost impossible to remove without a digger 🫣 If it’s just for visual devision between property and public paths and not for privacy, just plant a row of lavender! Looks much better, is cheaper, smells good, keeps wasps and spiders away and is great for bees
Brabant thuja is the best way to go, if needed fast result. Also they are much bulk then Smaragd, which means that You need less thujas per meter then others!
Hedge: The "loose" one may be Thuja plicata atrovirens. I think it is an excellent hedge - "Poor man's Yew" here in UK. Grows quickly enough, but not 1M per year (that type e.g. Leylandii gets to 2M very quickly, but then you have a big maintenance problem to trim 1M off it every year after that!) Once trimmed to a "box" shape Thuja plicata will be a very smart hedge, and will then be dense. It will look like a "wall", whereas the "dense" plants you showed will carry on looking like individual plants - your choice :) I would buy small plants (30cm, maybe 60cm). They will establish more quickly. If you buy big plants they will stand-still for a year or two. You will have a large-plant-hedge from day one, but by year 3 the small plants will have caught up. Install irrigation (leaky hose or similar) and a woven weed supressing membrane (e.g. Mypex). That will keep the moisture in, and prevent weed competition, and make the hedge establish faster. Water long-and-less-often. Get the soil properly wet and then not again until it dries out. In a drought, mid Summer, that might be 2x a week. In normal summer, with some rain, then once a week (rain won't be enough in Summer). You might want to put the leaky irrigation pipe on top of the Mypex - so you can see if the mice eat it! Individual plant hedges seem to be common in Netherlands. I wonder if that is to, deliberately, let wind between them. In UK we favour "solid" hedges

I dont underestand at all. I alwas thought that in Europe in countries like Norway they built very efficient homes. Apperantely your windows are not that efficient. My home in Nj ,USA. was built in 2006 as an energy star home. I don't have very expensive windows. The frame is vinyl but has an inviseble film between the double glass that projects the sun to the outside and also stops the cold to project to the inside. The temperature in NJ has been between. 65 and over 80 F. and the temperature inside my home stays at about 68 F for over two months. No air condition needed. Just a little heat. My wife likest 69 F. I also have manual shades mostely for privacy and asteric reasons that you can raise and also you can turn the slots any angle you like. I hope the you can find a not to expenssive salution for your problem. It's a nice house. Good luck!

Solar panels... they are pretty cheap now, can help with bills, especially from the pool I think, anyway you will use it during hot summer days, so win win, solar panels take energy and pool works great

You will have both now, air to air and air to water, plus one extra air to water for a pool :) plus two cars with heatpumps parked outside. Plus one heatpump in a fridge. Thuja are a terrible Idea they are basially a pest you wait for 8 year till they are the right size and then you have to cut them they will accumulate all the dust and dirt. Whenever you trim them you are going to be faced with all the dirt and you will lose a lot of property that they will just take away. Additionally you will have to deal with the cut off that is actually not very healthy and you have to drive to the garbage disposal. I would advise you to save the money and invest it into a fence. You will be a lot happier with that. In new property areas it is always like that that everybody plants that pest in the hope it will be fine in 8 years but then the real trouble starts. Good Luck no matter how you decide in the end.

Please dont put coverings right against the wondow, especially the reflective foil! Your glass will crack from the heat and expansion! I talk from experience. But yes make sure your ventilation system opens bypass so you can cool down the house during night without heat recovery. The most efficient and sensible solution for cooling is solar shading on outside. Consider that instead of any active air conditioners.
What kind of experience you refer to? In my opinion, glass should be able to handle the heat from the sun just fine, no matter how closed the area behind it is.
@@pbasista multiple cases where reflective foil was put against glass, the glass cracked. Also saw one case with sleeping madrass was put against it. It will happen because 2 and 3 layer glass has very good insulation properties and the heat cannot escape if something is put right against it.

Cool floor would start gather water from humid air so it is not a good idea… Additionally that’s very unpleasant to walk on ice cold floor…

Before hedge is grown you could use green material like dense mesh on the polls in front of the hedges to cover for temporary privacy for few years
In FInland you're not allowed to put the hedge outside of your borders and I assume it's the same in Norway. You may need to fill some ground near your border to get the hedge starting from higher ground. You could also build a fence/wall onto your terrace on the throughway side to give you some privacy by the pool.

no need to plant 180 high tuja's, they grow like weed - at least 20cm per year! buy some cheap low ones, after a few years you have plenty of work with the hedge trimmer. you can probably get 50cm tujas down to 40kr per plant.

I am very happy with my 20 year old Smaragd Tuja. Need cutting once a year. Deer likes to eat the bark on young trees, though. Lost a few in the start.
Flyttet selv inn i nytt hus for 2 år siden. Den balanserte ventilasjonen har gjerne to funksjoner for å bli kvitt varmen. Frikjøring og motsatt gjenvinningen. Tipset er å kjøre anlegget på full guffe med frikjøring om natten.

Vil anbefale deg å gå til innkjøp av en panel SAVE TOUCH HMI og eventuelt SAVE CONNECT 2.0 for apstyring. fra Systemair. Den vil gi deg app styring av "alt" Temperatur osv. Da ditt anlegg antagelig bare er stilt inn på 22 grader som standard. Ved å justere ned temp så kan du "magasinere" kulde gjennom natten. I appen kan du også kjøre gjenvinning av kjøling om din inne temp blir lavere en ute temp. Frikjøring som nevnt vil bare jobbe med å kjøle ned mest mulig. Er jo hårreisende at et nytt hus i dag ikke blir levert med disse mer avanserte styringene av anleggene!

Regarding the hedge or fence, I would also try to somehow secure the sloped area on the side of your house where the new road is supposed to be. The reason is that it seems like it might start losing its shape over time and erode, even release rocks into your lot, especially when there would be heavy traffic in it. The height difference might even warrant some kind of concrete reinforcement.

One mistake I made was to not have a small hallway on the 2nd floor where the two bedrooms and secondary bathroom is. The way it is now is that there's only one door to block sound in the bedrooms.
In the end it's your set of priorities. And wifey's off course. Building a first new house is a learning experience fore sure. Lots of bigger and little things.

FYI solar panels are super cheap currently. You could make a solar panel fence/partition on your deck out of bifarcial panels (they produce energy when lit from both sides). One panel is currently 50-80€. If you need the partition anyways it's basically free energy :D
And the full black ones even look decent. Look up Trina or Ja Solar panels for pricing.

Do you have bypass possibility in the ventilationssystem? Many family house heat recovery units have that functionality. It make you able to draw cold outsider air directly into the house instead of heating it up through the heat exchager, and you will still have the benefit of the filters in the system since you are allergic to pollen.
Why aren't you running the heat pump in the cooling mode?
Condensation is a thing in air to water systems in cooling mode.

@@nallebrean you'd have to connect those fans to radiant emitters. I guess given there is underfloor heating here that's not an option. It's not really a good option anyway with air to water systems. Air to air is what's needed for cooling.
I have a heatpump and underfloor heating but I don’t like to use it for cooling it’s not increasing comfort a lot because of the humidity that stays or even rises. In the end a proper air to air heatpump is unbeatable for comfort in summer
I had the same issues in tek17 house, it helped to put the ventilation system to minimum heat recovery in summer

@@bjornnyland Not watched video so maybe you already covered but MVHR often has summer bypass mode. will only help a little but will stop the incoming air being warmed by internal air leaving system. Draping cheap white sheets externally over largest sun facing windows may be a quick temporary aid. Internal blinds help but not as much as external.
My system is inlet temperature regulated so I set the temperature to the lowest possible which for me is 15 degrees. For any outside temperature over 15 it will not recover heat.
I can only adjust fan speed, not temperature. How can I control the temperature?
If your interface to the system only has fan speed, I would contact the supplier for options. I have a remote with many options including temperature.

Brabant thuja is the best way to go, if needed fast result. Also they are much bulk then Smaragd, which means that You need less thujas per meter then others!
We don't like the looks of it compared to smaragd.
Need some fences for safety. Surprised not required around the pool or at the steep drop offs.
Hedge: The "loose" one may be Thuja plicata atrovirens. I think it is an excellent hedge - "Poor man's Yew" here in UK. Grows quickly enough, but not 1M per year (that type e.g. Leylandii gets to 2M very quickly, but then you have a big maintenance problem to trim 1M off it every year after that!)
Once trimmed to a "box" shape Thuja plicata will be a very smart hedge, and will then be dense. It will look like a "wall", whereas the "dense" plants you showed will carry on looking like individual plants - your choice :)
I would buy small plants (30cm, maybe 60cm). They will establish more quickly. If you buy big plants they will stand-still for a year or two. You will have a large-plant-hedge from day one, but by year 3 the small plants will have caught up. Install irrigation (leaky hose or similar) and a woven weed supressing membrane (e.g. Mypex). That will keep the moisture in, and prevent weed competition, and make the hedge establish faster. Water long-and-less-often. Get the soil properly wet and then not again until it dries out. In a drought, mid Summer, that might be 2x a week. In normal summer, with some rain, then once a week (rain won't be enough in Summer). You might want to put the leaky irrigation pipe on top of the Mypex - so you can see if the mice eat it!
Individual plant hedges seem to be common in Netherlands. I wonder if that is to, deliberately, let wind between them. In UK we favour "solid" hedges

Yep around €10 for a 180x150 window, it is fixed with stickers and keeps out pollen and mosquitoes. Plus gives some privacy.
I dont underestand at all. I alwas thought that in Europe in countries like Norway they built very efficient homes. Apperantely your windows are not that efficient. My home in Nj ,USA. was built in 2006 as an energy star home. I don't have very expensive windows. The frame is vinyl but has an inviseble film between the double glass that projects the sun to the outside and also stops the cold to project to the inside. The temperature in NJ has been between. 65 and over 80 F. and the temperature inside my home stays at about 68 F for over two months. No air condition needed. Just a little heat. My wife likest 69 F. I also have manual shades mostely for privacy and asteric reasons that you can raise and also you can turn the slots any angle you like. I hope the you can find a not to expenssive salution for your problem. It's a nice house. Good luck!

Solar panels... they are pretty cheap now, can help with bills, especially from the pool I think, anyway you will use it during hot summer days, so win win, solar panels take energy and pool works great

Norway is on top of the world with 60% of households with heatpumps. 95% of the houses in Norway uses ait to air heatpumps. You will have both now, air to air and air to water, plus one extra air to water for a pool :) plus two cars with heatpumps parked outside. Plus one heatpump in a fridge. Invasion of heatpumps is happening ! 🧟🧟♂🧟♀
Personally I would put a white wooden fence at the edge of the property if legally possible.
Thuja are a terrible Idea they are basially a pest you wait for 8 year till they are the right size and then you have to cut them they will accumulate all the dust and dirt. Whenever you trim them you are going to be faced with all the dirt and you will lose a lot of property that they will just take away. Additionally you will have to deal with the cut off that is actually not very healthy and you have to drive to the garbage disposal. I would advise you to save the money and invest it into a fence. You will be a lot happier with that.
In new property areas it is always like that that everybody plants that pest in the hope it will be fine in 8 years but then the real trouble starts.

The most efficient and sensible solution for cooling is solar shading on outside. Consider that instead of any active air conditioners.
What kind of experience you refer to? In my opinion, glass should be able to handle the heat from the sun just fine, no matter how closed the area behind it is.
@@pbasista multiple cases where reflective foil was put against glass, the glass cracked. Also saw one case with sleeping madrass was put against it.
It will happen because 2 and 3 layer glass has very good insulation properties and the heat cannot escape if something is put right against it.
