Wife and I are successful land lords. We tried commercially made plastic cavities, commercially made aluminum cavities and several versions of home made designs. Nothing worked. We are members of a Martin working group and purchased a T 14 at one of our get togethers. It was instant attraction. The T 14 cost us $800.00 which is less than we spend on other housing attempts. We added 4 gourds which hand underneath the T 14. Last year, 2019, we 16 cavities occupied. Of those 16, 15 produced 96 chicks of which 93 chicks fledged. We are expecting a full (18 cavities) colony this year. We follow recommended nest check intervals and keep records. It is one of the most satisfying activities we do together.
The thing about keeping your Martin box at least 40 feet from the trees is very debatable. For the past 10 years mine have been closer and I see no problems. The Hawks we have either chase the barn swallows or they get shot. I have about 18 pairs every year and it’s still growing.

How far is your Martin house to trees or your house. I trying to see if I can put one up.
