I'm glad mine is doing good, maganda admin ng smdc, walang short cut sa kanila.
Hi. Medyo sablay talaga Ang federal land. May 2 units Ako na for handover this Jan 2024. Then sinabihan kami na delayed daw , ihhandover nila on dec 2026. So 2 yrs ma dedelay Ang project. Nag ask kmi na I refund, pero 50% lang Ang ibibiigay nila. May pagka scam talaga Ang federal.
Very similar experiences. Masyadong tilted in favor of developers at dehado ang buyers sa real estate market ng Pinas. Kahit OFW ka na nasa abroad, regular ka nilang tatatawagan pag may ma-miss na payment and every single day walang paltos sa penalty except maybe nung pandemic. Pero pag developer na ang nag-miss and hindi maka-deliver, wala lang. Kahit tumawag ka ng ilang oras, ilaw araw, don't expect na may papansin sayo agad.
My experience sa condo sa Pasig nung nag ka pandemic no bank was open to pay for installments and wala ka din maka usap in person. So nung after a year or two medyo nag open na and nees na kami mag resume ng mga monthly payment, mag bayad daw kami ng penalty kasi hindi naka bayad during pandemic. Hindi naman namin fault na hindi maka bayad bakit may penalty. So binawi ko na lang pera ko thank God nakuha naman kahit hindi lahat kesa mag bayad ng penalty.
Dmci so far ininvestan namin and very good naman. 4 years preselling and kahit pandemic, 2 months late lang ang turnover.
And ung “provision for compressor” na hindi naka disclose sa layout ng condo is pwede siguro ireklamo sa DTI.
Importante tlaga na maganda ang developer.kaya ng bumili kami 2 lng pinaglilaan nmin ayala or dmci lng.sa dmci kami nakabili sa allegra project nila sa pasig malapit sa cbd.turn over na sa july.hopefully wala maging prob

Napadaan lang ako dito, nainis pa ako 😂. As a Mechanical Engineer sa isang HVAC industry, napakabasura ng installation nila ng AC. Trabahong tamad un, walang nag supervise sa kanila. Matrabahong cladding/tambol gagawin dun pero un talaga ang tama. Nabawasan value nung unit dahil dun sa installation.

Almost 8 million pesos? Highway robbery. Developers are making a killing in condo market. Who can afford it? Foreigners like Chinese? Kawawa naman ang mga Pinoy out of the market na sa mga condos.
Yes almost 8M php for a Pre - selling condo, now the value of the unit is 350,000 per sqm considering the location is in moa area
1. louver type yung area for compressor fan, expect na babahain ka pag meron bagyo.
2. very poor ang developer during construction, walang QA/QC .
3. you are at the mercy ng developer in accepting it, damn if you do, damn if you don't in accepting the turnover, despite of the cost. have they not given you the floor plan to verify it.

Developer ang di nakatupad sa delivery date tapos ikaw pa maraming binayaran???? Dapat kinasuhan mo at ikaw ang binayaran ng malaki for the damages done by the developer. Now I really suspect your intelligence Ma’am!

Hi its case to case basis kase. depende rin yan sa developer. sa totoo lang ayoko accept yan unit ko pero matagal sila mag assist at mahirap tawagan ang customer service at hindi sila tumatawag sa buyer, buyer pa tatawag sa knila. Matatagalan pa pag hindi ko inaccept yan kaya wala akong choice. also upon turn over ng unit cash yan binayaran ng bank at hindi full down payment ang tawag jan. pag binayaran na yan ng banko, kung saan ka na approve mag loan , bank na kausap mo hindi na developer.
@@IngridsDiary hi madam , Yung condo sa Robinsons ko Kinuha and hopefully ma turn over sya sa April 2024 at babayaran ko ng cash Yung balance na natitira upon turn over . Hindi ko sya loan sa bank . Los Angeles ako madam Naka base . Pag binigay ko ba Yung full payment sa April 2024 makukuha ko ba agad ang condo title right away , at ano ang mga dapat Kong’ Gawin ? any advise ? @@gonzalesgonzales9216 May i ask what specific project itong investment mo? upon full payment sa developer pwede na ma turn over ang unit, also you can ask for your title na rin. you dont have to worry at maayos na developer ang Robinsons Land Inc., you may update me re this matter sa IG. re naman sa tiles sa magnolia wala pa akong pinabago jan yan na yung actual unit ng RLC sa magnolia. update me na lang po & stay connected

@@magtanggoljosejr3495medyo matagal po ang condo title, pero depende sa place, kasi yung sa akin more than a year, pero lagi naman sila nag uupdate. Smdc yung sa akin. Good customer service sila.
As a condo owner at palpak ang turn over nila... mahinahon ka pa... Jusko kung ako yan! Mura ang aabutin ng mga yan at demanda!
