Location of aircon condenser could be better IMO. You are correct - that occupies expensive space. That could be placed under your floor, meaning the opening is at floor level with tiled concrete cover, so that will be part of your floor space. The bulk will then be on the ceiling of the unit under your unit and so on.

I have a Federal Land condo sa BGC. At least doon, layout is definitely better. You’re right, too many wasted space. Also, compressor in room is a nightmare.

Congratulations! Finally, na-turnover na!!! Kalurkey! Expectation vs Reality. So every investors should manage their expectations talaga. Para hindi ma-high blood. 😬 there are a lot of factors, kaya na-dedelay ang turnover ng properties...pero malaking factor kung sino talaga ang developer with good customer service. (Or at least with updates and communication with clients &agents, super helpful yun) Nice vlog!
this is a high end unit kase muka ba syang high end? 😂 also yung na experience kong walang after sales service ang mga customer care walang proper turn over etc. Next vlog i will discuss everything. lesson sa investors talaga na dapat bumili sa maayos na developer. 2013 preselling stage nasa 140k per sqm ang value ng property that time. Now year 2023 nasa 350k plus per sqm. na. matutuwa ba ako sa Paper gain only? let’s see sa actual kung papano ang rental rate nyan , gawin ng vlog serye yan para may guide ang mga investors abroad.
kaya nga pag turnover ng condo papa check sa inyo kapag may mga kapalpakan di nyo tatanggapin ipapagawa nyo un kaya dapat linawan ang mga mata baka may mga cracks sa mga walls , ceiling at ang flooring din etc etc… napatagal na turnover yan alam ko 2-5months.
@@Tarzana24 regarding sa turn over, wala silang tawag. ako pa gumawa ng way para ma turn over ang unit ko, watch nyo muna full vlog.
So sad to see this this. I also live in a Federal Land condo here in BGC but mine was okay naman overall although I also experienced delay of turnover by 3 yrs. 2016 supposed turnover date but 2019 na nadeliver. Hope you'd be able to fix your issues with them.

Not acceptable na walang proper na paglagyan ang airconditioning system. Isasacrifice yung ilang sqm na space. Malaking lapse yan sa side ng developer.

I invested that condo bec. of the location year 2013 dahil potential tumaas ang value ng property sa area na yan, nasa 100k per sqm lang yan that time. also the previous Project ng developer na nirentahan ko before ( Baygarden Residences year 2011- 2016) ay ok naman kaya ang plan talaga jan sa unit ko is for end use. Pero delayed ang turn-over nila ng unit. Now the value of the property is 350k per sqm na. Sa pag bili ng condo its always the location fyi. Also sa ads nila hindi pangit yan! Kaya nga expectation vs. Reality ang thumbnail. Thanks for watching & stay connected.

I got my first investment sa DMCI,one of the best investment i ever did,great location also.Nag search talaga ako and i compared it sa SMDC i prefer DMCI napaka pricey ng SMDC and maliit cut ng unit nila,pero sa DMCI ang lawak.
Poor quality ang ginamit na material and the condenser for the air conditioning is inside the master bedroom is the biggest mistake of the developer idea of where to put it.. it took the master bedroom space..

actually may advantage din ang late turnover. db ang mga monthly dues and other charges start lang siya pag na turnover na? )eg. mailing, library, electrician, security, janitor for common areas etc)
in my case hindi ok ang late turn over fyi kase nagbabayad na ko ng bank loan with interest rate and then wala pang unit. And yes, mag start ka pa lang magbayad ng association dues kapag na turn over na sayo ang unit mo and thats 7,000 pesos per month.
Grabe lugi nyo na nga po nun kasi 10yrs dpat in 3 yrs lng ma turn over na it’s pra magamit mona or maparent mo pra makabawi ka. I feel bad po sa inyo 😢

Ganyan din ang naging problema ko sa Mango tress residence which I keep paying for whole one yr and no pictures of the unit I was interested on and very hard to contact the customer care , and my broker is ok but the customer care is the problem.. I Have requested a payment history which took me a long time to get.. so I wasted almost two yrs and not one photo of the unit was shown to me especially the corner unit

what made you choose federal land maam? and what made you choose your agent po? as a condo unit investor din po, very disappointing yung unit, pati sa agent na lalake medyo disappointed din ako.

So Sad. I have federaland unit also in BGC, fully paid since 2018, but until now wala pa din sila binibigay na title. Disappointing and federaland.
Kaloka.. Hindi talaga praktikal ang condo. At walang wala ang mga condo developments natin compared sa ibang bansa. Singapore quality for example is top notch! Even Thailand & Indonesia have better designs & qualities. And the delays you experienced are unacceptable.

7.8M thats pre selling price year 2013 fyi. The value of the property is 16M to 19M if you will buy now bec. the location value is higher. and yes without balcony Yan ang design ng building..
Disappointing po ang inyong unit. Anong reason po bakit delayed ang turnover, aside from the pandemic. I feel sorry for you po. Kung gustong mag invest at para masigurado ang turnover ay on time pumili ng Developer.
Hindi ko rin alam reason bakit sila delayed.
