Congratulations! Did Alveo/AyalaLand provided you (as the homeowner) a list of "deliverables?" There are many things to go thru and remember that I think it would've been better if the developer hands over a checklist to homeowners in case something was missed or a question arises later on. One other thing I noticed, the individual who's to turn over the unit to you seems to be in a hurry. He should talk slowly to give you time to digest what's being presented. I think we're all in the same boat as fas as delays in turnover (due to the pandemic); how many months was the delay? Did Alveo/AyalaLand gave you some kind of "incentive" for the delay? At least now, the wait is finally over. You have the key to your unit. A new chapter in your life is about to begin. Congratulations again.
Thank you for your comment. They gave a checklist to sign that everything is turned over so they will not be liable. They did not offer any incentive except that they are still not collecting the monthly dues since the condo is not yet fully finished up to now. The guy has no personal touch compared to those of other developers.
ay alveo land notoriously delay all the time staff incompetence they are not into turning over to you. special documents way way back ward kind of work. no sense of urgency. my advise dont by from alveo a corp. that doesnt hold its employee accountable. an absentee corp. boss associaton.
Its not exclusively with them.i received my Title from Suntrust about five yrs or longer AFTER i fully paid my unit. since, i live overseas,I incurred thousands of $$$$ of phone calls to their landline. Most of the time,I was placed on a long hold .I paid somebody several times to follow it up ,but to no use.He was even a ranked Manila cop. My siblings went to their BGC office several times ,from Bulacan ,to no avail as well. I was understress ,hair turned gray,deep wrinkles appeared and looked much older than my age. On the other hand, I received my Title from DMCI ,just this month,less than a year,after i fully paid it…..Suntrust employees are highly incompetent.Suntrust is a subsidiary of Megaworld.Thanks for the info on Alveo.Wouldnt be surprised,if some of their employees came from Suntrust. Many of them are possibly envious that they couldnt purchase a unit of their own and stuck in their seats, processing docs for others .
So true. It seems that all Philippine developers have their shortcomings. Empire East, also a subsidiary of Megaworld is very slow too. in releasing condo titles. 5 years delayed? Hindi sila tumupad sa contract. If I were you I will review the contract and see if there was a breach in contract, if there was, then consult a lawyer. Kailangan ang mga greedy developer na yan maturuan din ng liksyon. Also, yung window glass ka dudumi. Hindi man lang nilinis bago i-turn over. Hindi ako impressed sa quality ng build lalo na kung presyo ng mga condo dyan ay ka mamahal. Mga over priced.
Oo, 5 long years. Dapat nga nilinis muna nila yung window glass before turnover. Karamihan ng buyers ayaw na magreklamo o magfile ng case kasi waste of time lang at magastos pa.
my unit was delayed and i paid interest on my bank loan, i sought assistance from HLURB and demanded for a refund on the paid interest, and Ayala refunded almost 300k in interest.
Alveo Land was collecting payment in 2018 even if it was not yet RFO since it is in the contract. Had to escalate it to their management and file a complaint.

Part of it is due to the Covid-19 but the other part I can only guess.
Covid! Our got delayed too and we got letters from Alveo explaining the delay.

What do you mean 5 years? No one can get this unit for 5 years? If so, that is not right.

The windows are dirty from the outside. The guy said they do periodic cleaning on all the windows glass outside.
