Thanks Jerry! I know its an old video but to help others too, once you open an escrow do not allow your cash buyers to get another title company. Most of them will insist to use their own escrow because they're paying for closing cost. I had many experiences in the past that new escrow will mess up my deal.

Some closing companies will tell you that a double closing is illegal. But it's not. If an agent tells you this, it's a red flag that that agent doesn't do, or know anything about double closings....Thank you, Jerry for all this info. Going to watch your Double closing video.

Wholesaler becomes the seller after acquiring the contract. We then put money down as an EMD to secure ownership of the contract. This is the money we bring to title attorney. The same process applies after we find buyer, but depending on negotiations, the buyer will put down an EMD. Hope that helps a bit.

@@JetBfly you can get a Gator Lender to loan you the EMD until you assign your contract. They'll fund your earnest money and you pay them back with some interest. Literally, zero out of your own pocket. Gotta build relationships though and do good business. If you close with one Gator, they'll probably fund the EMD for all of your deals moving forward. I pray this gives you some clarity.

I would think you should. If you do research on a title company you'll be more than sure they will get it right. If the seller opens up escrow they won't bother asking if that company knows or would be willing to close a wholesale deal. Could cost you more delays in my opinion.

Here's a question for you Jerry. I am negotiating with an agent and seller. Property is on market. Agent has their own contract that I'm including terms on, but do I include the fact that I need to choose the Title company? It's a little different for me since I'm used to dealing directly with sellers.

But ONE QUICK QUESTION...you said in the beginning that we open escrow and send in our EMD check...but then you said once escrow is open we can go about finding cash buyer to get the EMD. Can the cash buyer pay the EMD directly to the title agency before the COE? Or do I have to come out of pocket the first day I open escrow?
It depends on how you write up your contract. You can have it so the escrow is opened without paying earnest money. You'll have the cash buyer (when you find him/her) deposit the earnest money to the title company.

title companies are market dependent. Get a title company in each market you do deals in.

In my county there is a title company, escrow company and closing attorneys. The title company only does title searches here.
