    I PASSED!!! Thank you so much for these videos as they helped so much! I would listen sometimes on my way to work or on the way back and it helped me retain so much information I think! I took the test over 2 years ago and failed and basically gave up then wanted to try and again and just kept putting it off. Passed my class in July and just now Nov. 30 took the official state exam and passed on my first try this time around! Literally cried when I saw I passed. Again thanks for these videos you are awesome for sharing especially for free!

    THANKS Joe and Stu!!! I FINALLY PASSED MY NATIONAL ON AUGUST 30,2022 (: I don't think I would've passed strictly from my Real Estate Glossary book... Everyone kept mentioning a book in the comments and I took my course online so idk if people had actual books but all I had was a term glossary anywaaaaaays for all my repeated test takers don't give up!
    DON'T EVER GIVE UP ON ANYTHING YOU WANT TO DO IN LIFE AS LONG AS YOU BELIEVE AND PUT THE HARD WORK IN FOR IT. I passed the State portion on the first try and had to retake the National more than 3 times-Let that sink in! And I had close scores every time so Imagine the frustration I felt

    Is it considered steering if you show houses to your client in safe neighborhoods, good-school neighborhoods, or neighborhoods with similar professions? If they ask for it, is it steering? Also, if you are an owner-occupied 1-4 residential unit, does the Fair Housing Act not apply regarding race or is it still prohibited based on the Civil Rights Act of 1866?

      Your first few questions -
      They can direct people to areas based on crime statistics. Criminals are not a protected class. Depends how you are defining “good schools.” I would say that would tend to be an area I wouldn’t touch.
      If you are owner occupied 1-4 family residential you are exempt on a national level from following fair housing, but not the civil rights act, and be cognizant of any state laws.
      It’s a complex question that doesn’t have a clear yes or no….
      What you need to know for the test, what steering is, and what would be ok advertising for a homeowner or agent to engage in.

    If someone out of town call a salesperson about property they own. The salesperson person remember that the area has been rezoned? Is it okay for the salesperson to tell the owner. He is interested in buying the property etc?

      I believe it would be a material fact if the property has been rezoned especially if there is a building on it that is functioning out of the zoning restrictions. So yes disclose!!

      I love EXP, as long as you are disciplined. They have a lot to offer, but you have to be able to really work on your own. I would suggest writing down your goals, and matching them with brokers you are interviewing. I've been with EXP, and have no bad things to say about it at all. It's simply a LOT of training, and opportunities that YOU have to go and find/seek.

      A promissory note is an I owe you/evidence of debt.
      A loan is given by a lender to a borrower.
      After a loan is given to a borrower, the borrower will typically give the lender a promissory note, to serve as evidence of the debt.

    Just wondering, with FHA and MIP can you later down the line if you have better credit and are in a better situation refinance and get a better loan where you don't have to pay the MIP?

      Sure. As long as it’s not an FHA loan.
      For the life of an FHA loan you will pay mip

      You certainly can pay off, or refinance an FHA loan. Depending on state, and terms you may have prepayment penalties

      I believe joint tenancy is when you’re on the title at the same time and tenancy in common is when one person is on the title first and then another person is added on later on. I could be off but I think that’s what it is!
