Marco, great haircut, and what a solid video with 2 impeccably priced homes. I was just on Google Maps looking at airport access from this small medieval town. I like the niche market you are carving out for yourself as we follow 3 other agencies promoting italian properties. Wanted to tell you that your storytelling, edits, and drone footage is spectacular. Your unique value prop with local cuisine is a hit and the general flow of each video also gets 8.5 out of 10. We're cheering for you from Ottawa, Canada. We'll be skiing in the dolomiti in January and following each one of your upcoming posts. You inspire!

Love the Peppino music in the background! Your tours include a very experienced selection of things to point out and things not to spend time on. Benissime scelte. Thanks as usual!

Marco! I made the mistake of watching this as I was thinking of what I could grab to eat. Needless to say, anything that I had in mind paled in comparison to what I witnessed you eat in Italy! When you described the secondo family dish as "like eating a holiday", I felt that, particularly having the honor of meeting "grandma" who invented the dish. Just magnificent. Both homes, incredibly priced, offer inviting, historical havens for a lifetime of memories. Terrific finds. Grazie, Marco! Huge thumbs up as always.
P.S. I decided on 'pizza a la North America' but it just doesn't do it for me anymore. lol.

It's incredible, since in Italy there are at least 1000 Panicales, an incredible synthesis of beauty. When you are in one of these little jewels, every time you feel like you have discovered the essence of the preservation of history and its magic.

I have heard of this town - there is a tv series filmed there called "Signore Volpe". Thanks for the home tours.

You make things so difficult! I was sure I couldn't want to live anywhere north of Puglia. Panicale is where one of my favorite TV shows is set. Signora Volpe is what its called.

Puglia has a lower cost of living, tax incentives to buy, restore and to retire there, and will grant you a retirement residence visa without having to be an EU citizen. It’s obviously warmer and more Mediterranean. It’s a poorer region though and further away from the centre and from the rest of Europe.

Amazing values in Umbria. About 60 minutes away in Castelnuovo berardenga is where I had a 65 m² apartment in an old farmhouse on the property. It had access to a community pool with about eight apartments. It was on an old farm road that could be challenging. In any case, the first property was an incredible value.

That sounds incredible! Umbria is such a beautiful region, and having a 65 m² apartment in an old farmhouse must have been a dream. I can only imagine the charm and character of that place, especially with access to a community pool. It sounds like the perfect blend of rustic living and community vibes

You called that kitchen in the cantina "another kitchen."
Are you counting the pizza oven as a kitchen?
I kept going back and did not see one on what you called the ground floor.
I really like both of these places and the prices are really good for Umbria.
Since I have always been a city mouse, I'd pick the in town apartment if I could buy one.
I wish you'd stop showing your food.
There is absolutely no way I can get anything like that over here and so it is just frustrating to see it. 😂😅😂😅
I am part Italian but have never had any connection to that part of my family.😢
    Ciao, A presto!

depending on the place, the original build was likely for multi-family dwellings, and then in the casale (farmhouses), the bottom floor was oftentimes for livestock, which makes for a nice big space to convert to a living room and kitchen.

There is little job opportunities in the villages. People move to large cities. Also less services..takes longer to commute because most of the villages are in the mountains
