Great video, but the price is still high given how disjointed the various spaces are-not convinced that it works as a single family home, without a LOT of remodeling at substantial cost.
Thanks Steve. It was part of the original castle, so it was probably divided very differently over the centuries. It then became a convent in the 1700s...lots of changes! The point is that for the reduction that has happened, it offers someone a substantial space on a very large parcel of land in a very special location. The value is there regardless of the work to be done. Fortunately the building is in excellent condition, with new roof and no major issues. I lived in a large family home with 2 kitchens all my life, as Italian families often do that. It worked very well and as children, we loved it! Great for visiting family or parties as well! I can see endless opportunities! By the way, we did a previous study for a client on remodelling and the costs weren't as high as you may think! 😃☺

LOL you could make the money selling the fresh pressed olive oil to the USA. People love those olive oil clubs where they get the oil the same week its pressed. They pay large amounts per bottle for that. In the US it's a luxury as most of our oil in the stores is already spoiled and old by the time it gets here. Once you get the fresh stuff you will pay whatever is needed before going back.

They are incredible builders in Italy! That’s why the building are still standing 1000 years later! It’s amazing to think 🤔 modern don’t stand up to the test of time in the same way at all! 🥰♥️😃
This is a fantastic property for $500k, let alone under that price. I'm nowhere near ready to purchase abroad yet but for those of us outside Italy and Europe, are there people who take care of the vineyard and olive grove or does the family do that?

For Tuscan prices in this location it is not overpriced at all. Several agents have done appraisals on this building and all come up with the same valuation. You have to understand the land values, (olive grove included) as well as the square metrage of the home plus its historical value.
No one has hiked up the price. I live in Tuscany myself and the prices have always been higher in certain areas. That’s just real estate and location counts. Many people see this as excellent value for the area it’s in. Over 2000m2 of land with an olive grove, within the Montepulciano vineyard area plus over 300m2 of historic house, is significant.

Valiano is in the Vini Nobili vineyards of Montepulciano which is a 20 minute drive to the town centre of Montepulciano. The same distance from Cortona and Lago Di Trasimeno.

Considering any property this size in this part of Tuscany, fully renovated would easily have 6 zeros in it's price, this is still a very reasonable price for a historical building and land of this size.

For under 500K euro , this property would cost over a million Euro to buy if already restored. By spending even 100K you will then have a historic home worth over a million, with huge rental potential as well. So it’s definitely worthwhile for the right buyer.

The house is lived in now and is totally liveable, however it’s a perfect project for someone who like to create an income from rental apartments. That is what most potential buyers are viewing it as. In such a well loved and strategic location to so many wonderful towns and natural beauty sites, it has masses of potential.

For under 500K euro , this property would cost over a million Euro to buy if already restored. By spending even 100K you will then have a historic home worth over a million, with huge rental potential as well. So it’s definitely worthwhile for the right buyer.

Looks like house needs a lot of work
The house is lived in now and is totally liveable, however it’s a perfect project for someone who like to create an income from rental apartments. That is what most potential buyers are viewing it as. In such a well loved and strategic location to so many wonderful towns and natural beauty sites, it has masses of potential.
