- Here's a summarized version of the press note:
1. Residential plots with approved layout plans for four dwelling units per plot can build up to Stilt + 4 floors.
2. Similar permissions apply to already licensed colonies with approved services plans for four dwelling units per plot.
3. Plots with approved layout plans for three dwelling units per plot can also build Stilt + 4 floors if they meet specified conditions.
4. Purchase Development Rights (PDR) rates are increased for plots larger than 250 sqm.
5. Refunds are available for unutilized PDR. Examples for calculation are provided.
6. Restrictions apply to basement construction and load transfer, unless agreed upon in mutual consent agreements with adjoining plot owners.
7. Infrastructure upgrades will be funded by collected fees from approved Stilt + 4 plans.
8. Each department will establish an 'S+4 Portal' for managing approvals and information.
9. Grievance Redressal Committees will handle complaints related to structural damages, parking, and infrastructure.
10. Enclosing the stilt area after approval will lead to withdrawal of building plan approval or occupation certificate.
11. Unauthorized constructions of Stilt + 4 floors will follow a standardized procedure for composition of offense.
12. The Additional Chief Secretary of Town and Country Planning can issue clarifications as needed.
