    You guys are so right about coaching the agent. About 10 minutes ago, just before writing this comment, I had an agent tell me it would be better to find a deal off the MLS if I want to wholesale. The reason I scheduled the call in the first place is because they described their agency as agents that specialize in working with real estate investors.

    Really enjoyed this episode, a lot of valuable content in here. There’s a house here in Colorado that’s’ ARV is $950,000, I got the agent to work with me and go to bat for me, I came in at $580,000, with a formula of $950,000 x .7 - $70,000 - $15,000. He said he’ll talk to the seller in the morning. Hopefully I get it, improving everyday thanks to you Jerry! 🙏🏻🙏🏻

      @@isaactrujillo2022 I’m under contract right now for $580,000. I’m currently trying to find a buyer for this deal i’ve got a 10 day inspection contingency which ends in 7 days so kind of stressing here. I’ve adjusted my numbers, ARV: 1,000,000 and rehab number: 90,000. 1,000,000 x .75 - 90,000 - 80,000 wholesale fee = 580,000.

    44:23 Jerry!!! 😱 ... You just solved one of the biggest problems I have had in getting into wholesaling in a matter of seconds!
    Which has been the feeling of being dishonest and lying to people by saying things like:
    "I'm a cash buyer looking for a deal" or "I'm looking for my next fix and flip" (when in reality I'm NOT looking to fix and flip, but to wholesale).
    I have been struggling for MONTH to find the right language that is both completely honest and yet doesn't set off any unnecessary alarms 🚨 by saying "I'm a wholesaler l looking to wholesale this house".
    The way you put it:
    “I plan on doing 8-10 deals in this market before the end of the year,” ... and ... “I work with a group of investors in the market that are actively buying for all-cash, I’d love to work with you moving forward”
    ... is the PERFECT wording I've ben searching for. 😲
    You guys are amazing!
    Can't wait to hear more, and I'm really trying to be there with you guys in November.

    Thank you Jerry and Jamil for all the valuable lessons you have presenetd in this videos and the other videos, it takes me literally a day to break down the video and take notes of each and every important script/ information/ FYIs/ things to be careful of. I am in the process of founding a Legal entity to use, as soon as I do my first deal, and have enough to pay the next month rent, I will go full time on this without remorse. I will surely join to be one of your students once I can afford it, my plan is to pull only enough to cover my household essential expenses, live below my means, and consistently dump the money back to the business to scale it exponentially faster than usual.     hey jerry, I'm 18 years old and just started calling agents after learning about wholesale for a couple months. I was wondering how u can make all these calls to agents about listings without actually going in person to see them. If u do go in person to see the listing, wouldn't it take too much time if u have to repeatedly do that?

    I have a quick question with the strategy that Jamil was talking about with the agent. If it’s an expired listing because of price, then how would he/she go for a lower price offer? If so how much lower? I get the concept but confused with the seller taking a cash offer. Please explain. Thanks for the content. You guys give amazing advice and are both flipping genius!! I am also concerned about the Brokerage regulating, or even dipping its hand in every transaction. Curious how to avoid that as a Wholesaler. Could you do a Video on how to use your Licensing to the best advantage and how to avoid the pitfalls of a VestorAgent?

    What do you recommend for learning the basics of a market pretty quickly? then I can delve deeper as I grow in the industry.
