- There are few things which are not covered by the contractor in a contract and eventually you have to suffer because those things are not written in the contract. These are the things which are hidden or ignored in the contract. You have to come up with all the wishlist that you have because you also have to share all your requirements. These are the few things which you have to cover in order to come up with a detailed and robust contract.

AOA.Regards,I am regular follower of your v logs which are very important to build a house.I fully agreed with your contractor issue very log.Irecently suffered about two million loss as contractor received 90 percent payment for finishing goods and then ran away. I gave him contract after his advertisement in daily newspaper as I was in shifting process from Karachi to Lahore. I paid him most of the finishing amount at the time of finishing as he forced to give money for purchase of tiles,wood,electric equipment etc.Then he suddenly ran away leaving incomplete house.I also approached DHA but they also can not take any action against defaulter. I am forced to complete the house after giving money and contract to another person.

I like this talk ..specially,the sub-contracts and workmenship,dilemmas.
My contactor inspite of agreement at beginning,is charging me for RCC walls of covered area,and extra charges/rates for Boundary walls,which he Did not mention in start..Has used Patti shuttering,cheap one,....contractor who is architect Engineer,are mostly here In Peshawar,HAYATABAD, are,property dealers,Car dealers,are giving lot of mental tensions,and black mailing sorry to say,🤔

Yes, Mr Arsalan Ahmed suggestion is supported. Verbal advice may be good in listening but actual learning will be to have two draft contracts one with flaws and other one without any flaws to have comparative analysis.

We will charge you 18% to 20% service charges that's mean project management. My question is whether this contract would be the right decision. Please I am waiting for your reply.
Aoa, aaj kal contractors with material kaam ni kr rhay kion k prices ruk ni rhi materials ki.cost plus main contractor khud ko safe kr leta hay price fluctuation say
Aur cost plus main b main rates 12~15 % ho nay chayen is say zyada nahi

In this scenario client is most of the time responsible as client spends a lot of money on plot,const material,designing(in some cases) but at the time of choosing a contractor he always go for cheap one and cheap one are 99.9% non professional who gets contract at cheap rates and then taking advance money from client with lame excuses etc until a stage appears that client starts to get black mailed from such so called contractors .So in short

i totally agree with you and if the client asks these type of contractors to give all these details, their rates go up as well so if the clients are aware of it they will demand all this. Surely i will do a video soon where we will share what contractors don't like in the clients. Of course you can understand that at times there are some negatives in clients as well

Tried every thing. But Contractor do every thing at his own benift only solution is he should be forced to get a licence ..now one day there is labourer then next day mistry ..then thekidar ....now every body is builder ..this is worst in the market

Sir i think lots of contractors and good contractors are there to work on fixed prices as well. Actually if you ask me, it should be your choice to decide that you want to opt for cost plus model or do you want to go with lump sum model. Secondly, to me 18-20 percent is too high. If i talk of ghar plans we charge cost plus 12% and i think that is the justified profit if anyone wants to execute risk free project.
