Inspite of a comprehensive contract made between the contractor and client still there are loop holes. The more complicated terms and conditions which most of the clients wont understand and will still fall into the contractors trap. The best way is to get an honest contractor.
Absolutely right. This is what i am trying to say in lots of videos but i think even for the reliable contractor you should have a comprehensive contract. The more thorough the contract, the more it will clarify what to use and what not to use. Of course cheater will try to cheat one way or the other and even will violate contract if required

آپ نے جتنی چیزیں بتائی ہیں وہ 100٪ درست ہیں۔ ہم نے 1 جان پہچان والے سے پلاٹ لیا، وہ ایک انویسٹر تھا، اس نے ہمیں ٹھیکیدار مہیا کرنے کی آفر کی اور ہم نے وہ مان لی۔ پہلی بار گھر بنوا رہے تھے تو ہمیں کچھ بھی نہیں پتا تھا کہ کیا طریقہ کار ہوتا ہے۔ ٹھیکیدار سے بات ہوئی اس نے ہمیں کہا کہ 300 rs ریٹ ہوگا، اس میں سارا کچھ شامل ہوگا جو جو کچھ آپ نے ویڈیو میں بتایا اور کہا کہ باقی جیسا وہ انویسٹر بھائی کہیں گے کر لیں گے۔ انویسٹر بھائی سے بات ہوئی کہ لکھ پرت کروا لیتے ہیں تو اس کا آگے سے جواب تھا کہ کیا ضرورت ہے میں کس لیے ہوں۔ خیر ہم نے کام شروع کروا دیا، ٹھیکیدار نے ہمیں بہت ذلیل کیا، صرف 2 مستری کام کے لیے دیے اور جب اس سے کہا جاتا تھا تو کہتا تھا میری بہت مجبوری ہے کچھ دن نکال لیں بس۔ خیر پہلا لنٹر 45 دن بعد اور دوسرا 60 دن بعد ڈلا۔ پورا سال لگا دیا اس نے گرے سٹرکچر بنانے میں، پچھلی جون کو کام شروع ہوا تھا اور اس جون کو ختم ہوا۔ اب جب حساب کا وقت آیا تو اس نے اپنی اصلیت دیکھنا شروع کر دی اور اپنی مرضی سے ہر چیز کا الگ الگ ریٹ لگانا شروع کر دیا، بقول اس کے سیکنڈ فلور کا ریٹ باقی ریٹ سے ڈیڑھ گنا زیادہ ہوتا ہے، اس کے علاوہ باہر کی دیواریں ٹیپ کی ہیں تو وہ الگ۔ خیر ابھی ہم نے اُسے پیسے دینے ہیں، 15 لاکھ مزدوری جا چکی، ابھی بھی 5/6 لاکھ بنائی بیٹھا ہے۔

I cannot comment on the rate as i don't have all the details. These days it is better to make a fixed rate deal with the contractor
