Ok, I don't understand the 'underwater' thing. The house isn't worth what it was -on the market - but if you could make the payment when you financed, and your income is the same so you are still making the payment now, you aren't underwater, until you try to sell it. Don't buy high and sell low. You will be living somewhere, so live where you are. The market will change.
Some people take mortgages with a low rate for 5 years or so and then the remaining balance is due as a "balloon payment". They assume that the home value will increase so they will then be able to refinance the balance. Let's them get more home than they can initially afford...it's a bad idea!
Also there are adjustable rate mortgages which fluctuate with the current market rate. $100k home at a 3.5% rate might be affordable, but when the market rate goes up to 5% you're screwed.

Why is being underwater such a big deal? Just keep making the payments. Houses appreciate. The value will increase.
I'm not an expert, especially n the US property market, but I think it may have to do with property taxes. Those are calcuated as a percentage of the value fo the house, so if you have a big valuable house, you may find the taxes difficult or impossible to pay.
Also, it sounds like winona and her husbnad are in some form of bankruptcy or insolvency - so it may have to do with being in debt?
@@Bazookatone1upside down means the value is lower than you owe so taxes are also low. The tax situation you’re talking about gets worse when they’re no longer upside down
I don’t remember the details of this episode but it matters when you want/need to sell. Maybe you need to relo and maybe you lost a job and can’t make the payments. Being upside down means you’re stuck in the situation without a solution
