Wouldn’t touch a new build unless I built it. If you’re buying a new home hire someone that can do a decent inspection (not a surveyor). Thermal camera on all walls. Check weep holes. Check loft. Check everything.

Also the conversion rate commonly referred to as COP Coefficient of Performance is not as high in the winter when the ambient air temperature is lower and when domestic properties require more heat energy. Finally for most domestic customers the cost of electricity is generally three times higher than gas.

Everyone should go an see Redrow homes in person, they are the worst quality new builds around, everything is done as cheaply as possible, everything is cheap and wears easily even in their so called "show" homes. Dreadful quality, dreadful materials and poor choices made by the team all around.
Everything in life is comparative but contextually in line with your channel's title £695k Redrow is not luxury - though I fully accept that for some, it is. I also struggle - very broadly; multiple criteria vary - with modern box houses being 'luxury'. They're generally thrown up - have a look at multiple media pieces over many years about the inferior quality of modern homes.
