    Another great video. Moving to Summerlin was an easy decision for me and my family. The negatives of living in San Francisco and California in general are far greater than any negatives in Nevada. Love the home I purchased and looking forward to living in the community.

      @@stevenwoo2881 This summer was exceptionally hot. Heat June July Aug is worst but rest of year is fantastic! Sony Picture Studios being built across from us next few yrs so it will get $$$ and very busy here.

    We (my property partners & myself) first entered Summerlin in 2007. Before the market crash. Our townhome was fortunately never undervalued. We sold 10 years later for an expected profit. We rolled that into our current home that until recently was on the far western side of town.
    All of the issues you raise are legitimate for anyone buying. But I can say they are generally “minor”. Yes the HOAs can be a hassle for those not there all of the time. The wind is an inconvenience. But it cost me like $30 to get braded cable and a lock to tie down our outdoor furniture. Our backyard is relatively large in comparison to some of the other communities. We love our home and our location. Even with the critters. (I missed that second mountain lion by about 30 minutes the day that picture was taken. Lol)

    You nailed it. It was the cookie cutter homes on the postage stamp lots with ugly landscaping that kept me out of there

    Summerlin has higher elevation - abit cooler in summers than others parts of town

    Make sure you buy a home where there's a home or homes across from you which will take the brunt of the wind and leave you in the leeward side.

      They do in the newer master-planned communities, they usually last about 20-25 years. Older communities in Henderson do not.

    Have you heard about rattlesnakes in backyards? Or just scorpions and coyotes? They are opening a Reverence part 2?? Ugh nm they are townhomes. Are these guard gated too?

      Yes, the new community that opened in Reverence is called Monument at Reverence. They are condos and there will be a gate, but not guard gated.

    Summerlin is so very pretentious. Everyone there thinks they are VERY important and VERY high class. I got a brand new Toll Brothers home in 2023, 4300sf on over 1/2 acre (26,000sf lot) with a 3 car garage and a 900sf RV garage for 1.6M. It’s located off Buffalo literally a 3 minute drive from South Summerlin. Meanwhile, I have friends that just HAD to be in Summerlin so they also got a Toll Brothers home in Summerlin, they paid 2M and 2.3M for a smaller home (3800sf) on a crazy small lot of 7500sf, and no RV garage and oh by the way, their monthly HOA is $750 per month but hey, they get to say “I live in Summerlin.”

      How do you feel about gated vs no gate for your area? Also, how are you liking your Toll Brothers home on a scale of 1-10???

      @@LasVegasOlgaMoreno My neighborhood is gated it’s just not guard gated. I think guard gates are very over valued. They do nothing to stop break ins and they only serve as a minor deterrent to normal people. They make for very nice entrances that are very visually appealing but that’s about it. Unless you are living in The Summit, paying 120k per year in HOA fees for real security, the “security” you get from a guard gate is just not worth it.
      Toll Brothers does a great job of selecting desirable locations and has great floor plans but the quality of their construction is HORRIBLE!! I own a lot of rental homes in Las Vegas and TB’s quality is the exact same as your average KB Home. Honestly myself, along with most of my neighbors in my neighborhood, along with a bunch of my friends in Mesa Ridge have had nothing but problems with our Toll Brothers houses. I’m talking major issues. Flooring needing to be ripped out, kitchen cabinets needing to be ripped out, every wall being crooked, horrible tile work, major framing issues, pot filler blowing off the wall in the middle of the night, major plumbing issues, cracking foundations, etc etc. I closed on my house in Feb 2023 and not one month has gone by where TB hasn’t been in my house to fix something. They are horrible builders.

      That’s insane! I’m guessing they’re taking care of the issues as it’s under warranty? Still such a headache and inconvenience!

      @@LasVegasOlgaMoreno It was all under the warranty period aside from the pot filler blowing off the wall and all the water damage to my wood floors. But since Toll Brothers didn’t follow the manufacturer’s instructions for installation and since it was not installed to code I was able to get them to cover all the water damage as well. Covering all their screw ups is all well and good but it still doesn’t make up for their horrible craftsmanship. They should not be charging the prices they do. Their end product is absolute garbage. Not to mention all of the lost time and income I have had having to cancel business meetings and business trips so I can be home to babysit their incompetent contractors for the last 18 months. It’s been no less than 25 weeks I have had to be home while they try and fix their screwups. Sad. They are a terrible builder.

    Summerlin is only good to visit Doctors and Lawyers. Houses packed in and you better living like a sardines in a can. Bars are awful. Shopping is OK
