    That Cobalt house # 1 and Sapphire Model # 2 are both my favorite. If I were to choose today I have to pick Cobalt Model! Absolutely 👍

    Loved your video. Am a big fan a Lee WETHERINGTON. Specially the Haven model.
    My question is are the 65 ft lots the only available lots for this builder?
    Which model is your favorite the Haven to the two you showed in this video?
    Is maintnance included with the HOA?

      We are also big fans of Lee Wetherington, as you can probably tell in our video. Regarding lots in Wild Blue, Lee Wetherington is limited to 65ft lots. In Everly at Wellen Park, you can pick your lot based on the footprint of the model you choose - the Haven model is on an 85ft lot respectively. HOA in Wild Blue includes maintenance for the common areas, landscaping and amenities. In Everly, HOA covers maintenance of the common areas and irrigation, but lawn care is up to the homeowner. The area offers excellent services for reasonable prices that offset that caveat.
      Now to the big answer. Which model is my favorite? It's hands down the Haven. Unfortunately, that can't be built in Wild Blue, but it is so elegant and thoughtful in design that it is hard to compete. If I had to choose between the Cobalt and Saphire, I would choose the Saphire. It's a showpiece, and I love entertaining. I can see myself hosting an art exhibit or fundraiser while it still feels like a home. We will happily meet and show you the Haven model if you have not seen the Haven in person.       Wild Blue is nice but not for me. The HOA is too high and I'm not the type to be spending much time in their amenities.
      I really like the Haven. How big are the lots and premiums in Star Farms.

    Can you guys explain to us what encompasses a leaseback on a home?

      Lease backs work a little differently with each builder. Essentially, they sell you the house and then rent it back while they are selling from the model. The price on the Haven in Everly is 3..015M for the home and lot with the furniture package adding $279,500. The final price is $3,295,190. The terms are a 12-24 month leaseback, 12 month initial lease with a seller option to extend. Extensions are in 90 day increments and up to four times. Annual leaseback amount is $150,784, or $12,565 monthly. Hopefully this helps.

      Thanks many people like me didn't understand about leaseback.
      Question so basically you have to pay taxes on the leaseback.
      I saw the Atwater from AR homes and I loved it. Tell me if it was you which one would you pick between the Haven and Atwater? I love that everything is included with AR homes.

      Unfortunately, the Atwater is sold in Wild Blue but the Haven is still for sale in Everly. We are checking with the builder on the tax implications, and we’ll get back with you. I’d also recommend reaching out to your accountant because it all depends if your cash or financing. And also if you intend on it being your primary residence after the leaseback ends.

      We’d still say the Haven is better because it feels more like a home. Although I do like the in-law suite and wet bar in the Atwater. It is hard to resist AR’s “what you see is what you get” way of building their homes. All things considered, we still lean towards the Haven.

      In leaseback, the first year the property is still considered an unimproved property and is taxed only on the lot value. The first year’s rental income is set aside and not taxable. After the first twelve months the remaining exercised extensions are payed via check and considered taxable rental income. Certain nuances that should be discussed with a tax professional can help reduce overall taxation. Hope this helps and let us know if you have any other questions.
