    Everyone keeps saying “Jun is distracted by the cats” but I remember in one of their videos they talked about if they ramble on, the other one will film the cats, because they worry it’ll be too boring for everyone. They’re so wholesome.❤️

    I have gone through the house & land process (I bought land, then had a house built on it) and my biggest tip for you is: be super picky with the land! You want it to tick ALL the boxes, even if it takes longer to get it. I had to wait an extra year or even almost two years to get my land... but I now have a house on land that is perfect sized, has a view over a valley and good parking space which was all within my budget. You can adjust your house as you go, but you can't change your land once you have it. Enjoy the process

      This. Probably the most important aspect of scratch house ownership. Land. A lot of people get swayed in by details and it ends up having a lot of problems.

    Rachel: I feel a bit bothersome to make them (the real-estate agent) keeping working.
    NO, no no no... you are making a major investment. They will get paid when you find what you are looking for. They are earning your payment by assisting your search. You are not their only client. And, all the options and information they provide to you are shared with everyone else they work with. You are NOT bothering them at all. What you and Jun are engaged in, is quite frankly a massive undertaking. Take your time, use your fine judgement, and do NOT accept less than what is truly going to work for you long term.

    This was really interesting! I think I liked the first plot the most. All the others, not so much. Please do another one of your next drive around... I like to look at the japanese country side and imagine that I was going to live there hahaha.

    You will make the best choice by combining your emotional reactions with analytical stats for each plot of land. Create a spreadsheet with columns for each quality (price, size, distance to water, etc.) and emotional attachment (feels homie, lovely view, welcoming, etc.). Collect the same data for each plot you visit. After 5-10, you will both quickly realize what is most important to both of you. This is a method to avoid outweighing analytical decisions with emotional reactions. And it also helps avoid relationship disputes.

      That's a great idea - this is very similar to how my husband and I make big decisions! Helps us be more confident in what we decide and doesn't place pressure on our relationship.

    As an architect, the one I like the most so far is 9:43
    It feels like a quiet place and I like the privacy gained from the neighbors' gabled roofs. I also like that it's close to the pond, where you guys can spend some cool sunny afternoons.

      Yeah, loved the amount of space so you can build something larger and not be cramped. Maybe more rooms so you can have office space to work from home or something.

    Points on checking land, as per my grandfather. Check for troughs, shows water drainage, and possible flooding issues, also could need serious stumps. Look for height of land above sea level, yes tsunami issues. And then the make up of the soil, sand is good for sliding, always build on solid base, ie: rock. Nearby hills, mountains, check for history of land slides, and removal of trees, without the roots land slides can occur. If trees nearby, check age/ condition of trees, check for termites or other infestation of insects. The age of the trees, if they’ll fall down.
    That’s all the ones I can remember. Good luck, hope you find somewhere to call your own.🍾👍🏡

    Btw Rachel, Wood is actually really good for earthquake protection rather than things like pure cement walls because it's more flexible which means it can withstand the moving and shaking of earthquakes better.

      StormBurnX I must agree with Jun, where there is a constant threat of earthquakes and possible tsunamis one should consider higher ground. Away from water courses.
      That house with the plants, very nice, future goals.

    We bought our land (~550m2 for 19M) abut a year ago, and the house was finally finished after 9+ months of building 2 weeks ago, and we've moved in :)
    South of Tokyo in Miura :) Lots of farmland around us.
    Buiding with an architect is fun because when it's your house, every detail matters. I found out I could never accept a catalogue house, too many compromises and not very tight. Ours is a passivhaus, outside is 32C, inside is 25 and when I shut off the central AC, the temperature didn't change at all overnight... :D

      Huuu.. Miura is a great location! I'm renting an apartment in Fujisawa, but currently stuck in Europe.

      @@RachelandJunAdventures I'm sure you will. We spent like 6 months to view 40+ different plots in Karuizawa first, never finding the spot we wanted. Then we just happened to go to Miura and saw 3 plots, and the last one was pretty damn nice and fit the budget.
      Also, if you build a nice house with triple windows and good insulation, noise from outside won't be a problem unless it's right next to the house.

    So happy for you two! Do the maps provide the property’s topography? Elevation, natural contours, and other details that you may not be able to see (soil, groundwater conditions...) can affect the building of your home and the kind of structure that can be built. It can also increase the cost of building if you purchase land that requires a deep foundation. It is very difficult 😕. Research the land carefully before you purchase.

    Hey Rachel & Jun, several years ago I watched a video from a Canadian guy living in Japan with his family who would take nature hikes. One time he came across an abandoned farm, possibly wasabi from the mountain stream that was on it. I think it was in the central west part of the main island way out in the countryside. It was a beautiful area especially if you like nature, the big concern was the abandoned house, tool shed, and the highly dilapatated hydroeletric system - yes this farm was off the power grid. The house and tool shed would have to be torn down, hauled away, and the hydroelectric system would have to be replaced, but the beauty of the area I think was worth it. Good luck on your search.

    We looked for 2 years for a lot and finally found the one... During that time I kept designing and redesigning the house plans .. Actually, it was good that way because after looking at what we thought was a perfect plan we still made changes. Keep looking, keep looking, keep looking......

      I once worked with a guy from Nevada in a project in my country. We stayed at a hotel in a small town. He complained he had a hard time falling asleep because it was noisy and I was like, wha? What noise? 😅

    I absolutely loved that place with the graveyard. If I was going to build a home anywhere, it would be there. I loved the look of the stones they used to raise the land and the graveyard is absolutely beautiful itself. If it was within walking distance of a place to get groceries it would be perfect.

    You might consider taking pictures of the kind of land you're looking for and the type of house you intend to buy. It sounds like to me you're looking for the equivalent of an outer suburb house in the states.

    These plots are insanely small. I'm buying an average city house in Australia in a few months and I think anything under 400 Sq m is tiny.
    It just seems mental that you're probably paying more and getting less than half.
    Japan land prices be crazy yo .

      Less land, I suppose. For what they're paying, you could get twice that land size here in the U.S., but again, we have the space for it. Though that cost can also fluctuate based on where you're living. Touristy areas are, naturally, going to cost much more.

      And these are considered large in Fukuoka! Anything bigger than these and the owner generally splits it into multiple plots to sell (like that section of three houses we showed) because people don't want/can't afford anything bigger.

    Don't be shy, keep looking until you find something you are really happy with.
    When you build a house, it becomes custom to you, so it becomes even more difficult to move than buying a house. It took me 10 months of searching, going every weekend to the new properties that were for sale, before I found what I wanted.
    But it was so worth the wait. Of the ones I thought were ok, only one (lost at auction) was comparable to what I got in the end.

    I love domestic videos like this. I find it really interesting and inspiring, especially since I eventually want to own land with my partner. We still haven't decided if we plan on staying in the US, though. Things here seem to be going kinda wonky and I prefer a more calm environment if I'm going to raise a family.

    I love how Rachel is explaining things but Jun is like cat's!!!! I love it rofl. I'm so not used to that kinda thing where you go to look at land and it's literally a square bit of grass with houses around it. I'm used to land for sale being different shapes and sizes or not being between other builds with a boundary already laid out. I know sometimes it takes ages to buy a house or land to build on, I have a friend who took 9 months to find a bit of land to build on.

    3:06 If you want to have a better time with earthquakes, I'd recommend you to grow bamboo in your yard due the fact bamboo has a higher tensile strength than steel and because of it it's roots really strong against earthquakes

    I kinda love this just for the sheer fact that it was a nice showing of explaining the system, looking at a lot of places, not wanting any of them and yet showing you can do all this work with much less stress than you would think! You see a lot of people really intense when looking for a place (often because they're on a tight time limit) and it eased a lot of my anxiety of buying a house one day just watching this! And of course THE CATS

    Living in Fukuoka was not a consideration for me. When we got married, my wife and lived on the other side of the mountains in Yoshinogari. The commute was worth it for the relative quiet, but that was just our preference.

    Don't go for wants first. Go for what you NEED first. For example, how big do you want the house to be? find a plot that meets that plus if you want a garden, how big do you need that area to be? You'll have to compromise on the wants, but NEVER compromise on the needs.
