I have to ask; how many contractors have you seen? My experience is that the majority of legal contractors are honest and hard working people. It becomes a different story when folks try to hire the guy with the cheapest price. Society and social media tells us that contractors by association are bad people.
We are around. (The honest and nice ones). But most people are sold on the cocky, pushy guys. It’s just a fact of life. Give the calm, silent ones a chance. More often their the ones who can do the job the best, they just don’t feel the need to over sell themselves. But another fact is the best salesmen are the pushy ones. Good luck on your projects.
About 15 years ago I built my garage (32x22x10 tall). Spent about 12K on it, most of that was for the foundation. I don't regret building it for a minute. Best investment I have made on my property. Framed it myself, did siding and electrical myself as well. If you have space on your property,, build the biggest they will allow you to build. Totally worth it.
We had a young couple buy 5 acres next to us, began building their dream home, but due to everything in 2020 and lumber prices skyrocketing, sadly the house has been a frame for over 6mo. The husband is a contractor and wanted to build his own place, but said he can't finish financially at the moment. It's really sad

That's a GREAT price on a detached, 2 car garage. If all contractors were as honest and forthright as you seem to be, we'd probably get rid of 1/3 of pending lawsuits.

I used to work with my dad back in the 70s and 80s doing residential construction in southwestern VA. I went into the Army during the 1st Gulf War and ended up staying in for many years. I always wonder how my life would have been had I stayed in construction. There are definitely times that I miss doing it, but life moves on. I really enjoyed your video. It took me back to simpler times.

I just priced a 20x24 two car garage, no frills, 9ft ceiling, one full door...........$75,000.00. If this guy was in my area I’d build a three car garage with twelve foot ceilings and a car lift installed👍🏼

The mills are the ones doing the price gouging. To pay my taxes, I sell a few loads of logs each year from property I own here in Idaho and am getting the same price I got last year while the prices on most of their products have doubled. This covid thing has been the lumber industries cash cow.

I was a general contractor for most of my adult life. It's great to see another honest, down to earth contractor. I've read that, because of Covid, people are getting caught up on their home improvement projects (since they can't go to their job, they're improving their home). Unfortunately, because of the increased demand for building materials, the prices are getting crazy. A couple of months ago, a sheet of 3/4 inch oak plywood was running about $50. I was at a Home Depot yesterday, and they're past $65. That's about a 30% increase in just a few months. Hopefully, if the covid craziness ever ends, the prices will normalize. Now, if the prices of ammunition will ever come down -- or if the components for reloading your own ammo even become available again, I'll be a happy camper. If I were building this for myself, I would put a second story on it. Somewhere for the in-laws to stay when they're visiting. lol. I wouldn't have to hear my father in law snoring this way.

I live in the south, (Alabama) and if I was going to build a garage or shop, this man would build it, if I could get him to come to the sunny south--I wouldn't care what it cost. I believe he is one of the best, and seems so honest and truthful. And works hard himself !!!!!

I’m in the Fence business and in an email from our suppliers yesterday, they told us Metal for chainlink and top rail are going up a whopping 25%. With wood prices the way they are it’s going to be an interesting rest of the year
30x35 metal garage, was $10k for building, and $8k for concrete foundation. Installation and concrete was all done by ourselves. Wood severely put the garage out of my budget. Was going to be $20k for materials, and alot more labor. Plus the $8k in concrete and gravel. The cheapest garage I priced would be concrete block.
Ken, I just did a 12x11 flat roof for a client... I had to replace the sheathing underneath, and the joists too. The rot was that bad. I was dismayed by the lumber prices. I needed something solid so i put down 29/32 at $50 per sheet. I couldnt believe it. Thank you for this very informative & honest video!
I had a garage building business for years . I never use trusses, I always cut my own rafters ! It's cheaper , better lumber than then the unknown lumber you get from a truss company , you have the option to build a partial or full loft now or later, No storage with trusses , easier to build desired overhangs and pitches. And no waiting on trusses to be delivered ! Retired now , Just my personal opinion ! PS I always picked my own lumber. never ordered a package to avoid some kid in a lumber yard picking out unusable lumber that you wouldn't buy if you were standing there. That was one of my selling points to a potential customer !

Twenty years ago that same garage was less than ten grand. Siding was thirty dollars a square and two x four studs were a buck fifty. My, how times have changed.
Nice video. Last year I wanted a 26 x 35' garage built. I'm retired and it was to be my tinker/hobby area. The size was the largest permitted by local code. Here we need 36" deep footings. I got a price for the concrete work from a reliable contractor. 6", 3500#, #4s @ 2' oc both ways with 12" sub wall. Price was what I expected. I went to get a permit for a typical 2x4 framed building with 4" fiberglass insulation and fire code sheet rock. I got turned down. Can't have insulation or any form of heating or cooling. This winter it got down to -29F. Not going to hobby work in that. Screwed by government, again.

Beautiful work! Only thing I do different is stick frame roof for extra storage, plus because oldschool framers are a dying breed so I try to teach it to as many young people as I can. Great video
Can you start posting videos showing framing techniques? I’d love to learn more about framing roofs. It can get complicated trying to figure out the bird mouth cuts, etc. I would definitely watch and will subscribe should you ever post any. Thanks
It really depends upon where you buy you the materials. Prices are gone. I would go to the main source lumber yard. Right now steel buildings are cheaper. Myself have done a lot of research and I know I could do a 32 by 70 out of steel or would and be pretty happy with the work.
I had built a 24x30 steel building for my garage. 5 grand for the slab and 5 grand for the building free delivery and set up for the garage .ten grand done. That was in 2020.now steel buildings are not for everybody but when you have limited funds it’s a definitely a cheaper alternative.
I feel that is a fair price to both contractor and customer, all with a great end product. If you were in my area I'd hire you for my upcoming garage/addition project.
Great video! I've rarely seen a subject so clearly and honestly described. I definitely hear you about the outrageous price increases in wood products in the past several years. I built an 8 x 16 playhouse for the grandkids (completely finished with insulation, wood paneling & electrical) when 8' 2 x 4s were $2.50! It's double that or more in just 3 years. I really want a heated garage here in my Minnesota winters for doing projects when the thermometer has trouble getting up to zero. Again, loved your informational video. Short but very much to the point.
I really enjoyed this video. Guy is fairly calm and often times contractors spend 5-10 minutes trying to act as if theyre better than others. He just kept focus on his work… i really like this vid.
WOWW. This was eye opening. I asked for an estimate to add just a 12X24 shop addition to my existing 24x24 ranch style garage a year ago. His estimate for that at the old prices was almost $24,000 !!! And that was without the concrete work that he sub-contracts out. So I opted to do the build myself and even with the concrete work it cost me under $10,000 total for materials which also included insulation and wiring. I had the time, and it was worth it to just put other projects on hold while I built my woodshop myself. And I had fun doing it.

In Canada maybe ... hes quoting 3x for a sheet of osb, here is $90 for 1 sheet of osb. So you could easily double if not triple his quote. Another comparison he quoted $5.53 for 2x4 8ft are $10.98 in Edmonton, AB (8.71 USD)

Just built a 50x100x16 pole building in Ohio. Fully insulated and interior liner paneled. I had about 25k in site prep/gravel due to grade change and 4" 4000PSI floor, 200 amp service with (16) high bay LED's, (1) 10x10 and (1) 12x14 doors with (2) man doors but total came in about $125k. It will never be cheaper than now to build a building. Lock in NOW
$8 for a 2x4 stud made me stop my cabin build. I'm now going to build a 30x60 metal building. I got to add about 2ft of fill on 1 side of property but should work nicely. R panels are still $1.99 a linear foot so no increase yet. Well back to work.
I built mine myself 18 years ago cost about 10000 with insulation and drywall can't believe the inflation that has occurred, feel awful for young people trying to get started.
The guy that is building our 28x30 pole barn right now is available to us because two other customers cancelled due to lumber costs and are going to "wait until the prices come back down". I have never seen a company lower their prices for anything after it has already gone up. They may be waiting awhile. I enjoyed watching a stick frame building going up and find it interesting that you have in some ways made it kind of modular in that you pre-fab the walls. Cool idea and I always wondered why more companies don't do that. Sort of a hybrid design and once you do a few of some basic sizes you can really streamline and become very efficient. More importantly you can confidently provide an estimate knowing exactly what your costs will be. No surprises and super fast. Nice job Ken.
I built my garage back in 2010-ish. It’s a 600sq ft, 11.5 ft high ceiling beauty with vinyl siding and asphalt roof matching the house, 18x10 garage door, etc. Back then, I spent close to $14k on materials only.

Great video Ken. I have been in construction for 25 years and its great to see someone breaking down the process for people to understand. Especially the discussion on material costs. I am new to your channel so I have not see more of your videos but it would be awesome to see your take on bidding. Nothing to detailed just something like this vid that helps folks understand all the costs and risks you have to account for in a proposal. This might help people understand why the cost of something is so “high”.
I recently remodeled a bath in my home. It was a complete gut. I had trouble finding qualified labor. The expensive tile was poorly installed. 8 years ago it cost me 15k. I live in a big city. It is a pleasure to watch professionals work. Very fairly priced. Best of luck.

I have a DIY book from the 1970's, it shows how to build a 2-car garage similar to this, price at the time was around $4000....

Price of lumber is still crazy. For a recent interior project (a wall), I ended up using steel drywall studs.

Dang, so you cant even use spray foam insulation?
Then get it inspected with open walls and when they’re done inspecting it add your insulation. They signed off on what they saw and you get insulation

It really depends upon where you buy you the materials. Prices are gone. I would go to the main source lumber yard. Right now steel buildings are cheaper. Myself have done a lot of research and I know I could do a 32 by 70 out of steel or would and be pretty happy with the work.
I had built a 24x30 steel building for my garage. 5 grand for the slab and 5 grand for the building free delivery and set up for the garage .ten grand done. That was in 2020.now steel buildings are not for everybody but when you have limited funds it’s a definitely a cheaper alternative.

Great video! I've rarely seen a subject so clearly and honestly described. I definitely hear you about the outrageous price increases in wood products in the past several years. I built an 8 x 16 playhouse for the grandkids (completely finished with insulation, wood paneling & electrical) when 8' 2 x 4s were $2.50! It's double that or more in just 3 years. I really want a heated garage here in my Minnesota winters for doing projects when the thermometer has trouble getting up to zero. Again, loved your informational video. Short but very much to the point.

I really enjoyed this video. Guy is fairly calm and often times contractors spend 5-10 minutes trying to act as if theyre better than others. He just kept focus on his work… i really like this vid.

WOWW. This was eye opening. I asked for an estimate to add just a 12X24 shop addition to my existing 24x24 ranch style garage a year ago. His estimate for that at the old prices was almost $24,000 !!! And that was without the concrete work that he sub-contracts out. So I opted to do the build myself and even with the concrete work it cost me under $10,000 total for materials which also included insulation and wiring. I had the time, and it was worth it to just put other projects on hold while I built my woodshop myself. And I had fun doing it.

19,000 dollars is Dirt Cheap for a garage that size
In Canada maybe ... hes quoting 3x for a sheet of osb, here is $90 for 1 sheet of osb. So you could easily double if not triple his quote. Another comparison he quoted $5.53 for 2x4 8ft are $10.98 in Edmonton, AB (8.71 USD)
Sure is, I just did a basic basement finish, about 24x24 as comparison, no plumbing and was just shy of 18k.
I was thinking around $14,000 to do 24X36 garage ..looks like its not happening...with some DIY and piece meals..

Just built a 50x100x16 pole building in Ohio. Fully insulated and interior liner paneled. I had about 25k in site prep/gravel due to grade change and 4" 4000PSI floor, 200 amp service with (16) high bay LED's, (1) 10x10 and (1) 12x14 doors with (2) man doors but total came in about $125k. It will never be cheaper than now to build a building. Lock in NOW
$8 for a 2x4 stud made me stop my cabin build. I'm now going to build a 30x60 metal building. I got to add about 2ft of fill on 1 side of property but should work nicely.
R panels are still $1.99 a linear foot so no increase yet. Well back to work.
Man for $20k I'd build one in a heartbeat. Now I just need to buy a house

I built mine myself 18 years ago cost about 10000 with insulation and drywall can't believe the inflation that has occurred, feel awful for young people trying to get started.

The guy that is building our 28x30 pole barn right now is available to us because two other customers cancelled due to lumber costs and are going to "wait until the prices come back down". I have never seen a company lower their prices for anything after it has already gone up. They may be waiting awhile. I enjoyed watching a stick frame building going up and find it interesting that you have in some ways made it kind of modular in that you pre-fab the walls. Cool idea and I always wondered why more companies don't do that. Sort of a hybrid design and once you do a few of some basic sizes you can really streamline and become very efficient. More importantly you can confidently provide an estimate knowing exactly what your costs will be. No surprises and super fast. Nice job Ken.

I built my garage back in 2010-ish. It’s a 600sq ft, 11.5 ft high ceiling beauty with vinyl siding and asphalt roof matching the house, 18x10 garage door, etc. Back then, I spent close to $14k on materials only.

Great video Ken. I have been in construction for 25 years and its great to see someone breaking down the process for people to understand. Especially the discussion on material costs. I am new to your channel so I have not see more of your videos but it would be awesome to see your take on bidding. Nothing to detailed just something like this vid that helps folks understand all the costs and risks you have to account for in a proposal. This might help people understand why the cost of something is so “high”.

I recently remodeled a bath in my home. It was a complete gut. I had trouble finding qualified labor. The expensive tile was poorly installed. 8 years ago it cost me 15k. I live in a big city. It is a pleasure to watch professionals work. Very fairly priced. Best of luck.
When clients complain about the increasing costs of lumber, I always tell them, "Hey, this stuff doesn't grow on trees!" Nice job, nice video.
