      I have to ask; how many contractors have you seen? My experience is that the majority of legal contractors are honest and hard working people. It becomes a different story when folks try to hire the guy with the cheapest price. Society and social media tells us that contractors by association are bad people.

      We are around. (The honest and nice ones). But most people are sold on the cocky, pushy guys. It’s just a fact of life. Give the calm, silent ones a chance. More often their the ones who can do the job the best, they just don’t feel the need to over sell themselves. But another fact is the best salesmen are the pushy ones. Good luck on your projects.

    We had a young couple buy 5 acres next to us, began building their dream home, but due to everything in 2020 and lumber prices skyrocketing, sadly the house has been a frame for over 6mo. The husband is a contractor and wanted to build his own place, but said he can't finish financially at the moment. It's really sad

      Prices are slowly going back down. HE should've got a bank loan for the build and bought his materials when prices were cheaper.

    About 15 years ago I built my garage (32x22x10 tall). Spent about 12K on it, most of that was for the foundation. I don't regret building it for a minute. Best investment I have made on my property. Framed it myself, did siding and electrical myself as well.
    If you have space on your property,, build the biggest they will allow you to build. Totally worth it.

      In Canada maybe ... hes quoting 3x for a sheet of osb, here is $90 for 1 sheet of osb. So you could easily double if not triple his quote. Another comparison he quoted $5.53 for 2x4 8ft are $10.98 in Edmonton, AB (8.71 USD)

      Sure is, I just did a basic basement finish, about 24x24 as comparison, no plumbing and was just shy of 18k.

    That's a GREAT price on a detached, 2 car garage. If all contractors were as honest and forthright as you seem to be, we'd probably get rid of 1/3 of pending lawsuits.

      I built mine myself 18 years ago cost about 10000 with insulation and drywall can't believe the inflation that has occurred, feel awful for young people trying to get started.

    I have a DIY book from the 1970's, it shows how to build a 2-car garage similar to this, price at the time was around $4000....

    The mills are the ones doing the price gouging. To pay my taxes, I sell a few loads of logs each year from property I own here in Idaho and am getting the same price I got last year while the prices on most of their products have doubled.
    This covid thing has been the lumber industries cash cow.

    I love how this video is put together. I'm not in your area but if I was I would hire you in a heartbeat! Yes prices on everything have gone crazy... BUT.. $20,000 for a 24x24 finished setup like that by professional builders that give you piece of mind.. well worth the price. And all I have to do is watch it come together! Yep sign me up

      I just priced a 20x24 two car garage, no frills, 9ft ceiling, one full door...........$75,000.00. If this guy was in my area I’d build a three car garage with twelve foot ceilings and a car lift installed👍🏼

    I was quoted 55K for a 16x24 garage in MA and nearly lost my mind! Nothing fancy basic site prep, single door 7 pitch roof to match a Colonial style house. Think Code here requires 4ft frost wall foundation. But other than that It hurt to even see. I’m still looking for a contractor.

      Hete in texas the ply wood is around 60.00 a sheet. Osb is about 45.00 a sheet. Rediculus. I cant finish my house until prices go lower.but they will never be like it was before.they raised prices to see how much we would not pay. I figure they will drop prices around 10 or 15 dollars on plywood and a couple dollars on boards.

    30x35 metal garage, was $10k for building, and $8k for concrete foundation. Installation and concrete was all done by ourselves. Wood severely put the garage out of my budget. Was going to be $20k for materials, and alot more labor. Plus the $8k in concrete and gravel. The cheapest garage I priced would be concrete block.

    I would never have believed a 2×4×8
    Would go for 15.00+ dollars. Which they hit here for a while.
    They have since come down.
    But sad to say they will never go back to pre man made disaster prices.

    Just built a 50x100x16 pole building in Ohio. Fully insulated and interior liner paneled. I had about 25k in site prep/gravel due to grade change and 4" 4000PSI floor, 200 amp service with (16) high bay LED's, (1) 10x10 and (1) 12x14 doors with (2) man doors but total came in about $125k. It will never be cheaper than now to build a building. Lock in NOW

    Nice video. Last year I wanted a 26 x 35' garage built. I'm retired and it was to be my tinker/hobby area. The size was the largest permitted by local code. Here we need 36" deep footings. I got a price for the concrete work from a reliable contractor. 6", 3500#, #4s @ 2' oc both ways with 12" sub wall. Price was what I expected. I went to get a permit for a typical 2x4 framed building with 4" fiberglass insulation and fire code sheet rock. I got turned down. Can't have insulation or any form of heating or cooling. This winter it got down to -29F. Not going to hobby work in that. Screwed by government, again.

      Then get it inspected with open walls and when they’re done inspecting it add your insulation. They signed off on what they saw and you get insulation

    I used to work with my dad back in the 70s and 80s doing residential construction in southwestern VA. I went into the Army during the 1st Gulf War and ended up staying in for many years. I always wonder how my life would have been had I stayed in construction. There are definitely times that I miss doing it, but life moves on. I really enjoyed your video. It took me back to simpler times.

    I feel that is a fair price to both contractor and customer, all with a great end product. If you were in my area I'd hire you for my upcoming garage/addition project.

    It really depends upon where you buy you the materials. Prices are gone. I would go to the main source lumber yard. Right now steel buildings are cheaper. Myself have done a lot of research and I know I could do a 32 by 70 out of steel or would and be pretty happy with the work.

    I’m in the Fence business and in an email from our suppliers yesterday, they told us Metal for chainlink and top rail are going up a whopping 25%. With wood prices the way they are it’s going to be an interesting rest of the year

    I had built a 24x30 steel building for my garage. 5 grand for the slab and 5 grand for the building free delivery and set up for the garage .ten grand done. That was in 2020.now steel buildings are not for everybody but when you have limited funds it’s a definitely a cheaper alternative.

      Most contractors “most” are honest people. And most have a expiration date on their contracts guaranteeing price for X amount of days.

    Price of lumber is still crazy. For a recent interior project (a wall), I ended up using steel drywall studs.

    Twenty years ago that same garage was less than ten grand. Siding was thirty dollars a square and two x four studs were a buck fifty. My, how times have changed.

    $8 for a 2x4 stud made me stop my cabin build. I'm now going to build a 30x60 metal building. I got to add about 2ft of fill on 1 side of property but should work nicely.
    R panels are still $1.99 a linear foot so no increase yet. Well back to work.

    I built my garage back in 2010-ish. It’s a 600sq ft, 11.5 ft high ceiling beauty with vinyl siding and asphalt roof matching the house, 18x10 garage door, etc. Back then, I spent close to $14k on materials only.

    I built a 24x24 in 1994. cost 5,000. 10ft walls. 7.50 for a sheet of 1/2, 2.99 10ft 2x4, 58yd concrete, t-111 15.00 a sheet. on and on. went to buy treated wood for a small 16x8 covered deck recently and spent 4000 on material. Good God man. CRAZY!!!! nice place.

    Nice job but I built my 854 square ft. Metal garage slab, drive way front side walk, wired, and insulated 15' ceiling. Center peak sky light, walk door and 12 ft. Single garage door for 20 grand.

    Used to be in construction, Yea lumber is crazy, but that's still a good price! Especially with the concrete included. I thought it would be double that with labor...it would prob cost me the same even if i did the labor in my area

    Volatile is No Joke. That old $2 2x4 is now $6, half inch plywood is now closer to $40 a sheet. And labor, with minimum wage going up to $15 an hour, your general contract who was happy with $20 or 30 an hour will be moving to $35 an $40 an hour if they haven't done so already....DIY is then your next option since materials might be 1/3rd the cost without the slab in consideration, but between the time investment and the inspection red tape, you MIGHT cut the cost in half at most. And thats if your neighborhood allows such construction...
    What a time to be building anything.

    Thanks for all your content Ken, you and your crew seem like a well-oiled machine. I also appreciate the attention to cost. That being said, the doors, windows, siding, and roofing can swing the total cost of the building by 50% easily. Even just the difference between T1-11 and sheathing/vinyl is significant. I have not watched all your videos exhaustively, but this is still the major issue when discussing cost with clients in my experience. "If Ken's Karpentry can make a garage this size for $X, why is my custom design with 6 windows, two man doors, insulated roll-ups, shingles, PVC trim, and composite siding twice as much?" I'd love to see you break out the same building finished Economy vs. Premium. Keep up the good work.

    Even with lumber prices bloated its still not a bad price for a 24x24.
    Man I hope lumber and materials come down, I cant belive people are paying more for lumber and doing these projects, its just too much extra money.
    The customers feel cheated and or contractors giving away work
    You do good work.

    I had a garage building business for years . I never use trusses, I always cut my own rafters ! It's cheaper , better lumber than then the unknown lumber you get from a truss company , you have the option to build a partial or full loft now or later, No storage with trusses , easier to build desired overhangs and pitches. And no waiting on trusses to be delivered ! Retired now , Just my personal opinion ! PS I always picked my own lumber. never ordered a package to avoid some kid in a lumber yard picking out unusable lumber that you wouldn't buy if you were standing there. That was one of my selling points to a potential customer !

    I'm building a 22' x 36' shop/garage, and while it is a bit more complicated and larger than this one, so far the concrete work and permits alone have cost me at least $20,000. I'd say that $19,000 give or take is a GREAT price for that garage.

      My shop is 24x30 with a 15x30 lean to for a total area of 34x30'. Concrete work cost me $9200, but I live in the country so no permits needed. The metal building itself was about $18k

    2021 and pricing is so ridiculously high priced on everything now at your local Lowe’s and other places. It’s really sad but we’ll lumber companies gotta gouge covid pricing for all.

    It's rare to see up front pricing in these type videos, most want you to call for estimates then they bug you for the next few years even after you used another contractor to do the job.

    With No. 2 2x4 being over $1200/1000 you might as well buy gold. Do yourself a favor, if you need a garage, wait a year.

    Not bad at all. I built mine 24x24 before Covid when lumber price is normal. It’s attached garage and it’s on site rafter not trusses and it’s about 15000 with hardie board

    Boy if I could get a new garage here in Illinois for $19,000 I'd sign a contract right now. It's around 40,000 here.

    10:26 24x24, 2 car ranch style garage is ~20k, not including excavation or permits.

    I personally don’t understand when people give a thumbs down! I think they’re just mean SOBs angry at life I hate themselves I hate their wives I hate their dogs I can’t take any enjoyment out of watching a video of people doing things that they are in capable of doing in this case build in the garage I personally was impressed if I was to have a garage built I want the works I want the insulation I want the inside fix stuff I want batting in the roof rafters and make room In the roof rafter for storage with a drop-down ladder 🪜
